@@bblauter I pay a state income tax, a state sales tax and a town tax. MA is known for high taxes! There is no school tax, although most of the local tax goes to the schools. If the local tax is removed, the state taxes will need to soar. I’m okay with that, because poorer neighborhoods have a lot less to spend on schools, which creates a very uneven and unfair educational system. My property taxes are now around 10k. It’s unsustainable for those retiring.

I’m in Jackson county Missouri. This county upped my property 96%. .year to year. They increased my neighbor by 117%. We had a landowner shoot 4 and two died trying to seize his property over unpaid property tax increases. He was on a fixed income..tax increase making him homeless. Court sold his $700k property on courthouse steps for $200k… sad country ….when government rips off its citizens.
Property taxes are going to be the downfall of most of us. My property taxes per month are more than all my utilities insurance, food and principal on my mortgage. My property taxes are the biggest expense that I have by far.

My assessment doubled in one year. I appealed and they immediately adjusted the value to reflect true market value with no pushback (they had nothing to support their assessment). The ease of which they caved in made me wonder if over-assessing was purposeful. I believe the plan was to double the assessments, don’t fight anyone who appeals (so they would not make a fuss on social media), then collect the excess taxes from the majority of homeowners who don’t appeal. Additionally, if one does not appeal, they pay more taxes every year thereafter. Those who appeal have to do so every year. Any year we are too busy or too lazy to appeal, the default is paying excess taxes.

That's why I like rural japan. You can have a 3,000 ft home on an acre of land and pay no more than $400 a year in taxes. As a property ages to 20 years the buildings are amortized to zero and all you're paying is the unimproved land value after that.
My husband is a veteran and we are both in our 60'. Our house in Clayton County Georgia we bought in 1989 for about 56,000 we paid taxes with small increases on a yearly bases. In the last three years the taxes went up by 1000 dollars. We are now at the point where it is more than we can afford. Both of us are unemployed but we keep working in a self employed form making less than 30,000 together. We are NOT drawing social security because it's not enough to live on anyway all the taxes would eat it up. Our house was cheap when we bought it because it was build on the lot sideways. Nobody wanted to buy it at the time according to the real estate person we had. The so called front door is actually on the side and the basement door has become the door we go in and out of the house, it is close to the driveway. The street view of the house shows what is the side of the house and some landscaping. Our house is no way a value of almost 200,000 other houses with one bathroom and three bedrooms and unfinished basement, in our subdivision sell for much less. and their house actually have a real front with a front door. We are being scammed big time. Protests are ignored. What recourse does a mom and pop have? We filed a dispute over the the taxes but have not heard a word from the Clayton County Georgia tax office. We tried to get a homestead tax exemption but this is also not accepted because we make a tad bit too much to qualify. In short they want to tax us out of our house, which is paid off. 32 years of paying mortgage and taxes and now we are being taxes out of it into homelessness. This is so upsetting to us and we don't know what to do about it.
I'm there. I am a homeless veteran and have lived in a 30-foot RV for 4 years. I camp host and clean toilets for a free camping spot with full hook-ups. It's def not glamourous and it's absolutely not living the so-called American Dream. Welcome to my nightmare! I'm 61 years old. FYI you should go to your county tax assessor's office and apply for any and all exemptions for which you qualify. Many counties have exemptions they grant to the disabled, to people over a certain age and income, to disabled veterans but they don't advertise those exemptions and you may need to re-apply on an annual basis. The county tax assessor's office should have a website and many times you can get the PDF forms, online, from that website. Good luck and God bless!

You are being taxed on unrealized gains because the thing you own has gone up in value, and therefore the taxes are increased, despite the fact you haven't sold the thing you own. My County Tax Commissioner overvalued my house by over $31,000 according to what Zillow even values it!!! 😡 I paid it because I know the Next move would be to Foreclose On My (Paid In Full) house 🏡😡😡😡 I'm a widow, 70 years old on social security! I have to put money 🤑 aside every month to pay the property taxes, but this year was really hard. 😢
We went to court when they sent a tax reassessment notice to raise our property taxes and our parents too. They overvalued their assesment comparing a 1900's built house and buildings to newer homes in area not comparing apples to apples. We took many pictures of repairs to be done and conditions, we checked county records for proper bedrooms, basement, square footage, any discrepencies in their record for assessment. We were given 26 minutes to reassess a farm with 8 structures on it. We did get some reduced but not enough. We can appeal to reasses every year but have our hands too full just surviving. My mother gets a small deduction through the state and possibly county. It's the school tax that gets you. Call your representative and ask what tax deduction insentatives you can get for local, state or federal. There is one for senior citizens up to $1000. Depending on income, your tax preparer should be aware of these insentatives. My parents get $280 ish back and they are below the poverty level. -John's wife
Call your 211 help resource line and get any help that you can. Even local church food pantries. My sister took my mother to the social security admin after my father passed and she now gets a widows pension. There is a heating program for utilities if you must. There are ways to cut every expense. There is help out there for our seniors after paying taxes all our lives and the cost of living makes it difficult to afford our homes, food and medicine. There are lots of charity organizations that received our tax payer dollars to help low income with home repairs ect. but it's hard to find that help when you need it. My prayers to you and others, there is help out there if you can find it. Some people get free free everything, but when we need help, we get a third job or skip meals or eat bare basic, turn off every light, lower the heat and put on more layers in winter, because we can't get any help. The very people who pay for others. I'm glad there is help for those who need it, Seniors, young families, single mothers our veterans, ect. As a senior my mandatory costs are food, property taxes, utilities, transportation, and medical. Food is up 25-35%, taxes are up 75%, utilities are up 20-50%, transportation is up 25-100%, medical is up 18%; my social security check is up a total of 13% over 3 years. Many will be made homeless, despite working hard all their lives, if this continues

