    Todd Sachs and Adam Taggart, two of my favorite financial analysts.
    Around 2006 I started to understand, the economic problems, especially for housing in California on the horizon, because of Sound analyst like Todd and Adam present currently.
    People told me no problem, don’t worry, Everything‘s gonna be all right. a few years later my house went from 100K equity to underwater 100K - I was forced to do a short sale. I told myself never again to listen to people who ignore the obvious economic warning signs.
    2 years ago we sold our N. California new house with a high mortgage, very high taxes and cost of living to. We pulled plug then retired in the Philippines. Now living in a 3Bd house in a beautiful gated community at 600/mo , (100 less than the monthly property tax of our California house). Now, Very happy.

      @@sbhg3166 I was stationed in the PI when we had big bases there. It was comparitively a lot cheaper there (4 bedroom home was $120 and the live-in maid was $60). Looking around, I think you can still get a setup at those prices but far away from any metro area.

    I’ve been a teacher for over 30 years. At one point in my career I developed a “careers” elective course, with personality theory as a starting point. I used to tell my students and their parents that while we do a pretty good job of educating everyone in our compulsory system, we do an inadequate job of preparing our students for the world of work. By addressing this we can help individuals lead more happy and productive lives which in turn can improve society at large.

      The teacher appears when the student is ready. Compulsory schooling was designed to remove critical thinking and make you look to the front of the class for the answer.

      Life lessons and financial situations are what SHOULD be a priority in schools- not 'gender theory', good grief. Do they teach civics at all now? The gen-z I see on random quiz videos are unbelievably uneducated. So sad.

    spot on analysis, as always. I’m not expert on the Fed, so correct me if needed, but in my opinion, what we’re seeing is the Fed losing ground over the past 15 years or so. They leverage different things to keep the dollar in balance, but those things aren’t working as well, like with interest rates. Aside from drastic actions like BTFP and bailouts, I think they have nothing left but jawboning. They’re essentially forced to risk their credibility for the Credible Threat to work. The longer they keep it up, the more people will realize what they’re doing and stop believing them. At that point, what is there left for them but drastic actions?..., but remember, certain assets like stocks and Crypto’s acts as a hedge. Long & short-term trading is generally safer, allowing investors to weather market volatility. I have managed to grow a nest egg of around 100k to a decent 432k in the space of a few months... I'm especially grateful to Adriana Jensen , whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

    After you've lived through a few recessions, you do know the signs.
    My personal motto is to live like you could be jobless tomorrow. Don't buy a house that you couldn't make the payments on if your income was unemployment, or even welfare. This has kept me afloat for over 30 years. When things are good, do home upgrades and save. Just be sure you can pay your basic bills when times are lean. Eventually you will be okay if you live conservatively during hard times IF you haven't gotten yourself into debt beyond your means.

    This interview that Mr Sachs has with Mr Taggart is not a doom and gloom interview. However, the interview Mr Sachs had with Peter Schiff a couple of weeks ago, was a doom and gloom interview. I follow Mr Taggert and am a paid subscriber to his channel and have always found him to be thoughtful and intelligent when talking about important issues of the day.

    I'm rushing to finish remodeling my home because prices on things keep going up. Screws and nails prices are crazy now. Every little thing is priced almost twice if not three times what it was just a few years ago.

      That is GOOD TO KNOW! happy to know my hubby and I are waiting to buy so we don't get cheated for every damn thing on products that would typically cost a few dollars only to pay 5x the amount if we need to remodel a future house we buy

      @@wxieqdsiwevbks One of the ways I offset the cost of inflation is to keep my total mortgage payment at 10% of my monthly net income. If you can keep it at that and do a USDA home loan ($0 down, but it still has closing costs) and buy something that has not been remodeled but still passes appraisal then you will get a jump on things.
      I bought a cute brick ranch for $74k in the southeast on a VA home loan (just about the same as USDA) and so far I feel fairly inflation resilient. If you can find the map of national USDA eligibility areas you would be amazed where you can use USDA loans, many in Metro areas.

