I have an insurance business that door knocks leads. Negativity and not opening doors/talking through them is typical for me and everyone that goes into neighborhoods directly. Lots of people have been conditioned to be scared of everyone and also there's plenty of weird ones. Each odd encounter of which there are plenty... maybe most... is just one closer to the money. :)

The hedges in front of the house remove let the beauty of the brick show and pressure wash the front. The hedges going up the driveway cut real low like two feet, now piece of property. Interesting they waited for the brother to come before calling the cops. But did not call the cops on the workers.

The next-door neighbor, to whom I had introduced myself when they first moved in, was somewhat new to the neighborhood & had called the cops on me - at my own house that I 'owned' (was mortgaged) for over 20yrs! Any other neighbor would've recognized me on sight...
The house had been unoccupied for a while (super long story) & my ex had been unwilling to put any effort into the house, or come to an agreement with me about fixing it up - so it sat... now with a roll-off dumpster in the driveway - the locks had been changed - I went in thru the window...IN BROAD DAYLIGHT!
I'm a petite white woman btw - come to find out, the shady hadn't-even-signed-the-contract-yet 'buyer'.had jumped the gun & cleaned out & demo'd the house without permission! Kitchen was bare walls! No telling how many dumpster loads (&/or carry-off loads) had come & gone
I texted my ex-hb the picture of the dumpster - NOBODY knew the didn't-buy-it-yet scammer had done that - my ex-hb had already signed 2 (!, Yes 2) contracts this flipper-flop had presented, who then presented a THIRD contract...each for lower & lower... re-negotiating, then assuming the sale WITHOUT signing even the first contract! As you can imagine, this 'sale' kept stretching out longer & longer...after the fact, (non-buyer) Sanchez's plan became pretty clear
The last contract he presented was having my ex PAY him to 'buy' the house! Oh yeah, my ex even signed papers in the hospital after he was diagnosed with colon cancer! Yes! Seriously! (known to all parties involved)
I repeat, this man NEVER signed the first contract but stole/threw out EVERYTHING in the house & demo'd the kitchen entirely & bathrooms partially
my ex refused to sign the 3rd(!) contract, because it had him paying $500 to close LOL - So, Sanchez demo'd & cleared out a house HE NEVER OWNED!🤔
Oh, I almost forgot.. the mailbox was down, as well! I had actually gone there that day to check the mail bc I was expecting a packet from the mortgage company... no mail, mailbox on ground...no telling for how long
The law firm involved also tried to strong-arm my ex by sending him 'you're in default' paperwork to sign - he rightfully refused
How it ended, the house was sold about 6 months later with $20k going into my ex's pocket
...so the real criminal had no contract, no legal right to touch anything in that house, just boldly carried on as though he had the right...then cops threaten to arrest me! in my own driveway!...they wouldn't even let me take MY stuff that the Sanchez guy, or his workers, had set aside for themselves lol
the cops even said... yeah, we know this is probably your stuff lol...l'd called the mortgage company with the cops right there, but, it was a Saturday afternoon & the mortgage company was closed
So, I was told to leave the property & not come back...how's that for a true story!

Also make sure the pool has no leaks it would be a good idea to just replace seal it don’t take much all though Rene would do it cheaper I would go with the pool guy with this cus he would be able to point out other issues once the pool is drained . So in the long run you don’t end up spending more if you end up with Rene then need to turn around and use the Professional pool guy. I would have Rene kinda watch and get some free training and then give him the next job😏❤️ really good video I learned ALOT with the list you use to find homes . Can’t wait to try this 🙏

Great question. So we have a couple of options. 1.) offer the tenants a little bit of cash to vacate the property and leave in broom swept condition 2.) We factor in the cost and wait out the moratorium then evict as soon as we can

He didnt have to talk to him if he didnt want to; he couldve told the cop to leave as he didnt commit a crime; he was cool about it tho but people calling cops without a crime and without a witness is a paycheck to those who know basic law.

Besides, I would go with the pool guy, as a guy said before "he'll be able to identify any problems once the water is drained. Plus, the pool guy will not be too happy when you still have to use him to get the water ph balance, chlorene, etc, done.
That $300 extra is worth paying the pool guy for experience and time. Keep your guy working on necessities
