    The great genius people are suggesting Hyd is the place to invest…
    My salary is 20L p.a after tax, pf..etc 16L p.a.… I have basic commitments life insurance, term insurance, car emi, two kid’s school fee, groceries, parent’s health insurance…etc.
    Now tell where can I invest in Hyd n live.
    I work in IT & this is the highest paying industry when you consider on average… people are talking about Pharma industry n other industries. Please let them where can invest with their salaries.
    Also people are comparing vth Mumbai n Delhi n other cities… they are not completely dependent on IT, many reasons for the reason high prices.what Hyd is fully dependent on IT & NRIs. We don’t have boundaries like Delhi, Mumbai. You can extend around the circle of Hyd.
    Just 111go land has entire Hyd 1.3L acres then why do we need pricy 2bhk apartments.
    Someone says real estate will never ever go down… when ysr was cm real estate market crashed -400% 😂
    Final all should go into politics or become real estate agents… not even required 7th class pass certificate.

      It is completely your problem and inefficiency as unable to purchase house with 20LPA. Check out Bachupally and Ameenpur and Manikonda areas. You will find better options.

      @@PSKR36 I told you even if people like buy house will be lock for 15-20 years… I am saying in purchasing power drastically came down which is one the reason for real estate fall.
      I know my ability, if you work hard n earn money then you will know the value of money.
      Try earning except in real estate or politician.

      @@irvinecheta7364 It is normal scenario in real estate if you see last 40 years. That’s why banks will give house loans for 30 years unlike personal loans. It is upto individual choice to stay rent or own house but real estate or houses process never fall. We need to accept and go with history data rather short term emotional news.

      @@irvinecheta7364 You can find plots near Ramoji film city Vijayawada highway, Shadnagar, Sadashivpet, mehtabh khan guda for 12 to 15lakh range. I know Hamara venture which is on the Vijayawada highway nandigama, which is a remote location , far from Amaravati and you don’t see any use of those plots for next 30 years except roadside plots. You are confused, don’t think you got 20 or 30% hike, you will come to know the actual truth and price when you resale it or money back from Hamara srinivas garu. He is creating artificial hype which doesn’t grow in long run. He utilising current situation and government changes and selling plots. Think practically, if you feel it is 10k per square yard, does it go 20k in next 5 years?? Which is 12 to 15% interest rate. On what basis or employment it will go 20k when there is nothing around it and lakhs of acres available.

    I feel like it is better to invest after price increase of govt value, if you are going with white amount. The reason is though there will be significant price hike while investing but after capital gains if we have to exit then we can save a lot.

    Hyderabad is good to invest BUT prices are already 10x times overpriced…this is the reason it will dump.
    Tell me this…highest earning people are IT … with the current prices it people are not affordable to invest even if they invest they will block for 15 years.
    Think about other industries who are working how difficult to invest in Hyd. A 2bhk house is big dream.
    Now I see you as proper real estate agent unlike 2 years ago.
    Only RE agents, politicians can afford in Hyd.

      There is no doubt prices in Hyderabad are frothy. But in Andhra also prices will be over inflated. Buying where there is some habitation and construction activity going on is the best bet, whether you buy in Andhra or Telangana.

    Problem is Hyderabad went in a over hyped speculation zone for last several years and no longer caters to common people. Unless prices come down Hyderabad is currently only for rich speculating guys.

    We're looking at a stagnant market for next 3 years like 2009-2013 period.
    Market has already slowed down since summer of 2023 with global tech slowdown and hiring
    Now with AP landslide TDP-JSP-BJP election and double engine sarkar election effect.
    Amaravati will steal all the limelight and media attention for next 4 years.

    Maruti and Kia is a good anecdote. However, Kia (or other brands)ate some segments of the market. So, same way we can't say market won't be impacted here. May not be a drastic one but the effect is real. Like you said whoever can "resale" in Andhra in future would like to go there given returns expected in next few years is higher than Telangana(inflated). Just like investing in a plot at 10K would see higher returns than investing in a plot at 40K

      Only AP builders are in AP(who will relocate every 5 years for next 50 years) Country wide all famous builders are still in Hyderabad. Don’t compare IT capital Hyderabad with so called graphic city also known as forest city.

