Your spot on about making more sense to buy cheaper land and going off grid for less money than buying prime land near power/water supplies. This was going to be my favoured approach but then my partner was gifted some prime land so we built on that. We have 3 phase power which we had to run 500m and we have mains water which we had to run 400m however we also have our own well for water and a large rainwater harvesting/storage system and we will likely do solar also at some point in the next few years.
@Life in Thailand yes mate that's the plan. At the moment we're focused on new farm business and buildings for it nearing completion then we will focus on finishing garden and outside living areas and then the swimming pool. Solar budget will come after all that haha

If you had some elevation on your property, you can consider a ram pump hydro electric power plant. Although it may only generate 1 or 2kW, it’s free 24/7 and not dependent on weather (except if you run out of water)
You're on the right path mate. We've been on a similar road for a few years now. Take care of the soil and it will supply you with an abundance of nutrients and peace of mind. It's a very rewarding experience. IMO the key to a good life is a simple life and self-reliance. Keep the British end up fella 👍

I totally agree with you regarding the cost of electricity. I live in koh samui where my electricity bill is 7000 a month. When I sell this house I'm going to nong khai off grid like you.
You absolutely right BUT, if I have connection to PEA and city water supply, I would not cut off them if I can, It's always a good idea to have as much backups as you can. If your inverter brake you will have to wait until new one will come and the technician have time to replace It meanwhile sitting in hot dark house. It's a great idea to cut off your bills nearly to 0 but have a backup is crucial as well.
It has become far too common practice for individuals in the West to attempt to pull anyone down who perhaps thinks differently than they. Grow thick skin or drop your channel...that is really your only two options. Not everyone is going to be supportive of what you are creating. Understand that, accept it and continue on your path. By you giving attention to those few negative commentors, you are giving them a certain percentage of power over your happiness.
Totally agree with you about the land price for off grid vs on. It's genuinely something I reckon most people don't think about when pricing all this up. When in reality you're away from all the bs loud music from the locals, nice scenery and free power. Yes obviously there will be maintenance and the batteries don't last forever but even with those cost's it's still dramatically cheaper with the cost of the land.
I like this off grid idea because it makes it impossible for drunk farmers to plug in their boom boom boxes and blast you out. Solar is a small price to pay for that peace of mind.

We live just south of Chiang Mai in Lamphun and my wife has a soap company so we use a lot of electricity. A couple years ago we bought 30 solar panels for the factory (on grid). Have you thought about the cleaning of the panels? I currently go up there about 3-4 times a year to clean them. It makes a huge difference in the production of the panels but it's a bit of a sketchy job. I'm sure you can hire someone to do it and I'll probably be doing that in the future.
We were just talking about this yesterday Dale. At the very least we’ll be able to spray the hose up there, but yeah you’re right, maybe I’ll buy a big ladder to do a proper job. Soap company sounds interesting 👍👍

UK average is 0.41 USD kWh. Germany average is 0.55 USD kWh. Canada average is 0.12 (which may explain why California imports electricity from Canada).
Nice House , once you get older say over 70 ,, maybe a lower floor bedroom, like the land layout , I retired and we bought a Bungalow- I added 6 KW but its on grid system (no batteries other than a Echo Flow Battery Back up system for power outages )to control the hot times a year.
I’m wondering if 6kw is enough for us, but I guess we’ll find out once we move in. And I agree, this house isn’t ideal for when we’re older. The (very rough) plan is to spend the next 20-25 years here developing the farm and enjoying the process, and then (probably) sell up and move to somewhere more manageable, maybe on the coast. I'm close to buying 1.4 rai in the mountains outside Chiang Mai for 1.4 million, has electric but no water! 600k for land is insanely CHEAP. You can't go wrong with that price.

@@LifeinThailand777 hi, i live in south of Vietnam, hot and humid, i built a house too, i have wood windows of different sizes, 1,5 x 1,2 and 1,5 x 1 with mosquito nets, very practical, no insects, no flies, no bats, blocking the electromagnetic radiation (c vid sindrome), always open, cooler at night. You should try !
We were lucky to find this at such a cheap price. The seller was a neighbour of my wife’s family, they needed a quick sale. There is plenty of land for sale online, but you’ll definitely get a better deal word of mouth 👍