      @@ingridblohm-hyde805 I don't think prices will go down either way (decoupling from China, and the Fed's response to subsequent inflation). I think prices will continue to go up until the supply chain is completely reoriented.

      I think that next, we have a once in a 100 year event. It will be one of the biggest money making, and wealth transfers in history. Skills will be needed. Most folks have not done the work so don't have skills. They are reliant on their Fincial advisor or worse just got lucky they hit the timing right of that 15 years of at or near zero interest rates. There is a huge difference between luck and skill. And IMHO we are going to see real quick who has skill and who does not.

    It would help the economy if we stopped exporting our local jobs in IT to offshore. there are millions of offshore people that have settled here in the US and displaced our local citizens and have devastated families. For what? We imported offshore non-Americans to take our jobs? I’ve worked in IT for the past 25 years and I’m one of few locals. The whole point was to has offshore resources take American jobs, but they have moved into the US. This is killing Americans and our economy. Where is the American loyalty?

      There never has been any loyalty. I’m old enough to remember the implementation of NAFTA, the de industrialization of the country. No reason to expect IT jobs to be exempt from corporations chasing the lowest labor costs.

      What Adam says at 1:35:20 is precisely what has been happening in Japan for awhile. So many houses are in need of repair. Many are empty. Housing prices are stagnant.

      Americans are addicted to cheap goods. If americans did all the job everything we buy would at least double in prices. Do we want that? I think free market capitalism works, if we let it. We haven't let it. Which is why inflation got out of hand and most are struggling. on shoring jobs will just push buisness owners to leverage automation and Ai even more. So still no jobs but prices still going up. If we don't get a reversion to the mean, and I mean a nasty one... eventually the US Dollar goes to zero and if that happens, I don't think most of this matters anyways.

      We have never recovered from outsourcing all our manufacturing mostly to China, or anywere, it should of never happened, basically our politicians sold us out,to the point,when China and Russia decide too finally finish us off,and our military can't use any equipment because all the parts and chips come from over there,which is laughable, who would put there own people in that position, our government, that's who,there is going to be pain like people never seen before,and I'm not talking Obama great recession, we're everybody had to take three vacations instead of four,it's going to be worse then 29,and all these people that have done nothing but make excuses because they think they got there little nest egg,which you will lose,will be the ones complaining the most,get ready it's coming,and nobody is coming to our rescue, nobody likes a bully

      @@stephengeorge3507 free capitalism at work.. on a global scale. FYI everything that goes into the military is American made. There are a few exceptions but those go through extreme vetting before use and it is super rare. We don't have any chineese chips on any Naval vessel. I can't speach for the other branches but I am sure it is similar. Too much risk of getting hacked in a war environment. If we bring all that labor back here... everything would be at least 4 times as expensive as it is now. So that 20 dollar shirts would be 80 bucks. I am not so sure that American's really want that even thought they say they want jobs to come back. What else might happen is all those companies say they will bring back their factories state side... and they do... and then they just automate them so there is almost no worker. Then they can still charge 4 times as much and not have to worry about the expensive American labor. We are in a very bad spot right here.

      you should watch "Real estate mindset" Travis just did an interview with a developer in Texas.
      who discovered how their county is grossly inflating property assessment to collect billions extra in taxes.
      it is insanely corrupt. i am in Maryland, just went though the appeal process and lost.
      my county jacked up my property tax 80% in the last 7 years, and want another 30% on top phased in in 3 years.
      my income didnt magically increase by 135% in 10 years, but the gov think that is a "Fair" assessment.
      my property tax is going to be around $9000! that is like 5 month rent in my area!

Only when it happens to you and people you know then more people will demand change but by then it will be too late.       This will finally give the skills industry a boost. Most of these kids coming out of college then not the brightest bulbs. AI is not gonna replace my air conditioner guy that's for sure my electrician or my plumber talk about that we need to go into.

