Not what I was thinking when you said Barndominium in the description. That said it is still quite a deal. The acreage alone gives it tons of potential. Immediately thinking gut it and remodel, but it would be totally worth it.

    He super padded that bill!
I had a contractor come look at putting a Steel Roof on a 12x24 Workshop. He gave me a price of $4,000 for both Supplies + Labor for total of $8,000. Told him to forget it.
Got a tip from the neighbor for another neighbor to do the job. Picked him up & brought him over. He said $200.00 for labor + Supplies, they cost $1,388.00 for a total of $1,588.00. I had him do it!

Hi Josey Earp, I have been doing this long enough - when you get something outrageous like that they either A - don't know how to do it. B - don't like to do it. or C - just want to steal from you without a gun. So happy for you you found a decent guy to do the work. The other guy should be stoned to within an inch of his life...

I had a similar situation with my contractor for doing electric in my basement (we were finishing it a piece at a time about 10 years ago) - we had a quote for $6900 for outlets, can lights and a 220 run for a range - I thought it was a bit high and figured whatever the materials were and double it for labor. I was very careful to include like quality materials but at "retail" prices (used numbers off of a big box home improvement store's website) I came up with about $1800 for materials (so then about $3600 all in) and figured the electrical sub could get better prices as they buy at discount. My contractor said that he would estimate the costs to see if it was in-line with the sub's numbers - he came up with $5800 - I asked to see his math - we never heard back from him and that was the last job he ever quoted for us. I understand why contractors and trades folk do not want to itemize a quote because people have a tendency pick it apart but you have to be willing to "show your homework".

      @Scotty_in_Ohio 2 года назад

@@BradSimmons I've run into "B" a lot and a fair amount of "A" - fortunately, never "C" - the contractors I've worked with in the past realize that the gravy train ends if the shenanigan's begin and that my checks always clear ;-)

Brad this is part2 of my future home. In the backyard I would have a very large garden. That's the main reason for having the John Deere. First I would use my auger to drill holes for the fence line for the garden, and the drill holes for my animal pen. The animal pen would have two sheds, one for there lodging and the others r to keep there feed dry. Bags of feed and hay for there bedding and food. A few cows for fresh milk and for beef and veal. Plus a few pigs for pork. Buy them at a young age a let them have a great life. No stress. Yes, there would be a chicken coop, we all love eggs. When we take a animal to the slaughter house, the next day we replace them with a young one. Some of the veggies would be canned and stored in the basement. Yes, my mom taught me very well. I still have her sewing machine. Plus I took all those girly classes in high school. Can Brad use a sewing machine to hem a pair of pants or make a pillow for your dogs. Now for my attachments. A auger to drill holes. A backhoe to make ditches to bury water lines to the garden and the animal pens. A bucket to haul the cow crap to the garden. Nothing like smelling fresh cow crap after a slight rain. A tiller for turning over the dirt in the garden. A log splitter to split fire wood and wood for the smoker. A conveyor belt. Since I have a bad back. Split wood from the trailer to the conveyor belt to the rear deck of the house, the railing would open up like a gate just for this. Then stack it into racks on the covered deck. The to drive into the basement with the Argo with the trailer. That's why I have double doors. Then to stack the wood in the basement for the fireplace in the man cave and in the home. Then taking some into the garage for more storage and for the pot belly stove. A blade to remove snow from the cement driveway. Then switching to a snow thrower to clean up the main drive to the main street. Then using a drop spreader to lay down a mix of salt and sand. And a mower deck to keep the yard clean and sharp looking. The Argo would also be used for trail riding thru the woods and looking for dead trees to cut down for firewood. Plus if I am lucky enough to have a creek running thru the property, I would setup a sluice run and look for gold. I know there's gold in your creeks. Extra free money. There would be plenty of signs posted around the property. I would have a shot gun loaded with rock salt. Plus a 30/30 just in case of zombies. Ora large wild animal thinking about a free meal. We all must be ready. Yes, I have a CWL and I carry a Glock model 22. That's a 40 caliber with two extra mags. Used to carry a colt stainless steel hold up nation match 45. It was getting to heavy so I retired it. Might even sell it for the right price. But thats my home. One day Brad. If you see a 7'3" tall man getting out of a Inferno Orange Toyota Tacoma you know it's me.

