      No one has ever been killed by a N. American saltwater crocodile. In fact, the 1st attack ever occurred only within the last few years. They are much less aggressive than alligators and generally stay away from humans.

      I really enjoy watching your videos...I'm an engineer and builder out in Maui but built in the Bahamas too but have a lot of friends and builders I know in Florida and they're confirming what you're saying. It's very educational and your delivery is great Michael.

    I'm a minimalist. I keep my expenses to a need only. Groceries is what is killing me. I walked out of the grocery store with 3 bags that cost almost $100.00 and mind you I purchased no meat! Nothing but fruits, vegetables, coffee, tea, eggs milk etc...CRAZY!

      I live above a laundromat and ppl toss their unwanted food in the dumpster
      I also scrape Bambi off the local highway
      My food budget is about $10 a week
      (Mostly cream for my coffee and a dozen eggs)

I know I don't owe anyone an explanation but I just wanted to clear the air on this since I've been seeing more complaints about it which I figure is normal but I addressed it and I'll keep doing what I think is right. I agree that I deserve to make money far more work goes into making these videos than most people realize. Yes almost 80k! Hopefully 100k this year 😀

    You don't have to justify your choice to do paid sponsorships. You bring good information to people, and it takes time for you to put it together, edit and present it to us.... FOR FREE. If a person can't understand and appreciate that we can watch, learn and be entertained by you on someone else's nickel and see the value in that, well all I can do is shake my head. As long as you use sponsors you believe in, then I'm fine with it. Side note, my 95-year-old mom has dementia and only certain shows will hold her attention. She likes watching you with me, I think its a combination of the scenery passing by behind you and the level of your voice. She will nod her head and talk back to you occasionally which is so cute! :) So keep doing what you do, ignore the complainers. You not forcing anyone to buy anything, you just letting them know about the product.

      Like many countries in central and south america, the top 2% have most of the money, and, there is basically no middle class, just all the rest living small paycheck to small paycheck. So those buying in Miami from there are the few who have taken advantage of cheap sweatshop non-union labor….ugly. Wish the US had rules like thailand preventing foreign owners of property- 30 year lease is ok but not outright purchase.

    HI Michael, an argentinian here!.... South american people buys in Florida not because they are escaping their countries, but as a way to put the money out of the country away of the goverments hands... of course some moves to Miami... but in general is a way to save the saveings lets say. Love your channel!. Keep it up!. cheers

    Interesting that you mention Colombians driving up real estate prices in Florida. I live in Medellin, Colombia and we have locals complaining of gentrification because gringos are buying up property and digital nomads renting, driving up prices to the point that locals can't afford living in certain neighbourhoods anymore.

    I think alot of them from south America go to Florida is due to large established Latin America communities and family/friends already there. The weather is also similar. It is like moving to another country but keeping most of their home culture.

    To add to the alligator / croc discussion, A women landscaper lost her life to an attack on Sanibel island. There was a pond on the property. After that Sanibel started to have an alligator hunting season w/ permit because for many years they would just relocate them on the island so the population became out of hand. The same warnings were posted around restaurants but tourists wanted to feed them.😣

    When wealthy foreigners buy US real estate, it's not necessarily because they want to live in the US. I would bet that a good percentage of the Latin American money pouring into US real estate is the product of the drug trade, political corruption, etc. By parking money in US real estate these foreigners have a relatively safe asset that can't easily be seized by officials in their home countries.

      Unfortunately, I think that is a large part of it as well. And us locals have to suffer the consequences of it. But I can tell you as someone that lives here in 15 years the roads and city itself is noticeably more crowded.

    Mike, I purchased a condo in Naples that was built in 2004 and sold new for around $145,000, My purchase price in 2009 was 99K and because my partner did not own a house we got the stimulus money from the Feds, that was 8 or 9K I really don't remember. We both changed our domicile to Florida so now we get the Homestead credit. Similar condos in our complex are selling for around $315,000, and our property tax is around $900.00. In every economic cycle, there are winners and losers. If you don't want to be a loser keep your debt low, invest at least 15% of your gross income, and have a great credit score, so you can take advantage of these opportunities.

    On YT in recent weeks an elderly lady with her dog on a leash near the pond behind her house was 8 ft from the water and an alligator grabbed her and pulled her in while her neighbor watched in horror. The gator was maybe 6-8 ft long.
    Amazing how fast he got on the beach and grabbed her. You can watch for yourself.
    Those kids will be gone in 60 seconds.

