    Large no . of vacant units held by builders & investers.
    Neither selling nor on rent.
    Govt should impose vacant unit tax like in USA , CANADA.
    Only then prices will fall & rent will come down to reasonable level for end users.

    Property sector should be a regularised sector in which annual rise in rate should not be more than 6%.
    Investors who earned money without any work due to which end users goes in to big loss. Rise in property prices are making negative dent in the economy of our country.
    Govt should encourage investors to set up small & medium scale industries which will increase employment generation.

    As a first time end user buyer, when I visited Rahejas n Other Gurgaon Xpressway projects, I was shocked to see prices quotes at 24000/sq feet for plot. At this price I can buy a 5 room 2 story house in a great locality fully built home in United States. I wld highly recommend if you got this much money, Buy Citizenship n Live life like a King!!!

    Vacant unit tax भी लागू होना चाहिए। कनाडा और अमेरिका में फ्लैट या प्लॉट मालिक को vacant unit tax उन फ्लैट या प्लॉट पर देना पड़ता है जो 185 दिन से ज्यादा खाली रह जाती हैं। इससे ये फायदा होता है कि मालिक को अपना अतिरिक्त फ्लैट किराए पर चढ़ाना पड़ता है जिससे मार्केट में घरों की सप्लाई बढ़ती है और लोगों को किराए पर ही सही,कम से कम घर तो मिल जाता है।

      False..Canada mein tenant property kabza sakta hai..makaan maalik ko mehenge property tax bhi Dene padenge aur light, hydro, maintanence bhi..Also property tax 1 percent of property hote hai each year .matlab 1 cr ke ghar par 1lac jitna..Insurance bhi 2 lac annual hoti hai..India mein wo sab kahan hai..

    I did my ground work and that is exactly why i am commenting, visited last Saturday, six months back and even an year before that, huge inventory glut, no end users are buying, all speculative money ...Yeah if you speak to a property dealer then they paint a different picture all together because they have a huge inventory to offload ...Best of luck man if you are buying from an investment perspective!

Haha still they are increasing prices when there are no end users. I think a big crash is coming that's why they are in Panic

    Inventory Glut Big Time ....Both Noida & Gurgaon .....No end user is buying ( Because end user does not have the buying capacity) ..Only investors holding flats thinking end user will come...This holds true for all real estate in India ....Best of luck getting your money stuck and waiting for 9 -10 years to go even !

      Yes it is true also in zirakpur the price increase is double in the last 2 years, So many flats are empty but sold by builders to investors . Zirakpur is so congested, sewage problems , so much traffic and worst internal link roads . I know this bubble will burst soon and corrections will come . Kindly avoid buying and showing interest to agents or builders. There are really no end users.

    Sikka mall of noida सबसे धोखा किया है, assured return के नाम पर invester को बहुत बड़ा loss हुआ है। lease rent के चक्कर मे मत पड़ जाना। builder agreement जरूर पड़ना, उनकी सभी शर्तें उन्ही के फ़ेवर में होती हैं। ये वकीलों को सामने कर देतें है और आम आदमी इनसे लड़ नही सकता। आपकी मेहनत की कमाई सब बिल्डर और channel पार्टनर मिल कर खा जाएंगे। 🙇🙏

    Humara to saara investment hi real estate me hai. Bas flat or residential property me invest nahi karna chahiye. Agriculture, commercial property me invest karoge to kabhi nuksan nahi hoga residential property me karna hi hai to plot lena theek hai.

    That's hitting the nail on the head. I completely agree with the hype surrounding property launches. Builders market every new launch as sensational, often taking advantage of people's hard-earned money. While I believe property prices may not drop, they are likely to remain stable. I also agree that selling such investments in the near future won’t be easy. With each new project offering advanced amenities and features, older projects tend to feel outdated and less appealing.

    Appears to be right analysis. Question is why there shud be such balooning in prices if real estate? Has the cost of input like steel,cement, labour cost has gone up to that extent. No. That means when input cost and real estate prices are delinked, that gives rise to unrealistic prices of flats and that is destined to puncture.

    Gurgaon mai pure scam chal raha hai product or demand price ka koi match hi nahi hai agent product builder ki quality se jyada ye view ye express way ye aminities or price badgenge ka FOMO dekar sale kertey hai ussey fraud vese hi lagta hai I follow many local reporter and channels who cover Gurgaon real estate news aaye din builders ke construction ko lekar paani security road connectivity ko lekar archery builders ki society me rah rahey log protest ker rahey hotey hai…. I never saw such kind of madness in real estate market in any other cities seems state government and HUDA also give builders free hands to decide any price on daily or weekly basis 🤦‍♂️🥴

    For example sec 150 worth 4K-5 k Tata eureka. Ace Godrej just on broker n agent plus black marketers together with magic bricks 99 acre etc online sites has made it at 9-10 k. No I m not taking as a end user. All too heavy for me to purchase as earning 2 l / month average …better I m on rent at 35 k for flat which is worth 2 crore.

    There are certainly some jitters in builder + agents community. Situation is not that rosy. The game plan is to spread that property is booming, tell rates in the range of 20 to 25K psft and then sell it between 17 to 20, while the actual rate should have been 12 to 15. Buyer feels he negotiated rates by 30% & seller is happy he got 30% more than the actual price.

    जिस प्रॉपर्टी के भाव ३ साल पहले तक ३० लाख थी वहीं आज ६००००० लाख की कीमत बताई जा रही है। आम आदमी की खरीद से प्रॉपर्टी बाहर हो चुकी है।

    कभी भी मंदी नहीं आएगी। कोई भी अपनी जमीन सिर्फ मुश्किल दिनों में ही थोड़ी सी कम कीमत पर बेचता है। वरना कोई भी अपनी जमीन कभी भी सस्ती नहीं बेचता। पहले हैक्टर से जमीन बिकती थी।फिर एकड़ से फिर मीटर से फिर गज से आज जमीन फुट से बिक रही है। थोड़े समय के लिए किसी किसी जमीन का बढ़ना रुक जाता है। वजह डीलरो द्वारा अनपेक्षित कीमतें बढ़ा कर जमीन बेचना।