    Just got back from San Francisco. Such a sad fall from grace in California. I have never seen such a decline in an area or seen so many homeless and drug addiction near the city. We used to love the city. Won’t be going back anytime soon. 😢

    As an old time Real Estate Broker. Here are my reasons why you don't get a call back from some Realtors on their listing's. Number 1 reason is they took an overpriced listing and they don't think it will sell at the price listed. And are waiting on the sellers to reduce the asking price. The listing agent doesn't want to waste his/her time. They can go back to the sellers and say, I told you we needed to reduce the price. At a lower price, they just might get multiple offers, which might drive up the lower price. I didn't say it was ethical for the listing Real Estate agent to do this type of strong arm tactics. But their are many unethical Real Estate agents in the business of selling houses. This industry has many problems. To be ethical in all Real Estate transactions should be a top priority, but honestly it is not.

    People don’t update their resume to show that they are unemployed because most companies will write off unemployed people when hiring.

      Employers only want to hire people who are employed! why would a person have to update their resume if they have nothing else to put on it because they haven’t worked since their last job!

    The root cause is that we have for too long worshiped money through the desire for unlimited consumption. This was planned by the forces of capitalism by we underestimated the power of greed over our moral compass which is essential to a health capitalism model. Instead, we have allow the personal wealth uplift objective to consume our minds and then the inevitable thirst for the power it gives humans when they have more than others. It is not just the leadership, but it is in the populous hence the feeder to leadership. The question is, can we find our moral compass before we destroy ourselves. Perhaps the high cost of living will entice the next gen to shed their quest for wealth and get back to quality of life metrics. We actually see this happening right now. Perhaps what we boomers see as laziness is actually an offset to this rabid unlimited consumption spiral we find ourselves in.

      People are disenfranchised. We took the conservative backbone out of society and vilified it. The people that could dig us out are busy staying off the currently beaten path, and focusing on survival. The people that can save the system are not participating, and the system doesn't want them.

    I cancelled my cable TV today. I can afford the $120 a month but everything is crap, insulting my intelligence. I haven't watched MSM news for years because they lie. At night after work I used to turn it on, but often now I turn it off because the noise interrupts listening to Todd and Adam. The Olympic opening crap pushed my last button.

    Correct! I bought my previous home in Feb 2007. Took me until Sept 2016 - 9.5 years - to sell it for what I paid for it.
    And I felt I dodged a bullet because I WAS able to stay in it until it broke even!

    I have a lot of respect for Adam and I'm a loyal listener of Thoughtful Money. Having said how can any econmic system that is based on perpetual growth be anywhere close to sustainable? Capitalism is doomed for failure by its very nature and how it destroys our real nature in its path.

    To support your premise, we had to sell my brother’s house a couple months ago, it was on the market for four months and only one offer came in. It was a stunning English Tudor home and well maintained. We had the drop the price $100,000! Then the buyer had an inspection that showed $14,000 of items they wanted us to pickup on. We split that cost and eventually sold it.

    Decline I just sold some of my Nvidia stocks to lock in profits, but I'm holding onto some for the long run because this year's economic climate isn't ideal for the company's growth potential. In addition, I'm thinking of expanding the variety in my $400K stock portfolio, but I'm not sure how to handle risks going forward.

      Keeping money in the bank is like paying banks and the Government. Here's how it works: The bank gives out your money as loan, and charge interest obviously higher than inflation rate, and then give you, the depositor, interest lower than inflation rate. That means net loss for you. That is why I prefer to invest, and on average, my advisor makes returns that always beats inflation!

    All that cheap stuff in Walmart has come at a higher price than was thought. We are a hollwed out industrial country. Re-industrialize the U.S.. Yes, things will cost more but it's worth it for us as as a country.