Brad, my perfect home. Even you would like it. Just picture it in your head. First of all you can't see the house from the main road. There are twists and turns to block the view. The house sits up high on a ridge. So if there is a great flood, my house will be safe. The driveway from the main road will be gravel, then the last 100' will be cement. There will be a circle, so you don't have to back up. The 4 car garage will have a cement poured floor. The first two garage doors will be single doors with a opener. The last door will be a double garage door also with a opener. On the back of the garage will be another garage door. That door will open up to another 50' cement slab. There will be two garden hoses by the garage door. One cold and the other hot water. That way you can rinse off the snow from the snow thrower and the John Deere tractor. The cold water would be used to rinse off the dirt from the other attachments that will be parked in there proper place. Also the garage floor would be painted. The garage will have a slight tilt to it so the water can go down the drain running down the middle of the floor. On the far wall would be a nice wooden work bench made from wood but have a metal top to it. Then my craftsman roll around tool box, then the air compressor with air lines to the work bench and then to the front area connected to a hose reel mounted on the wall. Just in case my truck needs air. There would also be a bathroom room in the garage with a used washer and drier to wash shop rags. And a small wood burning stove for heat on the winter. From the side door there would be a long ramp going into the house. Only because I spend a lot of time in a wheelchair. I don't walk to much. The ramp door would open into the dinning room. The main house is a single story house with a full basement. My parents are like you and me. Nothing beats a thick cement poured walls. At least 8 inches thick with rebar in them. 2/3 if the basement would be for stainless steel storage racks along the walls. Also two large chest freezers. One for beef and the other for pork. Then one more for tv dinners, pot pies, bread and veggies. A washer and drier, the heat pump and a large fiberglass wash sink. On the back wall would be a double door leading outside under the deck. There would also be stainless racks to store the wood for the fire places. One in the man cave and one upstairs. There would be a covered deck around the house. The roof would be a metal roof. I love that sound when it's raining. There would also be a wheelchair ramp going up to the front doors. Those would be a double door. Easier to bring in the large stuff into the house. Once inside the front door you would be in the living room. A sofa, two chairs and a tv. Nothing fancy. Then there would be a large fire place facing the hallway of the house. Next to the fire place is the door to the garage and then a large wooden table. With a large window in the living room. A window by the corner of the dining room and a window looking out to the back yard. Then a door going out to the covered patio. The would be my smoker and a gas grill, a picnic table and a small frig. Now coming in the back door looking to the right would be a high counter with a wine cooler under it. Then going into the kitchen all the cabinates would be wood with a granite counter top. A window above the sink with a ledge to from some herbs. And under that to the left would be the dishwasher. There would be a sliding door that opens up to walk in pantry. On the other side of the kitchen would be the microwave and then the oven in the wall and then the stove with a vent above the stove. And then a area for the Expresso machine and coffee machine. Then there are two buttons on the wall, a small dumb waiter elevator is there. Now we are walking out of the kitchen. Making a u turn. Walking down the hall, first door on the right is a small bathroom. A sink and a hopper. The nextdoor is a small bedroom with a closet and a full bathroom with a shower, no tub. Then the nextdoor is master bedroom #1. This bedroom has a foggy window in its bathroom with a very large walk-in shower with a bench built in. A hopper and a sink. With a one way window looking out to the back yard. And a large walk-in closet. After that is other small bedroom with a small bathroom in it. Now the room facing the front of the house. Master bedroom#2 would have the same set up but would have a very large whirlpool tub in it. Then a computer room. And then the last door in the hallway. This door will only open when the elevator is up. This elevator is for me and my wheelchair or scooter. This leads down to the man cave. The man cave has a big screen tv mounted on the wall, my old school stereo system with a full bar, sink, frig and microwave. And my gun safe. Yes, I would have two different types of draft beer. Also, there would be monitors in the man cave, kitchen and both masters. Each monitor would be a button built into the rack to open the gate. There would be a sign at the beginning of the driveway. Private driveway. No room to turn around. If UPS or FedEx shows up they would need to be buzzed in. The gate will open automatically when you leave. But that's my house. There would also be signs on the driveway. Trespassers will be shot. Survivors will be shot again. It only takes one fool to spread the word. Or one fool backing in reverse with twists and curves. Would be a pain to have to call a tow truck, and have your stuck car on private property. Teens learn the hard way.

Hi Karen Kolbinsky, we are just fine. a couple hours away. the ground is so steep there, its hard to build on a hill, so being next to a river, creek or holler makes it tough... high and dry is the name of the game when building for sure.

Will they finance just land in those parts of Kentucky, i know some places it’s very hard to finance just raw land? Would love to have a recreational property up there, I’m currently in Florida and would like a place to go on vacation to relax.

Great video, Brad! 🎉As long as the deer 🦌 and cows 🐄 stay in their lane, we’d have no problem. 😉 What does it for me is the land & being away from tons of people.

Another interesting property Brad........But I just watch your videos for the jokes..... I took my wife out to the cemetery, and I got really worried. All of the sudden Seri interrupts my music to tell me that my final destination is on the left.

Curious at 13:19 the door is like 11/2 inches at the frame and like 1/4 of an inch off the floor while open.
    What I would do?
    1. Greenhouse
    2. Fruit orchard or vineyard
    3 Solar
    4 rain capture
5 and hopefully not too soon after get buried here. lol
