Hmmmm, interesting price point for a home that looks dated on the inside. Nothing looks luxurious for that amount of money they're asking for, even though its negotiable.
It looks like a basic home 🏡 design. The home would need to be renovated with up dated bathrooms/kitchen, newer appliances, better windows, & remove all of the old (brown) wood trim throughout the house, it's not aesthetically appealing (it cheapens the home look design).
I think the price point is fair considering the location. You are always free to update what you see fit but I take your point. Thank you.
I agree! I really think the ghana housing market is missing the meaning of high end modern. Keep it neutral that’s the best way. The buyer can always add their own stamp from neutral colours.
I have commented before on other channels Ghana developers are thinking people are going to pay western\ America prices for a BASIC house without beautiful spacious landscape NO it's NOT worth it, those developer need to travel to Rwanda, Tanzania and South Africa to see homes.
No appreciation for the value of a dollar. Same thing happens in my home county Zimbabwe. Lots of unscrupulous businesspeople who have no ethics and specialize in overcharging and profiteering. Imagine a house for half a million dollars in middle income country. The real question is how much did this house cost to build

Great video Della, you are amazing at editing. You would make a great estate agent you definitely show a house to its best. I think the thing Ghanaian property developers are lacking in in Gana, is the way they display their houses. If you are appealing to the western buyers which let’s face it you are you definitely have to offer them something they are not going to be able to buy at home. For example a four bedroom house with four bathrooms that you want half 1 million for literally was have to come with garage Paul excellent decor brand-new appliances and I can only imagine what the roads are like outside the property. Even if it’s in East Legon. Literally everything would have to be on point.Western buyers would definitely pay for luxury. But everyone still wants a bargain. But like you said everything is negotiable so I’m sure the house will be snapped up quickly.

These house owners in Ghana charging such extortionate prices for these "ordinary" homes need to travel to some parts of Africa and see proper beautiful modern homes on 3 times the size of the land for less than what they're charging here it's ridiculous.

VERY FEW can clearly see what they are doing and pray our brothers and sisters who are genuinely returning to heal and LIVE won't fall into this 'debt trap and seek to live somewhere else on the continent'..... scary

Ok i understand the idea of a house being in a prime area. Just curious what would be the all in costs to build such a house in that area. People in the real estate industry in Ghana please comment. My pet peeve in Africa, being from Zimbabwe myself is unscrupulous fly by night businesspeople who specialize in overcharging, profiteering at the expense of the general public. The fact that African Americans are going to Ghana should not justify above normal profit margins.
I live in the US and just yesteday saw an article that the Canadian government has put a moratorium on foreign investors investing into real estate due to run away housing prices with 20% year on year increases mainly due to Chinese hot money chasing a housing market with little actual growth in new housing. Our regulators need to take a big look at this because before you know all the so called prime areas will be reserved for foreigners - not a good look in my opinion.
