I think it's a good investment (not financial advice) because you mainly buy REITs for the stability and dividends and it seems like it's net income keeps on growing which is good. Aside from that though, investing in renewable energy is a great way to help the environment, but I do agree with you, sir. They should make a longer term plan (for their secondary shares) so investors can see what the expansion over the next decades will be like, because if you compare with MREIT and other REITs (MREIT plans to expand 5x larger, not financial advice, do your own research), those REITs already have a plan for long-term expansion which can bring in more profits. So, I hope citicore can develop a plan of action for the coming decades.

I think you misunderstood and took that highlighted text at 7:46 of your video out of context. You need to understand that they cannot immediately invest the funds raised from the secondary shares as per their 'reinvestment plan', so whilst they are waiting to allocate the raised capital from the secondary shares as per their reinvestment plan due to due diligence and other administrative matters, as such, they will invest it temporarily in short-term investments (hence, the highlighted text in 7:46). Perhaps you have forgottten to read the first sentence in 7:46 which reads how they will clearly invest the proceeds from the secondary shares i.e., they will reinvest it according to their reinvestment plan, which reads as follows (as taken from page 610 of their prospectus): "CREC intends to use net proceeds received from the secondary offer and any money raised from the sale of income-generating renewable energy assets to CREIT (including the proceeds received by Citicore Bulacan and Citicore South Cotabato in relation to the acquisition of the Bulacan Property and the South Cotabato Property by CREIT) to fund ongoing and future investments, development and construction of renewable energy solar and hydro plants in key regions in Luzon."

Variable rental rate equivalent to 50% dun sa sosobrang kita ng lessees. May set energy siguro na mapaguusapan na igenerate. So set na kita. Pag sumobra yung power generated sosobra yung kita. Dun kukuha ng 50%. Kung tama lang intindi ko.

For REITs, ito po chinecheck ko sa prospectus: 1. number of shares and types of shares offered (primary, secondary, overallotment shares) 2. tenant profiles/industry 3. occupancy rate 4. use of proceeds 5. expansion plan 6. reinvestment plans 7. revenue history (if applicable) Some say that the stability fund is also a factor (because of what happened to Medilines), pero di ko pa masyado naaaral ang bearing nito in the IPO as a whole. Note also that this list is not perfect. Ito lang po ang chinecheck ko personally.