    You are great to speak up; I don't know if some folk listen to or read anything. I just had trouble with the receptionist and the checking-in guy at a Toyota dealership. She called the landline instead of paging me and I was left for hours. So, it's not just those kids' stupid parents.

    My father in law built a house on Tavenier in the 70's. We could have moved there in 1996 but after living there full time and realizing the lack of privacy and each weekend dealing with the Miami crowd we decided no. You could hear every house activity along the canal. You can't go boating when the weather's bad. U.S 1 is a nightmare coming into keys. Prices are higher for goods and services. Tourist are in a hurry to have fun it's not as mellow as they portray it.

      @@brianmatthews4149 I was born in Pa. and we moved to West palm Beach in 1965 when was 11. Retired to West Central Georgia to a timber county built a house on 135 acres. Great deer hunting change of seasons and no neighbors. Loved the ocean growing up fished, dived,surfed but had to get out. Moved back to America.

    Gleason park in Indian Harbor Beach has signs all along the edge of the lake. The large signs clearly say “ alligators may be in the lake”, yet Parents let their kids stand on the rocks by the edge of the water. They weren’t even looking in the kid’s direction! The lake is full of many kinds of turtles, large fish and birds. Alligator heaven.

    Yes, visiting the West Coast is an excellent idea, from Naples to Clearwater. I think the West Coast is superior to the East. We just returned from a few days in Clearwater Beach and will return.
    Plenty of hotels, plenty of shops, plenty of restaurants by the beach. We did a lot of walking and felt very safe.
    I view Miami as just too expensive , more ghetto and more unsafe than 15 years ago. And you had be careful then.
    Luckily, I speak some Spanish, but there are areas where they resent speaking to you in English.
    The problem with Cuba and money laundering in the city has over the years screwed it up!
    Folks coming from Latin America with tons of dollars should raise some serious red flags.

    I talked to one guy in CA that said every payday he would buy silver and put it in his closet (back when if was $4). When it hit $40 he sold and made some coin. I've been watching gold for 40 years and it has been a bad investment overall. My attitude is if we get to the point where gold is the only thing valuable you will need lead to protected it.

    Your comment on that refrigerator made me think back to 2007. I lived in the Ogden Valley near 3 ski resorts. I was in construction. A developer came in and bought a beautiful piece of property against Pine View Reservoir. Put in all the improvements to do a condo complex. They finished first 4 plex in 2008. Each unit had 80K in kitchen appliances. Wolf, Viking, etc... Of course they finished and were ready to sell in 2008 about six months after residential crashed in October 2007 in Utah.

    My Uncle has been buying gold since it was $425/oz. Seems to work well as a hedge against the fall in value of the dollar. BTW, my new neighbor is from Argentina. he said Argentina is falling apart with high inflation and rising crime due to poverty. he does not understand USA is moving toward the same Socialist policies as Argentina, Chile, Venezuela, etc.

    We have been looking in the Keys for months. So many were bought in 2015 and now listed for $400-$500k more, with a house that hadn't been updated. Guess we will wait and hope that some of this insane price inflation goes away. Wish we had bought in 2015.

    I really enjoy the information on your videos. Yes, I agree, so much is happening at the same time. It is scary. We lived on West Coast of Florida for 23 yrs. We recently moved to Stuart, FL. In just less than 2 years our taxes and insurance have doubled. We purchased a new single family home certified hurricane specification.
    Honestly I am disgusted.

    Great commentary. Those kids are probably visitors from another state.
    Water moccasins, Crocs, alligators, baby rattlesnakes. A very real thing in Florida. Also, anacondas. My wife had her jet ski out , parked near shore by Bayport, having some lunch, with her friend,and saw a huge snake, probably 12 feet long, slither into the water. She got away quickly. This was the central Gulf coast , north of Clearwater.

    We got our estimated property taxes for next year and they went up the highest they ever have before. 33% average, some as high as 50% increase. In a hot neighborhood, one block area, there are six houses for sale. There were two last year this time and one of those two is a house that was priced too high last year and too high again this year and is one of the six for sale now. One of the six just sold last week so if priced correctly, it will sell. Denver, CO

    Michael, you don't have to defend the success of your channel and companies wanting you to sponsor their products or services. Some of my favorite channels have tons of ads in their videos and I just use the "RUclips Playback Speed Control" extension to fast forward through the ads if I'm not interested.
    Keep doing what you're doing, we love your videos and want you to be successful.

