  • Thousands of people in the Las Vegas valley are struggling to make rent as experts say the lack of available affordable housing is verging the level of crisis.

    I was turned down by every apartment complex I applied to in Vegas. They required a 720 credit rating and 5 years of tax returns. Plus, they all charged between $100 and $300 application fees which you lose once they turn you down. That is the biggest scam of all.

      That "fee" should be outright illegal. It's worse when you don't even know who you applied to: Oh, you didn't apply to the Real Estate company showing the house, you applied to "BOB", our arms' length rep. He has your deposit........along with a hundred others (that's 40 GRAND), and he actually DOESN'T have any place to rent or lease. He'd just taking applications. I see that online suspicious all the time.

      They said this would bring good things for the locals, 4, years later all the stadium brought was higher cost of living. A second stadium and these people will go homeless. And they want a basketball team ~ ask these people where’s the benefit from bringing the Raiders ( high rents and high crime) that doesn’t make sense.

    In 1970, my father worked, my mom stayed home and raised us. He bought one acre of land, built a 3 bedroom, 2 full bath home for $24,000. That is what America was like back then.

      I'm a senior, I prepared for my retirement years. So many of my friends and coworkers laughed at me for buying a house, working an extra shift a week to invest, max out my 401K, drive a 15 year old car to save money. We had every opportunity to buy an affordable house that was easy to qualify for back then, unlike today.

      People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.

      Back in the "old days" ... BANKS where NOT allowed to CROSS STATE LINES because of the CONCERNS of a MONOPOLY. BUT ... that has CHANGED. Regan did well to "change the rules" to FAVOR CORPORATIONS, as well. Perhaps ... FEDERAL and STATE RULES could say that ALL PROPERTY OWNERS MUST LIVE WITHIN THE STATE??? This would be the rules ... too, to PREVENT MONOPOLIES.

    Banks, hedge funds and corporations need to be banned from buying homes to rent or to hold as investment vehicles. It’s that simple. This is getting ridiculous and lawmakers need to step in and protect the citizens that put them there to make laws that improve their lives. We didn’t put people in power to help the powerful.

    Here in Phoenix, a few large-scale landlords are being sued by local authorities for using some algorithm to wrongly calculate rent increases. Hopefully, it leads to progress and corrections.

      people were evicted because they gave mortgage loans to people that couldn't afford them. Bush wanted everyone to own a home which is a nice idea, but realistically, many that were given a loan could not even afford the first house payment. The house of cards came tumbling down.

      I believe something beyond even tragic would have to happen for rents to become affordable again such as the reinstatement of the military draft that would deplete the population. As it stands right now, even some shelters charge homeless people for an overnight stay. I believe in order to have housing most people will have to work, literally, until the day they die.

      @@eddieg6436 - Well you can say all you want about how it SHOULD be, but the FACT is that there are a huge number of elderly that ONLY have Social Security available to live on, and all the 'you SHOULD HAVEs' isn't going to solve the problem of affordable housing for them.
      It only takes one or two things to put a person on the street these days; loss of job, failed investments, bankrupt retirement plans, catastrophic medical event(s), theft of savings (scam victim), foreclosure, or eviction (for whatever reason), to name a few.

I know that sucks and no 60 year old wants the life of a poor 19 year old college kid, but that is the life they created for themselves by not ever planning for their future. Especially considering they had decades of their life where they could have bought a house for like 75k and chose not to.

    I'm a landlord. I'm old enough for social security and I absolutely sympathize with these seniors. Unfortunately on the business side, insurance has gone up for me by 25% PER YEAR the last 4 years. Materials and hardware 100% over the past 4 years. And an increase of 3% SS increase for seniors is a slap in the face. Personally I know EXACTLY who to point the finger at.

    My parents just went through this hell in Los Angeles since they are also retired. Something is going to beak if nothing is done. Seniors can't afford anything, students can't afford anything and these people asking for these exorbitant amounts just to qualify is highway robbery. Im glad a new law passed not allowing for this type of thing here but the country is on a downward spiral. Shit will hit the fan if this keeps up.

      All that "food, shelter and health care" that you're talking about come from city, county, or state coffers, not Federal. If Federal money was used it was because the city, county, or state transferred the money from city, county, or state projects that had been Federally funded.
      (i.e. Feds sends money to state for use by county for upgrading bridges - state instead redirects that money to build homeless shelters). Yes, technically, it's Federal money, but it wasn't sent to the state specifically for migrants, nor was it meant to be used by the state, for migrants.

    Several attorney generals in other states are suing the apartment management companies for price fixing and colluding using collaborative software that sets a price and they all agree not to undercut it. It's a cartel. I would like to see our attorney general start suing some people and imposing multimillion dollar fines.

    I remember when people like to talk or brag about their low cost of living area just to rub it in...now people moved to those areas and look what happen! Along with other problems that people highlight here like allowing corporations to buy up so many homes, I wouldn't be surprised if van life start to become the new trend. The value of used vans are going to go nuts if that happens!

