    Yes, the Golden trangle can be preferred end users .(can be performed investment if can get plot 25 k per Sq.Yrd).
    Exactly resale can't be done by any company, and only resale agents can be done .
    Yes, Amanaravathi can be preferred only long-term, which may be more them 10 years ,resale may not happen .
    Always hyderabad best for sale side investment and resale .

    Flat sales have gone down and also many tier 1 builder invester or owner falts are being sold at very low prices. People used to prefer OTP but now they are fine for loan too as they just want to sell their property. No point inbuying new under-construction flats paying GST instead search for ready to move flats and bargain .

      Correct, it's better to get flat in a completed flat with very good negotiation. Else, we will end up paying GST at an already unreasonable price.

    In just 2 to 3 years prices have increased like anything. Construction costs may have increased a bit. What is the rationale behind increase of land rates? A plot which was costing 3 crores few years back is now getting quoted for 8 + crores. Government value of land per square yard in a residential colony of Gachibowli is 22700/- . How on earth would someone quote 1.5 to 2 lakh per square yard? It is clear that few people have decided to loot buyers by creating artificial demand and charging very high prices. It is only a matter of time when customers will stop buying. And the artificial prices would come down to their real price.

    Excellent realistic analysis on current market trends.
    Liquidity in Recession is very important given fast changing global scenario. IMO we have NOT even hit the economic storm yet .
    Time people consider Real Estate as Consumption than investment - unless excess money and cushion to hold during tough times.
    Happy to be corrected with facts.

    Important take aways:
    This is 100% true.
    1:44 - "market matram dead slow undi".
    6:30 - "below 33k for investment,, above 40k is for end use."
    Don't invest in Flats now. Invest in plots as they are easy to sell off.
    Agri lands got impacted the most.

    Flats market is based on employment. While plots market is based on developments in that particular area.
    So I believe that Plots market should correct more

    Good information.. as per my suggestion to buy a plot prefer golden triangle, Maheshwaram surroundings and near ORR.

      Better opt R1 zone in that area
      Don't go for peri urban zone deals
      Check zone and proceed accordingly

    Buying agricultural lands in acres or buying plots in hmda limits which will give better appreciation on long term

      Appreciation is good in agricultural lands but less resale scope
      Plots easy for resale but slow appreciation