    Great show. Like you 40 plus years in construction and real estate. Labor prices are going to get hit very very soon here in central north NJ. Light skilled trades painting, rockers landscapers ( unlicensed stuff) are looking for work. Rare even 2 plumbers called me seeking stuff. Holding cash for my projects. Will start tackling my projects late Jan 2025 and see where labor and material costs go from there…

    If I got anything out of this program it's that the BEA is the latest abbreviation for something useless. The job I have is a Godsend. All the recruiters I typically get emails from have stopped, and if there is a lead that pops up during the week it's about 30% lower than what I've made the past two years. It's been like this since the last studio I worked for shut down in October. IMHO Ms Booth is right. The SHTF last October for me, and it hasn't improved. People who've been working steady through this in a good job since 2022 don't know how things have drained out. It's like the beach before a tsunami. It's serious, save whatever money you can.

    Todd is a small business owner that cares about his employees. Most don't. I work in a small restaurant. The servers and bartenders are basically just paid in tips (pay is $2.13/hr) The dishwasher is the one of the highest paid people in the kitchen. The GM decided he wanted more money in his pocket so he reduced the dishwasher to 3 days a week. He is now making the servers load a rack of dishes to be ran through on each trip through the kitchen so he can line his pocket with an extra $2,000 a month.

    People here in America want to live in fantasyland and not face reality today. I can't have this same conversation with family members because they don't want to hear what is real. They're in constant denial of today's situation and believe everything is fine and will be okay. I look at what the data tells me and deal with it, good or bad. It's sad people stick their heads in the ground to ignore the problem instead of dealing with it. People who deny the situation will ultimately face the consequences of ignoring issues.

    I'm in Southern California and costs here are going wild. Insurance costs have gone insane and my property taxes go up every year, even with Prop 13. If I had to buy back my house at today's prices, I couldn't afford it. Fuel prices, which impact everything, are insane. This won't end well.

    I would not categorize you or Adam as doomers. I look forward to your Tuesday night podcasts. I’m an American in Egypt, so I watch on Wednesday mornings. Funny, I was hired on at a law firm in ‘01 w/o a resume, 10 yrs later they asked me for one for my personnel file, I laughed and never did give them one, first job in the field, why bother at that point. 😂 I ended my career at that firm 22 yrs later as the VP.

    Todd and Adam, you are both good financial analysts and I share your conservative financial management philosophy.
    I like that I can count on you to articulate what’s happening economically on Main Street, but you guys could really benefit from serving even one term as an elected official at the federal, state, or even the local level of government.
    As one of my City Attorneys used to say, “any idiot can stand on a street corner and criticize their elected officials…”, but as a CPA working in local government for 34 years, I have to tell you, our elected officials deserve the respect of the public office they hold.
    Most of them work really hard to represent you and me as citizens of the city, state, and country we live in.
    You guys have made it, it’s obvious, through hard work, and a little luck.
    You have your “three buckets” full. 💵
    It’s very easy to point out all the “bad policy” of the Fed and the elected officials.
    Please recognize the incredibly difficult, even impossible job our elected representatives have to perform today.
    Maybe you guys should run for public office and share your wealth of experience for the public good.
    I would love to see you guys on the dais of a public meeting representing your constituents at a City Council or School Board meeting.
    You boys certainly have the ability to make a difference.

    When I was young families did not have the expenses that they have now. We had land lines and did not have cell phones. Today you pay for both the phone and the cell service. You pay for internet. You pay for cable. Those alone add several hundred dollars to family expense. I love all those services. I am just saying they did not exist when I was young. Plus we did not even have air conditioning as most families did not.

    Glad you guys are hashing out this unsustainable system ... it's run by idiots ... I left Wall Street and Government in the early 90's as I saw the steep decline in merit ... affirmative action was just getting going ... hiring people was like getting a root canal with pressure from HR ... I became a high end builder, till they ruined that business ... retired now and comfortable, own my home, decent nest egg ... but inflation is killing me .... I feel sorry for many of my elderly neighbors who are really struggling, especially with health care costs ... sadly, bad lifestyle, nutrition, lack of exercise are now catching up to them

    Comments on content of video. College kids and other young adults. I graduated college in 1986. My first year in college, we learned that 85% of graduates do not end up working in the field they majored in. This might have changed slightly, but it was always a fact.
    The issue over the past 10 years is; college age young adults simply do not want to work! They have been given an expectation that they will make a lot of money in a certain line of work. In essence, they are misguided and have become lazy.
    Not just young adults, many people have simply stopped trying to achieve. They prefer not to work hard. Perhaps this is the issue with realtors not calling people back. They are simply lazy! Perhaps is it they huge amount of welfare we are giving out to illegals. Everything is paid for by them. It is socialism.
    Want an example, A college kid just asked me for $50 to mow a tiny front lawn area. I run into this all the time. Contractors want to make $500/day or more.
    It is simply not the same world I grew up in.