You can own 49% of the shares of a LTD. Company that owns the land. You have 2 or 3 other Thai nationals shareholders who have signed a blank share transfer. They also have no proper voting rights in the company and you are the director. All this is arranged by the lawyer. If you want to lease the land it will be only for 30 years.
I am so happy for you! The house is coming along wonderfully. It won't be much longer now. I have a concern about the size and placement of your solar panels. Your 6kgw is divided into two areas pointing in different directions. Drastically reducing the amount of energy you will be able to produce at any time of day. One side facing the sun, while the other side doesn't. (Just an observation, not trying to tell you how to do it. ) I agree completely with your perspective on the current direction of "our" governments. I am happy to see anyone that honestly tries to be more self-sufficient. I personally think that you are doing something that you can be proud of. Forget the wankers. Their opinions don't matter to anyone.
Don’t fall into the trap of thinking solar power is cheap power. If Thailand allowed you to put into the grid what you don’t use & basically use the grid as a storage facility it would be cost effective but they don’t allow this & if they see you put in solar panels they will change your meter to the type that only allows electric to flow to your house & not back into the grid & there are a few reasons for this. One is even where they allow electric export into the grid you have to have an inverter that will shut down your power if the grid power goes off so you don’t electrocute a maintenance worker working on the line. Because you can’t export into the grid you have to use or lose the power as & when it is generated or store it in batteries & that is where the money goes. You will get 5 to 15 years life from a battery depending on the type & quality before you have to change them out, solar panels 20 to 30 years, inverter 10 to 12 years. Add into all this you are liable for any damage & repair work & battery maintenance. If anybody is thinking of installing solar just to save money then I would advise they do their own research in the installation cost, return, maintenance & periodic solar panels, battery, inverter change outs costs.
Can I ask you “ Where in Thailand is your land is ? As my wife has land in the in a small village called Na Duang which in the Provence of Loei . We also plan to go off grid once we retire in about 10 years . All of your videos will certainly help us in gathering some good information before building our home there .

The batteries and inverter etc have yet to be installed, just because the house is not yet secure - another few weeks and we’ll have everything up and running. Yes the rain will impact the solar, part of the 460k baht is a decent diesel generator that will be hooked up to the system with an automatic switch on if the batteries aren’t getting enough energy. We’ve dug a well and it’s pumped out via solar, we will attach a filter system before it’s fed through the house, but TBH I think we’ll continue to drink bottled water. In all honesty I’m uncertain about this. I know we need to filter the water to protect the plumbing throughout the house, but whether this is enough to drink it i don’t know. After two years in Thailand I’m so used to drinking bottled water, it’s pretty unheard of to drink tap water here. But again, maybe with the filter ppl do 👍

The well is about 65m deep, and yeah we will collect rainwater from the roof of the house, but we will move in and experience this years monsoon season before we fix on exactly how we’ll do it. I understand solar and well water--I am wondering about internet... I work online, and must have excellent, genuinely reliable internet... I could not think that wireless is sufficient... I'm not sure about satellite, or where that have it up and running yet, it is $100 a month I understand.... Any thoughts on internet in Thailand in an off-grid setting?...
We have a wireless modem that we currently use in our rented house, and this same modem (AIS) gives us a strong internet signal in the upstairs of our house build. Not ideal, because we’d like to obv have decent wifi throughout the entire building. There are other options we’ve yet to look at though. Our mobile phones are with a different provider (TRUE) and we both get good signal throughout the whole house, so a wireless modem with this provider would likely sort the problem. I have looked at Starlink but the cost of it doesn’t really justify our usage. We both have unlimited data packages on our phones, and only pay 300 baht each per month for this, so worse case scenario is strong wifi upstairs for Netflix and laptop, and mobile data downstairs. We’ll play it by ear 🙏🙏

Before this our house wifi wasn't great as it was only working in 1/3rd of the house (we have a large house) but after it works everywhere within the house and within the rear garden and roof terrace
I’m not sure off the top of my head about the batteries. It’s been a year since we agreed everything with the company. Loads of delays with the house since then. We have 12 panels on the roof though.
I actually don’t know. In theory it’s a better option for a buyer, simply because there are no utility bills, but I’m sure a lot of ppl would still prefer being plugged into mains electricity.