    I was taught a long time ago that you're not entitled to live in a major city. So if you live in one, accept the risks that come along with it. There is no easy solution to housing; living in a major city is all about convenience, and you have to pay for that convenience. if the government enacts rent controls, there's no incentive to build or maintain a property; if the government owns the housing, it becomes the taxpayer's job to finance a handful of tenants who might not even have jobs, which drains the city of money. Most growing cities are the result of prior cities, becoming too expensive

I started praying and the man lowered the gun and walked out! Another time, I was walking back to my car after paying for gas. Suddenly I was PUSHED BACK against a gas pump and was literally just a couple INCHES from the car! I was on the ground, just inches from their front tire! If I had not been PUSHED BACKWARDS I WOULD HAVE BEEN HIT!

    I remember back in the 80’s, people were coming to Las Vegas to retire and just rent a small place. Of course, many are passed, but in 2008 many moved here thinking they could do the same. Not anymore. Social security would pay enough if you still have your spouse, but like me, many have passed away.

    I work in the industry and it's the same in Canada... Alberta has no rent caps so people are literally getting $900/month $10,800/ year rent increases yet the wages are not increasing at the same rate. This is a recipe for disaster.

      It's going to force some people into desperate situations and lowered quality of life. Rooms in CA are renting for $800-$1000 a month and you risk having to live with psychopaths, noise, crime and police choppers flying over your house every night. I knew a lady who rented a room and had to take a deuce in a coffee can because someone was in the bathroom.

    I am a landlord, have been doing it for over 35 years. You can thank the government for skyrocketing rents. Property taxes, and property insurance have gone up so high we have to make up this lost income by increasing the rent.     The problem is so simple the Clark County planning and zoning commission and all authorities need to be pro building areas that only allowed two stories need to increase to four stories. They need to do everything possible to increase the supply. I’ve been to Texas before where there’s literally apartment buildings going up everywhere I look and that’s what you want. You want massive building and that’s why I can get a brand new amazingly modern apartment there in Texasfor about $500 less per month in here in Las Vegas just talking about rent increases is not gonna do anything we live in a very greedy society. Everybody is trying to get rich.

    my 1 bedroom, tiny apartment went from $450/month to $1250/month. Now, do not tell me that the market increased so much to where this amount is really what it's worth? It is a total trash hole of an apt. There must be some conspiracy behind all of it

    I lived in Vegas for 2 years, wages range from $9.25 to $11. You cant afford it.

      @@Bootyeater999 You could if they lift The Wealthy Tax Cap completely. The wealthy haven't been paying their Social Security taxes on their FULL INCOME. They get to stop at $168,000 while the vast majority of people have to pay on their FULL income. The wealthy must pay their taxes like everyone else.

    For younger people, share an apartment like most of us did, I did it three times and worked two jobs for 6 years. Stuff is expensive now but in the 90's i had to do a lot to afford an apartment and i lived with another person.

      Same here. I worked several jobs while putting myself through college. I roomed with 2 other women in a small townhouse even after I graduated and got a wellpaying job. I started saving for retirement with my first paycheck, even if it was only $25. . We have gotten used to a high standard of living whether we can afford it or not -- eating out, living by ourselves, routinely getting our nails and hair done professionally. So saying, the cost of college was a lot cheaper years ago, and I think there were more opportunities to get ahead.

      Exactly-NYC and downtown Chicago as well! I lived my entire teens and 20’s in NYC and everyone has 2-4 roommates there. Vegas is a cakewalk compared to the east coast. The world has now become survival of the fittest. Elderly, children, the handicapped, the unskilled--don’t stand a chance….smh

    When I lived in North Dakota I had a studio that was only $310. It was tiny, but hey I had a roof over my head.
    There is affordable housing out there, people just need to shop around for it just like I did. Whining to the media never did anyone any good.

    This is why I chose to buy a townhome in September of 2023 instead of continuing to rent despite numerous RUclips channels that are against buying due to what they say are higher than normal prices. I looked at apartments for about 2 months before I had to move out of my rental house. They all wanted about $200 for each person's application fee that is non refundable. That's a lot of money to spend without a guarantee of getting approved and my son is staying with me. And then needing 3 to 4 times the income of the rent just to get approved only adds to the struggle. I hope she finds a place that will take her on her income. She shouldn't have to worry about being on the street.

    Social security is meant as a supplement. If you don’t save a single penny in your youth.. that is irresponsible.

      This is false. SS was originally created to keep the elderly from falling into homelessness and destitution. It was literally created for that reason after the Great Depression (by FDR). Please history more...
      Also, not everyone has an interest in savings, bonds, stocks, etc - does that mean those people deserve homelessness because they gave their physical labor and that wasn't enough? Sounds like a pretty shitty system to defend. Even a the lowest employee on the ladder deserves to be able to retire with some amount of comfort.

    Its taking two weeks or more paychecks to pay our rent. Not every hotel dept is a Union dept, and the hotels aren't paying their employees the same. So only the housekeepers and cleaners will be able to pay rent and mortgages. Nobody needs a union but pay union scale so depts dont have to go join unions!! Stations Casino/Hotels and Venetian are the only hotels that pay a living wage without being union. Bravo 👏 👏 to those two properties!!!

      According to MIT. Living wage in Las Vegas is now $22.50 an hour for a single person. It was just $16.75 in 2023.

    It is obvious to me that the reason the apartments want 3x the monthly rent is so every year when they raise it, they know the person will be able to pay it instead of deal with the hassle of moving. Late stage capitalism at its finest.