So as we create wealth, the tax man is right there with his hand out. If we don’t pay, they take our property. So who owns our homes? The state. Agreed 100%. IMHO, based on years of litigation experience, a D.A. is not going to prosecute a complex criminal case like these because of their complexity AND the political attributes. BUT, a well crafted civil case (RICO) will get the attention of D.A.'s because those civil cases will do most of the "leg work" for the D.A. (assuming those civil cases are successful, in whole or in part). Civil case remedies can be both injunctive and monetary)

So at 62 I had to retire after health issues. In 2023 I got a,call from county requiring an in home inspection of my home. I refused their entry into my home. I do not believe the government has the right to home inspection for tax purposes. Didn’t we fight a Revolution against England for that exact issue. So the county raised the property tax this year from 80000 to over 200000. List as 1.5 bath and 1 bedroom. The property tax this year went from 1980 to 4020. I ask,if any home in my town had sold for that crazy sum… they didn’t know of one. This is extortion..and now I will loose my home that i only owe only 20000 dollars in mortgage 340 dollar payment over this monster tax bill. I,can’t pay this sum on 1700 Social Security. I will have to move out into a trailer on rented lot. Is this the American reality for seniors. I live in rural Iowa. We have no police, a poorly equipped fire department, rock roads, and pay ridiculous water and sewer bills’. My water bill is 20 dollars higher than my electric bill. How do you defend yourself from stealing from a person when the thief is your local government.
I feel for you. I moved from CA to Reno NV and my property tax went from 6500/yr to 800/yr for the same yr built and size of house. If you can move to NV, you can save a lot on property taxes by buying an older home. And no state income tax.

I was an appraiser from 2002 through 2014. The corruption is everywhere, the boards themselves that are responsible for enforcing the law ans even worse. I lost my licese because in 08 i did an appraisal for a homeowner. She was a broker and underwater. I stated the market was declining and gave a value. She went out and found new construction untis 2 miles away to justify the value she wanted ($65k more than I valued her home) She said if I didn't bring in the value she wanted she would sue me. What she did was call her friend in the city and had them go up the chain to take my license
This sounds epic. Great work! As a real estate broker associate in NJ going through that fear induced market created by covid and the mishandling of it in certain states and cities I was blown away watching home prices soar. I was even more surprised by some of the homes that appraised. I had 58 offers on a home and more than half were way over asking price. The appraiser reached out to me and asked if I had comps to which i replied yes I do, but none are close to the offered prices. At that time the appraisers were stretched very thin and many were from different areas of the state. I told him I have 58 offers and can show them redacted of course with only the offer price. Market value is what a buyer is willing to pay and a seller is willing to accept. I don't know how he conducted the appraisal, but the home magically appraised. I notice that some homes are not appraising for the ridiculous offer prices anymore so reality along with the shift have been working in. Best of luck to you and thanks for what you are doing.

That’s why basic houses have gone from 125,000 to 239,000 to 440,000. Crappy old houses that are tear downs going for 440,000. Houses are no longer affordable because to get a mortgage you would have to show a steady income of over 125,000.
Not only does this address the obvious issue of over-valued property, but also effects property insurance which is based on property values. The two issues that make home ownership even more costly and unreachable for many.
My husband and I are among millions who can not afford an attorney. The poor home owners are screwed, homelessness will go out of the roof. We can't sue anyone. These people are untouchables!

The fraud isn’t just happening through the home values being inflated. The fraud is also happening via other ways. For example: my county is running 6-9 BEHIND (that’s in addition to their typical protocol) in processing homestead exemptions. This allows for numbers to get shifted and money passed around and is exhaustive to follow, when the mortgage company starts changing the escrow analysis. It should be looked into as well. I have quite a bit of money paid into escrow that’s not accounted for possibly.
I have family from northern Maine and used to go camping and hiking with my cousin and we visited my grandfather at his lake camp. Until I owned a couple houses, I never understood why there were houses in Maine that were half-finished, no landscaping, that I nicknamed Stephen King houses. I understand why those houses were in that condition now, it was so the property tax assessor would drive by and not raise the mil rate on that house!

All a senior has to do to lower their taxes is get a homestead exemption. Either they don’t have the right guidance, or they’re not entitled to homestead because they have more than one house.
@@capecoralgreg everyone in Texas can file for homestead, not just seniors. With the fraud at the CADs and the Texas Property Code not being followed, homestead exemptions do very little to protect from the theft of equity of homeowners.

Pro se litigant here in Florida. Two federal property tax lawsuits are headed to appeals and two appeals cases are in Pennsylvania. My case was dismissed for good cause to be reopened. I’ll speak from FL Law and the constitution states all property used as a residence and used as the home of the owner is to be free from ALL taxation. Local counties under “direction” of the Florida Department of Revenue are taking an ad valorem tax which is a tax on value based on the property’s use (taxable situs) and through a mis classification of your property are misapplying a lawful tax unlawfully. There is an assumption you are the”person/taxpayer/corporation/legal entity” created by the statutes responsible for the tax. The homestead exemption is another subject but creates an illusion for them, IMHO. Of the 4 property classifications in FL, one being residential real estate, there is a requirement to file a return of income. The return triggers the assessment. We’ve put the burden of proof on the appraiser to show he/she met the requirements of USPAP appraisal and all 8 factors of FL § 193.011, (7) being the amount of income produced on the property. To paraphrase Mitch, “it is like an onion” with many layers to peel and the more you peel, the more you uncover the fraud of this taxation scheme.