    Starting to really like the level headed discussins here! Thank you for not being scared to be controversial and common sense! After listening for a while I'm thinking that we built our house way too soon but the off side is we have a great rate and as scary as it is we at least have a roof over our head that I'm able to pay for and we have what we need for now. I just hope I'm able to pay off enough debt before the economy really gets falling.

    Home repair prices and home remodeling or building projects are 2X-5X more than 2019. Our family helps each other to keep our homes updated and running smoothly without having to call people because of how much they are charging. We can no longer afford to have anyone fix something.

    I owned a detail ship for 27 years I sold last year and got a government job with more stability and benefits. My health insurance cost for me and my family was 1600 a month and now with government coverage my cost is now 120. Plus instead of a 10k deductible I now have a 2k. My old shop is now struggling and laying off employees. I saw the storm coming and got out before the next recession. I survived 3 major events that nearly put me.out of biz and last year felt like 07.

    I do property management for HOAs in Breckenridge, CO and the bids we get from contractors are so high that most of the time the boards decline to do anything other than absolutely mandatory maintenance work. Example: New Trex on a 20'x15' deck $17,500. It's unbelievable.

    12:00 changing career is super high risk move in America.
    American society has almost no true social safety net left. what i mean is family connection, family bonds, close friends, even stable marriage. that can support each other to smooth the transition/switch. And gov has taxed us to the brink of destitution with no savings like an oppressive landlord. you take a 30%-50% pay cut if you switch career, you take on $150k debt if you go back to school for Masters Degree for 2 years. it is pure insanity to switch career after you hit 35 year old. you will most likely be destitute, in an new job that stress you out, and you most likely would dislike it also due to the overtime, catching up, and living in austere poverty.

    I have ALWAYS said that to maintain a home the average person needs to set aside $350 per month for a 1,500 sq. ft. home and up to $700 per month for homes 3,000+ sq. ft. above and beyond their monthly mortgage payment. Subprime FHA does not calculate maintenance costs into the DTI ratio and it is a disservice to the loan applicant. ALL home lenders should be mandated to calculate maintenance costs into the DTI ratio using a tiered level based on the location and size of the home. That will ensure that people can make the mortgage payment AND MAINTAIN THE HOME.

    The simple solution is a major price re-set needs to happen in home prices. 2.5 times the income in the area where the home is located. Good underwriting standards for financed homes. Get the big funds out of the home buying business and limit ABNB's. The market will fix the home affordability problem if this is done. There will be a lot of pain to re-set the price of real estate but it needs to happen.

    Hello, I am Mr. Doom Gloom and here is my story.
    Immigrated to US legally at the age of 20 from Ukraine because I hated living in that corrupt shit hole as a typical Doom Gloom that I am.
    Worked as a car mechanic and declined every invitation to go night clubbing by my coworkers due to my Doom Gloom nature. Instead, saved every dollar to buy expensive tools cash and studied vigorously to become ASE tech.
    Like a typical Doom Gloom, didn’t see myself wrenching for the rest of my life so took a couple classes before enrolling a Uni. Like a typical Doom and Gloom, chose to major in Electrical Engineering to minimize competition thus maximizing the profit, and commuted to school daily while renting cheaply from friends.
    Once graduated, continued to rent the room like a typical Doom Gloomer to pay off my academic debt of $50k.
    Looking to buy my first house cash or close to cash in a year or two.
    Discipline is everything.