Total solar cost is 460k Water well and pump 60k Land 600k Raising the land/digging ponds etc 150k House build 3 million All in about 4.25 million baht We were lucky with the land purchase. 12 rai (5 acres) for that price is very cheap. The seller wanted a quick sale and luckily we were waiting with cash. Every other cost is fairly standard I think. You could buy the off-grid solar setup for probably about half the cost, but obv you’d then need to install it yourself. I wouldn’t know where to start with something like that, so I’m happy to pay the price for a quality install and guarantee etc. i hope this helps 😇☀️

I’ll likely pop back to the Uk for a couple of months every year to earn money, until we can make the farm profitable. We also have a house in Spain which we let out as a holiday home- that gives us a small income 😇
We haven’t actually moved onto the farm yet, so we’ve yet to learn how to deal practically with things like waste. We plan on keeping chickens and a pig or two, for food waste, other than that I guess we will have a weekly drive out to get rid of plastics etc. (I don’t mean fly tipping 😅)

I finished my build in Buriram November 2022. To hook up to Gov. Water I was quoted 100,000baht. To drill a 100m well with the best quality casing, pumps storage tank and filtration system,came to 85,000 baht and no monthly bills. Definitely looking at off grid solar power in the near future.For all the valid reasons you stated.. And the fact that all the pumps are electrically powered.. No electric supply.No water.. We live just south of Chiang Mai in Lamphun and my wife has a soap company so we use a lot of electricity. A couple years ago we bought 30 solar panels for the factory (on grid). Have you thought about the cleaning of the panels? I currently go up there about 3-4 times a year to clean them. It makes a huge difference in the production of the panels but it's a bit of a sketchy job. I'm sure you can hire someone to do it and I'll probably be doing that in the future.
We were just talking about this yesterday Dale. At the very least we’ll be able to spray the hose up there, but yeah you’re right, maybe I’ll buy a big ladder to do a proper job.

Average price of electricity is in Thailand is about 0.12 US Dollars kWh. US National average is 0.18 USD kWh (California average is 0.30 USD kWh). Japan average 0.26 USD kWh. UK average is 0.41 USD kWh. Germany average is 0.55 USD kWh. Canada average is 0.12 (which may explain why California imports electricity from Canada).
Nice House , once you get older say over 70 ,, maybe a lower floor bedroom, like the land layout , I retired and we bought a Bungalow- I added 6 KW but its on grid system (no batteries other than a Echo Flow Battery Back up system for power outages )to control the hot times a year.
I’m wondering if 6kw is enough for us, but I guess we’ll find out once we move in. And I agree, this house isn’t ideal for when we’re older. The (very rough) plan is to spend the next 20-25 years here developing the farm and enjoying the process, and then (probably) sell up and move to somewhere more manageable, maybe on the coast. I agree that the control is here in the west in so many ways. We are pawns in a much larger game, capitalism makes us treat things like housing, food, energy etc as a commodity, instead of a necessity. its good to see you are ensuring your energy and water security. and your budget is extremely reasonable for what is a fantastic house to live out the second half of your life in.

@@LifeinThailand777 hi, i live in south of Vietnam, hot and humid, i built a house too, i have wood windows of different sizes, 1,5 x 1,2 and 1,5 x 1 with mosquito nets, very practical, no insects, no flies, no bats, blocking the electromagnetic radiation (c vid sindrome), always open, cooler at night. You should try !

We were lucky to find this at such a cheap price. The seller was a neighbour of my wife’s family, they needed a quick sale. There is plenty of land for sale online, but you’ll definitely get a better deal word of mouth 👍

You can own 49% of the shares of a LTD. Company that owns the land. You have 2 or 3 other Thai nationals shareholders who have signed a blank share transfer. They also have no proper voting rights in the company and you are the director. All this is arranged by the lawyer. If you want to lease the land it will be only for 30 years.

I have a concern about the size and placement of your solar panels. Your 6kgw is divided into two areas pointing in different directions. Drastically reducing the amount of energy you will be able to produce at any time of day. One side facing the sun, while the other side doesn't. (Just an observation, not trying to tell you how to do it. )

Don’t fall into the trap of thinking solar power is cheap power. If Thailand allowed you to put into the grid what you don’t use & basically use the grid as a storage facility it would be cost effective but they don’t allow this & if they see you put in solar panels they will change your meter to the type that only allows electric to flow to your house & not back into the grid & there are a few reasons for this. One is even where they allow electric export into the grid you have to have an inverter that will shut down your power if the grid power goes off so you don’t electrocute a maintenance worker working on the line. Because you can’t export into the grid you have to use or lose the power as & when it is generated or store it in batteries & that is where the money goes. You will get 5 to 15 years life from a battery depending on the type & quality before you have to change them out, solar panels 20 to 30 years, inverter 10 to 12 years. Add into all this you are liable for any damage & repair work & battery maintenance. If anybody is thinking of installing solar just to save money then I would advise they do their own research in the installation cost, return, maintenance & periodic solar panels, battery, inverter change outs costs.