Im confused about where all the money I paid in mortgage and where it went to. This home is not even worth the appraised value AFTER I bought it. I purchased a house in Ohio that a year later I still can't bring my furniture to. I tried to fight the $3000 tax. They would not reduce it a penny. I even appealed the original decision and I had my realtor confirmed that the house needs extensive repairs and still they would not reduce the tax. The government does whatever it wants and you're just a victim. There's really nothing you can do. If you don't let them extort money from you you'll lose your property.
Take lots of pictures that show the repairs that need done that devalues your home. Roof, foundation, paneling on walls, cracks in wall, no insulation, older construction, wiring, pipes ect. check your assesment card county uses to see if accurate square footage, number of b.r., bed rooms, ect. On our county interney website you can access your card and details. You can call your county to get code if you cannot register and access. They also list similar homes in our area they use to assess against your home. Note those properties against your own. If you know one has a swimming pool and you do not, newer buidings like garage ect., granite countertops (if sold on realators website recently) and yours does not, if their place has a newer roof, furnace or anything unfairly compated to, note it. If you have an old furnace, old pipes, old wiring, note it. If you have a basement that is unfinished or the basement does not span underneath the whole home basement and porches, note it. If a basement here is under 75 percent of the home, it reduces slightly, if basement or part of basement is unfinished, note it. Windows, furnace, water heater, ect. every bit helps. If they have more or less property, or extra rooms or bathrooms, note it. We can apply each year at the county courthouse for an appeal for the $25 application fee. If you don't agree with that outcome, I believe you can get a hearing with the courts, which we have not done yet to understand if worth it or not. But we have gotten some reduced just with pictures and correcting their card. It's been said if you have pictures and proof, you can at least get a 10 percent reduction, it all adds up over the years. They should freeze the property taxes for seniors. The county, state taxes aren't terrible it's the school taxes that hurt do bad. If your school has swimming pools, trips abroad, we should be able to use them too, even tho I wouldn't spend the money for a reduced abroad trip, it's our tax payer dollars. Alot of people's kid's have places of their own, some have no children. It's so wrong on the backs of hard working responsible people that have worked and saved and did without to put more on the taxpayer's back until it breaks. p.s. There are videos to help prepare you for an appeal to reduce your tax assesment. The hearing goes quickly, so you must choose the best pictures and worst repairs on top. A hand written or typed argument on neighbors land value difference so you can leave it for them to read layer, labeled with your name, address, tax parcel number so they don'tget lost in the pile. We were given 26 minutes for a farm with a total of 8 buildings. I asked for more time but was denied ahead of hearing. They even listedan outbuilding equipment garage as having a dug basement which it did not. They wouldn't change the card because the value they inflated would not show. Their computer system did not allow for exceptions. It does have a cinder block foundation under the frostline, slab concrete floor with two drains.-John's wife
Note to self, the more you improve the outside, the more the day comes they want to raise your taxes due to the improvements even though we're not reselling our homes. Your valuation is probably being based on how much you just paid for the property, since that is its fair market value (presuming it was listed somewhere for sale). If you didn’t buy the property in an arm’s length transaction (e.g., you bought it from a relative who never listed it), then the only way you can win your case is to submit an appraisal to the board of revision that values the property at a lower number. Showing up and telling the board how much necessary repairs cost will not work, since it doesn’t tell the board what someone would pay for a home in similar condition in that area. To get that information, you need an appraisal that shows comparable properties sold within 18 months of the tax lien date (either before or after). Hire a lawyer next time, instead of your broker. Boards of Revision in Ohio have gotten really aggressive in the past ten years and have doubled down on requiring appraisal evidence, and there is ample case law out there that says they can do it.

It's been brought to light in one neighborhood of many. God help us all. If you can find the right lawyer or real estate place that fights this and afford it, let me know. We went the other route and it can be appealed too. You can fight it each year too. They are valuing our property as if we are selling today when we are not. Abolishing taxes is fair but at the same time people will need to accept the real valuations of their homes. Unfortunately, many want overvaluation of their asset, but no taxes. If no taxes, people need to accept lower valuations, and so many will be underwater. There will definitely be a lot of pain to correct the situation. I for one hope it gets fixed but it won’t be easy.
Tax assessment has always been much lower than sale valuation…at least where I’m located….and I do not see these schools needing the amount of budgets they’re given every year when in the mid west where $50,000 is considered middle class income for one person in a two person income home….and teachers making $50,000 plus benefits per teaching contract…my sons teacher that he likes has 3 teaching contracts with the school and also does freelance coding and makes close to or over $200,000/year…then these teachers driving bmw and Audie’s as a daily driver complain at the students they don’t make enough to put up with these bratty students ….what? lol….u should see the amount of waste from these schools nowadays
In Cook County Illinois I bought a home for 105k and in 8 years I have paid 45k in property taxes. My home needs 50k in home repairs due to. Foundation issue. A buyer will not overpay for the values claimed by the assessors office! I currently pay 5800k per year!
Great video. As an NJ/ Newark home inspector, I have so many deals fall apart this year because of the appraisal. The buyer pays all these inspection fees, attorney fees, and appraisal fees, and then they can't even get the house because it under appraised. The most egregious was a property under contract at $200k, 1/2 duplex...Needed so much work it was only worth 60k to a local investor who owns properties on that street. Needless to say, the bank also didn't think it was worth 200k either. The previous buyer got the property for around that 60k mark and did nothing to it. Just listed it back for 200k a few years later.
I agree, I'm an insurance agent I've been talking about these issues for three years people looked at me blankly until this year when everyone's rates really skyrocketing, I have elderly people who are becoming homeless due to this and insurance costs,they also can't afford to drive anymore,it's going to reshape states that were once considered ideal for retirement.And overall it's becoming unwise to buy a home, I myself bought my first home last year and sold it within the year as alarm bells started ringing with me on expenses and weather events.
Appeal every raise. Years ago I had a jerk on a review board offer to buy my house at twice the appraised value and, having done my research, I stuck out my hand and said, "You have a deal if you'll sell me your farm for twice appraised value." The look on his face is still fresh in my mind's eye. Of course, no deal; but, the new assessment was lowered. Always fight increases to the appraised value, every dollar helps.