    I am in orange county California. I watched someone do an interview on the streets of Newport Beach one of the highest price multi million dollar home area in California asking them as they walk by if they’ll take a 1 ounce gold coin for the baseball cap, or another piece of clothing that they had on Just to see their response. And to prove a point. There was a gold and silver coin shop jewelers right behind where they were doing the interview where they offered to take the people in to verify the gold was real. Nine out of 10 people rejected his offer with excuses such as I’m not a collector, that’s Queen Elizabeth on the coin I’m not going to England, why would I want that, it’s a scam, even though he offered to go into the gold store with them. The only taker was a guy from out of the country Newport Beach, California.. what planet are people living on? No wonder we’re in the situation we’re in.

    Just spent the day in Seattle. It was absolutely gorgeous. Stunningly beautiful. The lake waves shimmering sunlight with the mountains in the background. (Technically in Kirkland near Lake Washington).
    And... I couldn't wait to get out of the masses into a rural landscape with more trees than people. There is a lot of land in the US that people should explore. Personally, I float up and down I-5 in Oregon and Washington for work. So many beautiful areas on either side of the interstate.

      Seattle is having alot of problems! And ALOT of business themselves pulling out because of crime and theft. I watch a broker there periodically. ( News for reasonable people, on the tube.) And have a friend that lives outside Seattle. Not a place I’d want to be. Seattle, Portland, LA, SanFrancisco. Any of those places. Lotta crime and drugs and defunding the police hasn’t helped any of them either. Glad you enjoyed your time though.

Your right about the surrounding beauty, landscape, also the access from Mt Ranges to Coastline, the people and policies that have overcome this emerald gem is horrendous, is a colossal understatement. I cannot defend my people, and will go on the road to tell the glorious stories of the 60's thru the 80's when Seattle had the Big Town feel to it. I've no interest in watching her continue to die.

    They are full of crap saying inflation is only 4.6%. Are you kidding me? 2 years ago I averaged around $150 when I had to shop for groceries. Now, I'm spending $200+ every time. Today I spent $300! It's ridiculous! 9%-12% sounds more like it to me!

    I love the Keys, but they're expensive as hell. I considered buying a park model home down there a few years ago, but it was going to cost nearly $300k for less than 400 sf, and still pay lot rent. I'll just continue renting a condo by the week whenever I'm down there.

    I lived in the Florida keys and the eighties in Tavernier. My mom worked in Islamorada at the world famous tiki bar.
    That house on Navajo is off of the Indian mound road. My best friend lived on pueblo street.
    So cool to see you walking around where I grew up. It's not what it used to be but it's
    Still pretty chill.
    I'm wondering if any of those homes the single stories down there are insurable at all. The house we lived in was on stilts and we weren't allowed to build the bottoms in back then but they're built it now. Lived on gardenia street right by the bridge and Tavernier behind the gas station over there.
    Another thing I find it interesting that there's crocodiles down there when I was a kid that was not an issue. We've played in the water all the time and even swim in the canal behind our house with the manatees.

    11:23 $120,000 in 1998 vs $830,00 today!!! That's the beauty of Key's real estate. The first time I heard of *The Key's 2023 building permit moratorium* I knew the values would go nuts. It'll be interesting to watch what happens now when property owners sue to protect their constitutional right to develop their own land.

      @@andreaberryman5354 And you're probably right, but that's kinda missing my point. Beginning in July (2023) *Monroe County* is not supposed to issue any new building permits... NONE. You own an empty lot in a residential community? Fine. Own it; but you can't build on it. In fact since 1992 there's been a ROGO (rate of growth ordinance) in effect which only issues a limited number of permits every year and it had nothing to do with first come, first served. It was a competitive process which determined how great an impact your 'build' would have on the environment. If you're understanding my point though, what do you think will happen to home values in any community where no new homes are allowed to be built?

    I remember the kid in disney that got taken by a croc few years back, I heard it dragged and drown the kid down not actually eat her/him. I actually was there few weeks before the incident and there's no sign about crocodile in the area, it is actually inside the resort that people can play by the man made beach.

