We’re looking at a house that’s about 85’ wide 80’ deep house. (Colonial) The lot is 120’x200’
-city here in NC requires 20’ total easement on sides and 20’ from street. We’re worried we won’t have a backyard or able to do side garage.

Could you make a video for 2023 about building a home (custom or semi custom (modifications to already made plans) we are in Pennsylvania and want to know roughly what it may cost and time it may take with issues going on currently.. shortage of labor.. building costs.. builders backed up … I want to know how long it usually will take to build a very comfortable sized home for a family of 4 ( 3,000 -4,000 square feet )… we were considering buying a piece of land and building vs buying a house and building later. We fell in love with a house that was already made .. but it had concrete blocks and I was told by someone I know who is in construction that concrete blocks aren’t the way you should build and to walk away from the house bc there was moisture… we are waiting to hear if there’s a exterior moisture barrier but is poured concrete vs block concrete much better for a basement foundation? Assuming some waterproofing was done etc.

We just got quoted $240/per sq feet for custom home in NC. I was a little surprised. We are going with poured concrete though I heard it’s hard to find people to do it so you might be waiting!

At what point should you get a home inspection during the building process?

I would definitely get two inspections 1) before insulation after MEP's are installed and 2) at completion. These would be the best times for inpections. Some people like to pay extra for a pre-pour foundation inspection, which is a good idea as well.