On the appraiaer subject: In my lifetime, i've bought some single family homes. What amazed me, starting in 1998, was that the offer i made on these homes ( some arbritary but educated 'guess' # - i'm not a realtor- under listing price) & got a contract, ALL of the appraisals for the loans sake, came in @ EXACTLY what i had offered!! Not 1 penny higher or lower! I thought: Hmmm that's kind if strange!! How's THAT work? Thanks. Now, i know! Sad state of affairs.....
Sad, im actually on my way to one of my properties because the tenant is moving out because they can’t afford the rent increase solely on property tax increase. Rent is $2500 and taxes are 10,200 going up 13-18% per year. 4 months rent straight to the gov. I called the property appraiser out and they have an army of people. Two people showed up one with clip board other with tape measure and camera. They changed nothing even though I showed them a 100 year old home falling apart with water leaks cast iron pipes etc. They are comparing my home to brand new homes a block away and I don’t have homestead and the 10% doesn’t include school taxes and they are running away with more than half the taxes.Sad I have to sell my investment because they are stealing my home.
Interesting you point out how appraisers use surrounding local homes as benchmark for, at least in some cases, inflating property value. I noticed that years ago here, and its just got worse. We live in an older, under 1000 sq ft. home (built in the 40's ). The surrounding land was once farmers field, now new subdivision. I commented to the appraiser when she talked about comparable homes to value our home. I said, there aren't any, how can that be reasonable. Her respince, "that's how we do it." Meanwhile, we have been here 20 years. We used to pay $1500. per year in property tax, we now pay $4000. per year. I said to my husband, "if we all allow this to continue, we will truly be taxed out of our homes". We live in a rather small city outside Toronto, Ontario.

Hate to inform that he will find that, more than likely, many did not swear to an oath. Which is ANOTHER whole rabbit hole of atrocities. When people went after school board bonds during the "plague", they found out that they were never sworn in and had no documentation to support a bond, etc. Yes, its real and attorney's need to ask for all the swearing in documents and bonds issued for each individual involved. Apparently, they have laws for this and it is a requirement to have it all on record.
Fannin County in Texas has alowed 3 new lakes to be built, which has lost approximately 3 million dollars in assement income in 2023. The appraisal district increased every one's taxes to make up the loss. I saw this work out in real time. My property taxes increased but my home has aged. I saw it as taking my equity. My assessment went down when Upper Trinity was buying land for their lake, then my evaluation went up after they bought majority of land. My evaluation went up again after county loss funds.
Some states, like Florida, adopted a policy called "save our homes" that capped real estate tax increases for homesteaded homes. Other states should do the same thing. Insurance has now become the biggest problem for those lucky enough to keep their low tax rates. Tough times for many.
Having a homestead does not lock in taxes up to a 3% increase. Florida property tax includes school tax, county maintenance, infrastructure etc. This causes an unlimited tax increase due to all of the tax increase regarding your property. I have known because it has been happening to me for the past 25 years.
All that does is keep the taxes low while it’s homestead…as soon as it’s not, the taxes are hiked up at an extremely high amount making it impossible for the family inheriting the property to pay the taxes and forcing them to sell…property tax needs to be eliminated altogether…once a home is paid for especially ….consider our ancestors freaked out over a tea tax! Now look at American….we are the most taxed country and people in the world and we get literally no representation for it now….in my area…they’ve raised the land value for the lot I own from $3000 to $20,000 in one year because some sucker paid $20,000 for a lot that’s not suitable for a standard home and instead he was allowed to build a tiny shed home on…which is against zoning laws for the rest of the neighborhood…im zoned for mobile homes and rural route….which makes the sale value of my home and land extremely low if I sell it…but it’s valued excessively for tax assessment…makes no sense…however one lot on this same block still has 1990s assessed value and the reason why…..they work for the city….bs. I’m protesting when the next June assessment period comes around

@@bblauter I pay a state income tax, a state sales tax and a town tax. MA is known for high taxes! There is no school tax, although most of the local tax goes to the schools. If the local tax is removed, the state taxes will need to soar. I’m okay with that, because poorer neighborhoods have a lot less to spend on schools, which creates a very uneven and unfair educational system. My property taxes are now around 10k. It’s unsustainable for those retiring.

I’m in Jackson county Missouri. This county upped my property 96%. .year to year. They increased my neighbor by 117%. We had a landowner shoot 4 and two died trying to seize his property over unpaid property tax increases. He was on a fixed income..tax increase making him homeless. Court sold his $700k property on courthouse steps for $200k… sad country ….when government rips off its citizens.