As my wife has land in the in a small village called Na Duang which in the Provence of Loei .
We also plan to go off grid once we retire in about 10 years .

Our farm is on the border of Loei and Non Bua Lamphu provinces. Loei is very beautiful place. I love the mountains there 👍👍

The batteries and inverter etc have yet to be installed, just because the house is not yet secure - another few weeks and we’ll have everything up and running. Yes the rain will impact the solar, part of the 460k baht is a decent diesel generator that will be hooked up to the system with an automatic switch on if the batteries aren’t getting enough energy. I wonder how you make your drinking water. I've seen some people dig wells, others collect rainwater and use a carbon filter. Have you made a video about this topic ?
We’ve dug a well and it’s pumped out via solar, we will attach a filter system before it’s fed through the house, but TBH I think we’ll continue to drink bottled water. In all honesty I’m uncertain about this. I know we need to filter the water to protect the plumbing throughout the house, but whether this is enough to drink it i don’t know. After two years in Thailand I’m so used to drinking bottled water, it’s pretty unheard of to drink tap water here. But again, maybe with the filter ppl do 👍

The well is about 65m deep, and yeah we will collect rainwater from the roof of the house, but we will move in and experience this years monsoon season before we fix on exactly how we’ll do it. I understand solar and well water--I am wondering about internet... I work online, and must have excellent, genuinely reliable internet... I could not think that wireless is sufficient... I'm not sure about satellite, or where that have it up and running yet, it is $100 a month I understand.... Any thoughts on internet in Thailand in an off-grid setting?...
We have a wireless modem that we currently use in our rented house, and this same modem (AIS) gives us a strong internet signal in the upstairs of our house build. Not ideal, because we’d like to obv have decent wifi throughout the entire building. There are other options we’ve yet to look at though. Our mobile phones are with a different provider (TRUE) and we both get good signal throughout the whole house, so a wireless modem with this provider would likely sort the problem.
I have looked at Starlink but the cost of it doesn’t really justify our usage. We both have unlimited data packages on our phones, and only pay 300 baht each per month for this, so worse case scenario is strong wifi upstairs for Netflix and laptop, and mobile data downstairs. We’ll play it by ear 🙏🙏

Before this our house wifi wasn't great as it was only working in 1/3rd of the house (we have a large house) but after it works everywhere within the house and within the rear garden and roof terrace

I’m not sure off the top of my head about the batteries. It’s been a year since we agreed everything with the company. Loads of delays with the house since then. We have 12 panels on the roof though.

I actually don’t know. In theory it’s a better option for a buyer, simply because there are no utility bills, but I’m sure a lot of ppl would still prefer being plugged into mains electricity.

We were lucky with the land purchase. 12 rai (5 acres) for that price is very cheap. The seller wanted a quick sale and luckily we were waiting with cash. Every other cost is fairly standard I think. You could buy the off-grid solar setup for probably about half the cost, but obv you’d then need to install it yourself. I wouldn’t know where to start with something like that, so I’m happy to pay the price for a quality install and guarantee etc.

I’ll likely pop back to the Uk for a couple of months every year to earn money, until we can make the farm profitable. We also have a house in Spain which we let out as a holiday home- that gives us a small income 😇

How do you manage your waste when you live off grid? plastic, packaging, etc.
We haven’t actually moved onto the farm yet, so we’ve yet to learn how to deal practically with things like waste. We plan on keeping chickens and a pig or two, for food waste, other than that I guess we will have a weekly drive out to get rid of plastics etc. (I don’t mean fly tipping 😅)

I don’t know any Thai workers who earn close to 100k baht per month. Minimum wage is just 400 baht per day

Is there anyway a US citizen can own land for residency, I’m not married to a Thai, we are both US citizens. I’ve read a-lot about it and keep getting conflicting answers, no they can’t. Yes, but only if there’s a business registered to the land and your residence is attached, sounds a bit gray area to me.

I finished my build in Buriram November 2022. To hook up to Gov. Water I was quoted 100,000baht. To drill a 100m well with the best quality casing, pumps storage tank and filtration system,came to 85,000 baht and no monthly bills. Definitely looking at off grid solar power in the near future.For all the valid reasons you stated.. And the fact that all the pumps are electrically powered.. No electric supply.No water.. Good luck with your new life. Enjoy.. the peace and quiet away from the fascist clowns running the shit show in Europe .😉