    Our current state of affairs is not sustainable, from bank failures, high inflation, housing bubble, etc. It's only a matter of time for something to reset. While people are moving here for affordability and stability, the same goes for many Americans lately leaving the country. Nonetheless, our govt needs to do something to control this.

      I think there is a hybrid pricing tier in effect. Previous home prices were valued upon people not being as "home-centric" as they were prior to COVID. With everything being delivered to homes via Amazon/door dash/etc .. as well as zoom/virtual meetings/immersive reality/VR people are just spending more time at home and less shopping in malls and being entertained in public venues. Sinking even more money into their home surroundings is now a priority more than ever before.
      To support this theory I point to companies like BBBY and countless other brick and mortar retailers beginning to shutter operations. I think prices will stay high and simply become the new baseline until future increases eventually roll in.
      I know in my area desirable locations have already built out.. there is no room for inventory increase, aside from building more high density buildings, for those who want to keep the single family lifestyle and not be 1hr away in the suburbs, prime location homes will stay high indefinitely.

      It's really weird in TX. Buying a home in some areas are crazy over valued still but only for used homes. If you get a new one in the same area they are actually reasonable, so it's the sellers that are the problem. House flippers can die painfully and slowly, I hope they all lose their shirts.

    I've been following you for a while now and I have no problem with you promoting gold or silver. The thing is Michael gold and silver can and has been manipulated in the past. But ultimately it's everyone's decision to do their own research when investing in anything from a house to silver. Great informative videos!

    Good point, I don't care if my boat propeller goes up 30% from $400 to $700 i need one every 5 years or so. But when my insurance goes up 300% it really sucks to go from $2000 a year to $6000 every year.

    I bought gold and silver 23 years ago. It’s been gathering dust in a drawer ever since. Buying it is easy and expensive. Unloading it for a profit, not so easy.
    But, I enjoy your channel so you keep doing you. Differences of opinion are good to share because like you said we each have to make our own decisions.

      My bank offered to buy mine and also they will use your stack as collateral for any loan u may need to take out. Gold and silver are about the most liquid assets on planet earth. You need to go to a coin shop or a bullion bank and you’ll find out how easy it is to sell your gold and silver. But I’m the meantime, keep it hidden because pretty much every thief will love to take it from u.

      The Fed's key inflation rate strips out energy and food. So, it does not adequately convey inflation at the household level. Also, businesses can raise prices higher than the inflation rate because the consumer has been primed to accept high inflation. Also, it's not like you can live without food.

    Michael, I'm in my late 50s and grew up in Miami all the way through college. Latin Americans (I'm talking about people not from Cuba or Nicaragua) have been coming to South Florida in large, affluent waves since at least the late 80s. The biggest reason for that is that it's close to their homelands and it's really the closest thing to Latin America that you can find in the USA.

    Buying gold and silver sets the baseline of your portfolio from 0 to 5%. Meaning if the economy tanks and your return goes to 0% having gold keeps you above 0%.

    People from South America may in part be moving to South Florida because there is more Spanish spoken there... and great Latin food and culture. If I were to move overseas, a country that spoke a lot of English would be a big selling point.

    I was pre-approved early last month $350-375k at 6.2 APR
    I was extremely happy when received the pre approval. I immediately spoke to my realtor and went looking for a home the day. I saw 3 homes on that Wednesday and put an offer on one that Wednesday night. It was an Opendoor home for 330k. Long story short, by Friday I received the an estimate of the price. It was $2712 per month with 11k down. Also I learned about a CDD. Community Development which was $200 added to my mortgage payment. I also the insurance quote was not included. The reason why I tried to purchase was because I was eligible for a Hometown Heroes loan. The home was in Hillsborough County. The home was half the price 3 years prior. I spoke with my wife and she said it was too expensive so I agreed. Fortunately I said no and have not had one single regret. It is not the time and that is ok. It happens. When the time is right then I will revisit. The irony is when people tell you that you may not have the same opportunity to buy again. 😂
    What they should say is you may not have the opportunity to get ripped off like this again. A bad idea always ends the same way. With regret.
    I watched this channel after I made the decision not to buy. With all of the information you provided it was a breath of fresh knowing what I would have been walking into if I would have bought. I remember 2008 I bought two homes in 06-07 to flip. I had to foreclose one and short sale the other. It was a nightmare. An absolute nightmare. Anyone watching or thinking about making a huge investment please review ALL of the information and be cautious. Overpaying is not the course of action I would recommend.