My assessment doubled in one year. I appealed and they immediately adjusted the value to reflect true market value with no pushback (they had nothing to support their assessment). The ease of which they caved in made me wonder if over-assessing was purposeful. I believe the plan was to double the assessments, don’t fight anyone who appeals (so they would not make a fuss on social media), then collect the excess taxes from the majority of homeowners who don’t appeal. Additionally, if one does not appeal, they pay more taxes every year thereafter. Those who appeal have to do so every year. Any year we are too busy or too lazy to appeal, the default is paying excess taxes.
This is the story of the year. It's unbelievable that no news networks have picked up on this yet. It's the largest fraud ever perpetrated in the mortgage business.

That's why I like rural japan. You can have a 3,000 ft home on an acre of land and pay no more than $400 a year in taxes. As a property ages to 20 years the buildings are amortized to zero and all you're paying is the unimproved land value after that.
My husband is a veteran and we are both in our 60'. Our house in Clayton County Georgia we bought in 1989 for about 56,000 we paid taxes with small increases on a yearly bases. In the last three years the taxes went up by 1000 dollars. We are now at the point where it is more than we can afford. Both of us are unemployed but we keep working in a self employed form making less than 30,000 together. We are NOT drawing social security because it's not enough to live on anyway all the taxes would eat it up.
Our house was cheap when we bought it because it was build on the lot sideways. Nobody wanted to buy it at the time according to the real estate person we had. The so called front door is actually on the side and the basement door has become the door we go in and out of the house, it is close to the driveway. The street view of the house shows what is the side of the house and some landscaping. Our house is no way a value of almost 200,000 other houses with one bathroom and three bedrooms and unfinished basement, in our subdivision sell for much less. and their house actually have a real front with a front door. We are being scammed big time. Protests are ignored. What recourse does a mom and pop have?
We filed a dispute over the the taxes but have not heard a word from the Clayton County Georgia tax office. We tried to get a homestead tax exemption but this is also not accepted because we make a tad bit too much to qualify. In short they want to tax us out of our house, which is paid off. 32 years of paying mortgage and taxes and now we are being taxes out of it into homelessness.
This is so upsetting to us and we don't know what to do about it.
I'm there. I am a homeless veteran and have lived in a 30-foot RV for 4 years. I camp host and clean toilets for a free camping spot with full hook-ups. It's def not glamourous and it's absolutely not living the so-called American Dream. Welcome to my nightmare! I'm 61 years old.
FYI you should go to your county tax assessor's office and apply for any and all exemptions for which you qualify. Many counties have exemptions they grant to the disabled, to people over a certain age and income, to disabled veterans but they don't advertise those exemptions and you may need to re-apply on an annual basis. The county tax assessor's office should have a website and many times you can get the PDF forms, online, from that website. Good luck and God bless!

People are so tied to the perceived overvaluation of their houses, especially if they overpaid or have taken out 2nd mortgages. The minute the real values become apparent many homeowners and lending institutions will be decimated. Just like the GFC!

You are being taxed on unrealized gains because the thing you own has gone up in value, and therefore the taxes are increased, despite the fact you haven't sold the thing you own.

My County Tax Commissioner overvalued my house by over $31,000 according to what Zillow even values it!!! 😡 I paid it because I know the Next move would be to Foreclose On My (Paid In Full) house 🏡😡😡😡 I'm a widow, 70 years old on social security! I have to put money 🤑 aside every month to pay the property taxes, but this year was really hard. 😢
We went to court when they sent a tax reassessment notice to raise our property taxes and our parents too. They overvalued their assesment comparing a 1900's built house and buildings to newer homes in area not comparing apples to apples. We took many pictures of repairs to be done and conditions, we checked county records for proper bedrooms, basement, square footage, any discrepencies in their record for assessment. We were given 26 minutes to reassess a farm with 8 structures on it. We did get some reduced but not enough. We can appeal to reasses every year but have our hands too full just surviving. My mother gets a small deduction through the state and possibly county. It's the school tax that gets you. Call your representative and ask what tax deduction insentatives you can get for local, state or federal. There is one for senior citizens up to $1000. Depending on income, your tax preparer should be aware of these insentatives. My parents get $280 ish back and they are below the poverty level. -John's wife
Call your 211 help resource line and get any help that you can. Even local church food pantries. My sister took my mother to the social security admin after my father passed and she now gets a widows pension. There is a heating program for utilities if you must. There are ways to cut every expense. There is help out there for our seniors after paying taxes all our lives and the cost of living makes it difficult to afford our homes, food and medicine. There are lots of charity organizations that received our tax payer dollars to help low income with home repairs ect. but it's hard to find that help when you need it. My prayers to you and others, there is help out there if you can find it. Some people get free free everything, but when we need help, we get a third job or skip meals or eat bare basic, turn off every light, lower the heat and put on more layers in winter, because we can't get any help. The very people who pay for others. I'm glad there is help for those who need it, Seniors, young families, single mothers our veterans, ect. But tough when we must sink or swim if just in a hardship situation.-John's wife

As a senior my mandatory costs are food, property taxes, utilities, transportation, and medical. Food is up 25-35%, taxes are up 75%, utilities are up 20-50%, transportation is up 25-100%, medical is up 18%; my social security check is up a total of 13% over 3 years.

As we increase the value of our property, the states increase our property tax accordingly. So as we create wealth, the tax man is right there with his hand out. If we don’t pay, they take our property. So who owns our homes? The state. Here in Florida I would rather pay income tax than property tax. The pathetic working man’s wages are so low, the income tax would be a fraction of the property tax.