    Employment is key. IT doesn't require big offices now, as work from home is a new norm. If AP can attract investments in other areas especially in manufacturing , this will be a win-win situation. Good for all Telugu community.

      Bro..Hyderabad is better in value for money Compared to Amaravathi in plots investment of 50 to 60 lakhs budjet bracket considering next 5 years along with resale potential
      Still few areas are there with value for money in HMDA limits

    Unless you are from Andhra or have strong local contacts, it's not easy to save your property from encroachment and resale it. Even if you resale, do you think you can safely cross the borders with cash which will be a major portion of the transaction value? Or will you be intercepted by some local politician or goon"s men and be relieved of your cash? Think, and be realistic, friends! Don't be fooled by dreams of quick and easy returns! Speculators and market players will cash in on Amaravati craze by offloading to naive individual investors. It is for them that this election result is a boon, and not for regular folks. This is a good time to buy in Hyderabad, if you have money set aside and were waiting to buy, get in now. Buy and wait 1.5-2 years instead of waiting for 1.5-2 years to buy!

    I settled in hyd i saled my land before election now iam investing in near by amaravathi for syd 15k i expecting 30 k increase in a year then i resale
    Again i will came back to hyd investment
    I reached about agriculture lands in around Vijayawada very increased 1.5 varaku chebuthunnaru
    40 km dooram lo aithe 40 to 70 varaku vunnayi

    Nothing is going to happen . Amaravati real estate is volatile without any guarantee . Investors don’t feel safe to invest in Andhra . To get back the faith mr Naidu has to take good steps and it might take 2-3 years to get the trust back.

      Hyderabad is not the city created or built over night. You can build 1000 buildings in amaravati in next 5 or 10 years. It won’t even cross Vijayawada or Vizag. Forget about Hyderabad. It will take 50 years to reach Amaravati like Vizag.

      Don't touch Yadagirigutta! Only buy where some houses have been constructed. Such areas will go up no matter what the election results.

    Good infra? Joke of the decade.. Hyd can't even bear one full night of rain.. No vision to develop city like Newyork or Dallas.. even in US we get good villa with 1000 sqyds with same price as we see in Hyderabad right now. This all boom was created by BRS. Who on earth buy 100cr per acre when you have acres of land just out side neopolis. No proper drainage system no underground electricity no central parks.. Amaravati is going to be big green city in next coming decade.

    There is huge scope for growth in Amaravati now for investments. Rates increase will be a lot more there compared to Hyderabad which is already a saturated market. I purchased plots in Hyd near patancheruvu 2 years back. No increase till now.

      Even also the capital cannot be changed like he did previously, more over hyd real estate is highly inflated no one can buy, hence people looking for investing in Andhra, so that they can get good returns. Here only brokers and middle men are earning than buyer or seller

      @@passions9730 if you see Amaravati prices 30 to 60k per yard where there is no roads, infrastructure, do you think this is not inflated price? In Hyderabad we have still plots are available for 15,20k near ORR with proper infrastructure. Hyderabad prices are little inflated due to andhra agents and brokers after 2019. Now, they are all already moved and inflated amaravathi. Better stick to Hyderabad and get good returns in long run. Don’t go with hyped market in amaravathi woth zero hope and infrastructure.

    Maruthi cars reasonable prices best quality so attracted more middle class. But Hyderabad lo oka middle class vallu emaina purchase position vunda property? All prices increased 500-1000% in couple of years so padipoka emaithadi

      As I discussed about only plots
      Agree with u andi...High prices unna chota manam afford cheyyalemu on areas like Narsingi,kokapet,Mokila,tellapur,kollur etc
      But areas like Thukkuguda,Maheshwaram,Adibatla, kongarkalan,Rudraram,ismailkhanpet still reasonable for investment of plots

    Hyd real is very costly ,,so amaravati(between vijayawada guntur)is best investment destination as on this situation

      May be u didn't watch total video of mine
      I clearly mentioned figures investment of plots in range of 50 lakhs to 1cr is still safe bet within HMDA limits
      U shared video mentioning 100 crores figures ..I mentioned clearly Big transactions value more than 2 cr will drop in telangana
      However note todays prices of plots in (West & South)Hyderabad n Amaravathi or some other city in A.P...will discuss again March or April 2029