Agreed 100%. IMHO, based on years of litigation experience, a D.A. is not going to prosecute a complex criminal case like these because of their complexity AND the political attributes. BUT, a well crafted civil case (RICO) will get the attention of D.A.'s because those civil cases will do most of the "leg work" for the D.A. (assuming those civil cases are successful, in whole or in part). Civil case remedies can be both injunctive and monetary)

So at 62 I had to retire after health issues. In 2023 I got a,call from county requiring an in home inspection of my home. I refused their entry into my home. I do not believe the government has the right to home inspection for tax purposes. Didn’t we fight a Revolution against England for that exact issue. So the county raised the property tax this year from 80000 to over 200000. List as 1.5 bath and 1 bedroom. The property tax this year went from 1980 to 4020. I ask,if any home in my town had sold for that crazy sum… they didn’t know of one. This is extortion..and now I will loose my home that i only owe only 20000 dollars in mortgage 340 dollar payment over this monster tax bill. I,can’t pay this sum on 1700 Social Security. I will have to move out into a trailer on rented lot. Is this the American reality for seniors. I live in rural Iowa. We have no police, a poorly equipped fire department, rock roads, and pay ridiculous water and sewer bills’. My water bill is 20 dollars higher than my electric bill. How do you defend yourself from stealing from a person when the thief is your local government.
I feel for you. I moved from CA to Reno NV and my property tax went from 6500/yr to 800/yr for the same yr built and size of house. If you can move to NV, you can save a lot on property taxes by buying an older home. And no state income tax.
Maybe someone is interested in your house and that is why they are increasing your tax.

I was an appraiser from 2002 through 2014. The corruption is everywhere, the boards themselves that are responsible for enforcing the law ans even worse. I lost my licese because in 08 i did an appraisal for a homeowner. She was a broker and underwater. I stated the market was declining and gave a value. She went out and found new construction untis 2 miles away to justify the value she wanted ($65k more than I valued her home) She said if I didn't bring in the value she wanted she would sue me. What she did was call her friend in the city and had them go up the chain to take my license

This sounds epic. Great work! As a real estate broker associate in NJ going through that fear induced market created by covid and the mishandling of it in certain states and cities I was blown away watching home prices soar. I was even more surprised by some of the homes that appraised. I had 58 offers on a home and more than half were way over asking price. The appraiser reached out to me and asked if I had comps to which i replied yes I do, but none are close to the offered prices. At that time the appraisers were stretched very thin and many were from different areas of the state. I told him I have 58 offers and can show them redacted of course with only the offer price. Market value is what a buyer is willing to pay and a seller is willing to accept. I don't know how he conducted the appraisal, but the home magically appraised. I notice that some homes are not appraising for the ridiculous offer prices anymore so reality along with the shift have been working in. Best of luck to you and thanks for what you are doing.

That’s why basic houses have gone from 125,000 to 239,000 to 440,000. Crappy old houses that are tear downs going for 440,000. Houses are no longer affordable because to get a mortgage you would have to show a steady income of over 125,000.
Not only does this address the obvious issue of over-valued property, but also effects property insurance which is based on property values. The two issues that make home ownership even more costly and unreachable for many.

The fraud isn’t just happening through the home values being inflated. The fraud is also happening via other ways. For example: my county is running 6-9 BEHIND (that’s in addition to their typical protocol) in processing homestead exemptions. This allows for numbers to get shifted and money passed around and is exhaustive to follow, when the mortgage company starts changing the escrow analysis. It should be looked into as well. I have quite a bit of money paid into escrow that’s not accounted for possibly.

I have family from northern Maine and used to go camping and hiking with my cousin and we visited my grandfather at his lake camp. Until I owned a couple houses, I never understood why there were houses in Maine that were half-finished, no landscaping, that I nicknamed Stephen King houses. I understand why those houses were in that condition now, it was so the property tax assessor would drive by and not raise the mil rate on that house!

All a senior has to do to lower their taxes is get a homestead exemption. Either they don’t have the right guidance, or they’re not entitled to homestead because they have more than one house.
@@capecoralgreg everyone in Texas can file for homestead, not just seniors. With the fraud at the CADs and the Texas Property Code not being followed, homestead exemptions do very little to protect from the theft of equity of homeowners.

Pro se litigant here in Florida. Two federal property tax lawsuits are headed to appeals and two appeals cases are in Pennsylvania. My case was dismissed for good cause to be reopened. I’ll speak from FL Law and the constitution states all property used as a residence and used as the home of the owner is to be free from ALL taxation. Local counties under “direction” of the Florida Department of Revenue are taking an ad valorem tax which is a tax on value based on the property’s use (taxable situs) and through a mis classification of your property are misapplying a lawful tax unlawfully. There is an assumption you are the”person/taxpayer/corporation/legal entity” created by the statutes responsible for the tax. The homestead exemption is another subject but creates an illusion for them, IMHO. Of the 4 property classifications in FL, one being residential real estate, there is a requirement to file a return of income. The return triggers the assessment. We’ve put the burden of proof on the appraiser to show he/she met the requirements of USPAP appraisal and all 8 factors of FL § 193.011, (7) being the amount of income produced on the property. To paraphrase Mitch, “it is like an onion” with many layers to peel and the more you peel, the more you uncover the fraud of this taxation scheme.
Wow, really great show! We just sold a rental property (old first time home from 2008) in Austin, TX because property taxes have gotten so out of hand we can’t raise rents high enough to keep the property.

I was unaware that this was happening in other states. I'm in VA and it has been less than 1 year of ownership, loan sold twice, this time increased saying not enough money paid towards escrow and then the increase of insurance. Im confused about where all the money I paid in mortgage and where it went to. This home is not even worth the appraised value AFTER I bought it. I feel like I am being robbed and do not know what to do. I'm trying to stay afloat. Meanwhile, they are trying to make me sink.

I purchased a house in Ohio that a year later I still can't bring my furniture to. I tried to fight the $3000 tax. They would not reduce it a penny. I even appealed the original decision and I had my realtor confirmed that the house needs extensive repairs and still they would not reduce the tax. The government does whatever it wants and you're just a victim. There's really nothing you can do. If you don't let them extort money from you you'll lose your property.
Take lots of pictures that show the repairs that need done that devalues your home. Roof, foundation, paneling on walls, cracks in wall, no insulation, older construction, wiring, pipes ect. check your assesment card county uses to see if accurate square footage, number of b.r., bed rooms, ect. On our county interney website you can access your card and details. You can call your county to get code if you cannot register and access. They also list similar homes in our area they use to assess against your home. Note those properties against your own. If you know one has a swimming pool and you do not, newer buidings like garage ect., granite countertops (if sold on realators website recently) and yours does not, if their place has a newer roof, furnace or anything unfairly compated to, note it. If you have an old furnace, old pipes, old wiring, note it. If you have a basement that is unfinished or the basement does not span underneath the whole home basement and porches, note it. If a basement here is under 75 percent of the home, it reduces slightly, if basement or part of basement is unfinished, note it. Windows, furnace, water heater, ect. every bit helps. If they have more or less property, or extra rooms or bathrooms, note it. We can apply each year at the county courthouse for an appeal for the $25 application fee. If you don't agree with that outcome, I believe you can get a hearing with the courts, which we have not done yet to understand if worth it or not. But we have gotten some reduced just with pictures and correcting their card. It's been said if you have pictures and proof, you can at least get a 10 percent reduction, it all adds up over the years. They should freeze the property taxes for seniors. The county, state taxes aren't terrible it's the school taxes that hurt do bad. If your school has swimming pools, trips abroad, we should be able to use them too, even tho I wouldn't spend the money for a reduced abroad trip, it's our tax payer dollars. Alot of people's kid's have places of their own, some have no children. It's so wrong on the backs of hard working responsible people that have worked and saved and did without to put more on the taxpayer's back until it breaks. No wonder there are so many families living in their cars and tents. God help them and help us all. They spend our tax dollars like there's no tomorrow. So wrong. -John's wife
p.s. There are videos to help prepare you for an appeal to reduce your tax assesment. The hearing goes quickly, so you must choose the best pictures and worst repairs on top. A hand written or typed argument on neighbors land value difference so you can leave it for them to read layer, labeled with your name, address, tax parcel number so they don'tget lost in the pile. We were given 26 minutes for a farm with a total of 8 buildings. I asked for more time but was denied ahead of hearing. They even listedan outbuilding equipment garage as having a dug basement which it did not. They wouldn't change the card because the value they inflated would not show. Their computer system did not allow for exceptions. It does have a cinder block foundation under the frostline, slab concrete floor with two drains.-John's wife

Your valuation is probably being based on how much you just paid for the property, since that is its fair market value (presuming it was listed somewhere for sale). If you didn’t buy the property in an arm’s length transaction (e.g., you bought it from a relative who never listed it), then the only way you can win your case is to submit an appraisal to the board of revision that values the property at a lower number. Showing up and telling the board how much necessary repairs cost will not work, since it doesn’t tell the board what someone would pay for a home in similar condition in that area. To get that information, you need an appraisal that shows comparable properties sold within 18 months of the tax lien date (either before or after).
Hire a lawyer next time, instead of your broker. Boards of Revision in Ohio have gotten really aggressive in the past ten years and have doubled down on requiring appraisal evidence, and there is ample case law out there that says they can do it.

It's been brought to light in one neighborhood of many. God help us all. If you can find the right lawyer or real estate place that fights this and afford it, let me know. Abolishing taxes is fair but at the same time people will need to accept the real valuations of their homes. Unfortunately, many want overvaluation of their asset, but no taxes. If no taxes, people need to accept lower valuations, and so many will be underwater. There will definitely be a lot of pain to correct the situation. I for one hope it gets fixed but it won’t be easy.
It’s unfair to the young people who own nothing and would get the true tax burden of 35T they’ll be broke servants forever to the owning class…
Tax assessment has always been much lower than sale valuation…at least where I’m located….and I do not see these schools needing the amount of budgets they’re given every year when in the mid west where $50,000 is considered middle class income for one person in a two person income home….and teachers making $50,000 plus benefits per teaching contract…my sons teacher that he likes has 3 teaching contracts with the school and also does freelance coding and makes close to or over $200,000/year…then these teachers driving bmw and Audie’s as a daily driver complain at the students they don’t make enough to put up with these bratty students ….what? lol….u should see the amount of waste from these schools nowadays
In Cook County Illinois I bought a home for 105k and in 8 years I have paid 45k in property taxes. My home needs 50k in home repairs due to. Foundation issue. A buyer will not overpay for the values claimed by the assessors office! I currently pay 5800k per year!
Great video. As an NJ/ Newark home inspector, I have so many deals fall apart this year because of the appraisal. The buyer pays all these inspection fees, attorney fees, and appraisal fees, and then they can't even get the house because it under appraised. The most egregious was a property under contract at $200k, 1/2 duplex...Needed so much work it was only worth 60k to a local investor who owns properties on that street. Needless to say, the bank also didn't think it was worth 200k either. The previous buyer got the property for around that 60k mark and did nothing to it. Just listed it back for 200k a few years later.
I agree, I'm an insurance agent I've been talking about these issues for three years people looked at me blankly until this year when everyone's rates really skyrocketing, I have elderly people who are becoming homeless due to this and insurance costs,they also can't afford to drive anymore,it's going to reshape states that were once considered ideal for retirement.And overall it's becoming unwise to buy a home, I myself bought my first home last year and sold it within the year as alarm bells started ringing with me on expenses and weather events.
Appeal every raise. Years ago I had a jerk on a review board offer to buy my house at twice the appraised value and, having done my research, I stuck out my hand and said, "You have a deal if you'll sell me your farm for twice appraised value." The look on his face is still fresh in my mind's eye. Of course, no deal; but, the new assessment was lowered. Always fight increases to the appraised value, every dollar helps.
If you toss in insurance cost to rebuild than you have another hidden tax.

In my lifetime, i've bought some single family homes.
What amazed me, starting in 1998, was that the offer i made on these homes ( some arbritary but educated 'guess' # - i'm not a realtor- under listing price) & got a contract,
ALL of the appraisals for the loans sake, came in @ EXACTLY what i had offered!! Not 1 penny higher or lower!
I thought: Hmmm that's kind if strange!! How's THAT work?

Sad state of affairs.....
Sad, im actually on my way to one of my properties because the tenant is moving out because they can’t afford the rent increase solely on property tax increase. Rent is $2500 and taxes are 10,200 going up 13-18% per year. 4 months rent straight to the gov. I called the property appraiser out and they have an army of people. Two people showed up one with clip board other with tape measure and camera. They changed nothing even though I showed them a 100 year old home falling apart with water leaks cast iron pipes etc. They are comparing my home to brand new homes a block away and I don’t have homestead and the 10% doesn’t include school taxes and they are running away with more than half the taxes.Sad I have to sell my investment because they are stealing my home.
Interesting you point out how appraisers use surrounding local homes as benchmark for, at least in some cases, inflating property value. I noticed that years ago here, and its just got worse. We live in an older, under 1000 sq ft. home (built in the 40's ). The surrounding land was once farmers field, now new subdivision. I commented to the appraiser when she talked about comparable homes to value our home. I said, there aren't any, how can that be reasonable. Her respince, "that's how we do it." Meanwhile, we have been here 20 years. We used to pay $1500. per year in property tax, we now pay $4000. per year. I said to my husband, "if we all allow this to continue, we will truly be taxed out of our homes". We live in a rather small city outside Toronto, Ontario.
And you’re not stealing from your tenants renting them a falling apart 100 year old home with leaks for $2500? What goes around comes around doesn’t it ? Be a part of the solution not the problem.

Hate to inform that he will find that, more than likely, many did not swear to an oath. Which is ANOTHER whole rabbit hole of atrocities.
When people went after school board bonds during the "plague", they found out that they were never sworn in and had no documentation to support a bond, etc. Yes, its real and attorney's need to ask for all the swearing in documents and bonds issued for each individual involved.
Apparently, they have laws for this and it is a requirement to have it all on record.
Fannin County in Texas has alowed 3 new lakes to be built, which has lost approximately 3 million dollars in assement income in 2023. The appraisal district increased every one's taxes to make up the loss. I saw this work out in real time. My property taxes increased but my home has aged.
I saw it as taking my equity. My assessment went down when Upper Trinity was buying land for their lake, then my evaluation went up after they bought majority of land. My evaluation went up again after county loss funds.

Some states, like Florida, adopted a policy called "save our homes" that capped real estate tax increases for homesteaded homes. Other states should do the same thing. Insurance has now become the biggest problem for those lucky enough to keep their low tax rates. Tough times for many.
Having a homestead does not lock in taxes up to a 3% increase. Florida property tax includes school tax, county maintenance, infrastructure etc. This causes an unlimited tax increase due to all of the tax increase regarding your property. I have known because it has been happening to me for the past 25 years.
We're still being overtaxed with inflated valuation, and on top of that they add new "fees" on our property taxes. Everyone has, and is, being robbed.
All that does is keep the taxes low while it’s homestead…as soon as it’s not, the taxes are hiked up at an extremely high amount making it impossible for the family inheriting the property to pay the taxes and forcing them to sell…property tax needs to be eliminated altogether…once a home is paid for especially ….consider our ancestors freaked out over a tea tax! Now look at American….we are the most taxed country and people in the world and we get literally no representation for it now….in my area…they’ve raised the land value for the lot I own from $3000 to $20,000 in one year because some sucker paid $20,000 for a lot that’s not suitable for a standard home and instead he was allowed to build a tiny shed home on…which is against zoning laws for the rest of the neighborhood…im zoned for mobile homes and rural route….which makes the sale value of my home and land extremely low if I sell it…but it’s valued excessively for tax assessment…makes no sense…however one lot on this same block still has 1990s assessed value and the reason why…..they work for the city….bs. I’m protesting when the next June assessment period comes around
I don’t understand how some people can outright own their homes yet their property tax cost more than the annual cost of how much some people pay for yearly rent
Thank you for giving Mitchell's full name. I've been trying to find out about this guy for a week. It's been driving me nuts after watching him on Rebel Capitalist and Real estate mindset. I'm astounded at the information and receipts Mitch has. I'd love to know how dirty things are in the Las Vegas market since Snidely Whiplash runs things in the Mountain West especially Vegas. The gravity of this situation is monumental. When you consider this in conjunction with commercial real estate CLOs China's full on collapse and the wars in Ukraine and Israel we're looking to make the greatest generation be regarded as second string amatures in comparison to those of us who live through what's coming.
