- There is a new affordable prefab home available in America. Last month while visiting the International Builders show in Las Vegas I heard about a new Prefab Home that had been recently been set up. At the time the price wasn’t available but I decided to check it out anyway. The unit is from Innova Homes, the exclusive distributor of Modulux in Hawaii. Kerry, generally, you know that my comments are light-hearted. Not today. I'm triggered. When I see this home I get angry because it's an opportunity that will be squandered. I rarely say this but the Modulux Home is nearly perfect. I mean, I would like to see a bigger window in the bathroom and a place for laundry. (A washer/dryer all-in-one could be placed under the bathroom sink... just sayin'.) Still, I love that the Innova Home could be built off the ground to prevent flooding. We need homes like this in hurricane prone areas of the South and these would be great replacement homes for people who've survived disasters, like the firestorm in Hawaii. Instead of our government printing endless amounts of money and using our taxpayer dollars to fund the industrial war complex, bail out banks, and subsidize corporations, we MUST demand that money be used for affordable housing. This Modulux Home is beautiful, ergonomic, could be placed anywhere, is low cost to build, and would serve people and families looking to down-size, house the working class, the poor, and yes, this home would be a great way to serve the needs of veterans and the homeless. We live in the richest country in history. We've got to stop funding billionaire interests and force the government to invest in the American people. The Modulux Home could be one very important solution to our housing crisis. This home is astounding. It's right in front of our eyes. We must demand change.
Hey David, thank you for the comment. Glad you like the home. If it makes you feel any better there have been 140 ordered for Maui, I don't know exactly who/what agency is paying for it so can't comment on that but they are being utilized.

I took a look at their website. For me, this is the best I've seen on your channel. I love everything about the interior.
This is really a beautiful studio design here and with a 65-75K price tag that means that the Boxabl Casitas finally has some strong competition.
And I’m definitely looking forward to seeing the larger 2 and 3 bedroom versions of this studio in a future video. Like, the next one ha.
Note: even tho this is a studio I personally would definitely want to somehow fit a very heavy duty washer/dryer into this small space but I’m 64 and that’s just me. Kind of like putting a big horsepower into a small car.
And heads up here…I NEVER EVER use or need a microwave. EVER.🏡
I could also definitely lose the cheap shower curtain for an upgrade to a stronger glass shower door/wall.

Though it is smaller than boxable, I like the fact that it has an actual foundation and not a home on wheels. Unfortunately, with boxable, that is all available to me in my state bummer!
Definitely would tweak a few things here and there. More closet space in the bedroom area, which is awesome.
Nice home! I'd use a Murphy bed that has a loveseat on the front, so I could have more than 1 person over to visit. In Hawaii, you could have your laundry outside, on a covered deck behind the kitchen, and maybe spring for an outdoor shower next to it. ☺️

Hmmm…I think the finishes are nice but if I’m going to live in 260 sq ft I need a high level of functionality. This home lacks functionality. The bed should be comfortably accessible from both sides. There should be an area for folded clothing like a bed with drawers. The design of the shower prohibits a vanity that hits the floor. A combo washer/dryer should be included in this design and a mini split. I think the square looking design doesn’t allow for full use of the space. The wall shelves are a waste of design as well. The tiny home industry has made so many advances and this home does not reflect innovation or creative thinking, it’s just pretty.
Great home. The layout is generally the same layout (minus the porch and wall of windows) as the Miami ADU I lived in for years before moving up north. This home is way nicer though. My favorite feature is the bathroom tiles. They look amazing. The kitchen is surprisingly nice for the size. The front porch is a nice touch. And the storage is also superb. 🏆

But where is it allowed?., no where unless you have a grandpa with a farm so you become hus ADU! We have land but minimum allowed is 800 sq feet!

Don’t want a permanent foundation … once you notice the direction of the lava flow … you’ll want to move quickly … it’s a cute studio and i agree with the Murphy bed suggestions … Maui … very nice!

I love this design. I would make some changes . The Bathroom door would make a pocket door. The closet in back of the door , would reverse put a washer dryer combo with top shelf for linens. Make the wardrobe closet the rest of the wall . The kitchen table convert to an extendable table that can be place in or outdoor . Lastly would replace bed for a murphybed .

This a great one Kerry! They sectioned it so well and there is plenty of wall space for a shelf all around the living room area. The deck really makes the small space feel so much bigger. My state of wa makes putting in anything like this hard for some reason when many cannot afford a $1400/ small apartment. It’s so sad because this could bring so many people so much peace and having been homeless twice myself while working full time, I can honestly say we treat dogs better then our own people. This would save lives. Thanks for bringing this one to us and I really appreciate your hard work. If I had money I would halo so many seniors with these. Blessings!

As I look at these tiny homes, a friend of mine always asks how I could "live in such a small space." I reply, "because I 'live' my life everywhere else, the home is just for eating, sleeping, relaxing and self-care." When I travel, hotel rooms are about the size of this unit you're showing us, and I can manage just fine in a hotel room for those things.
For a person who needs "storage space", or an "office", a "workshop", etc... or even entertainment space for gatherings... put up an outbuilding for those purposes. Why spend a lot of money trying to meet housing codes for that space when it's not housing, especially for temporary uses that add up to only a handful of hours per day or even per week? Put up a garage or a nice shed, equip it as you need for storage, office, workshop, gatherings, etc. Cost per foot is just a fraction of the price compared to more "living space" IN your home.
Of course, obviously that approach doesn't necessarily work as well for families, but definitely works just fine for a single person or a couple.
This prefab is a great choice for the price. I do think that a murphy bed would be a much better choice to let that space do double duty. The foundation is quite innovative but would it meet code? The unit would work perfectly as is as a weekend getaway. Thanks for flying all the way to Maui to check it out; we all appreciate your hard work and commitment.

The interior of this studio layout seems surprisingly spacious. I think the high ceiling contributes to the seemingly spacious nature of the interior. BTW Kerry, it would help if you reminded viewers that you're 6'11" tall (just kidding)

Make sure to update us on other models! The wall of windows got me 😍. I don’t think I saw a drain in the shower; might need that. Not a fan of elevated basin sinks because I’m clumsy and my brain can’t adjust to it. This one’s a winner! Thanks Kerry!

I like this 'cabin' look, it's much better than some of the other ones, and agreed it would be awesome to have a w/d. Maybe the side window of the bedroom could become a door, with a mudroom entrance from outside attached. (W/D and 2nd exit.)
The pier (or pile?) -type foundation might be helpful with flood area. It could be a standard concrete crawlspace foundation if needed ( with a trap door to access). Great job Kerry. ** pizza box dinner 😋**.🥶🖤🔔👍🏻👍🏻💓

I could see someone owning one of these and enclosing the porch area for external storage or to add an off-grid washer and dryer there so that the drainage water has easy access (one of the number one problems of portable washer/dryers is it's problem of leaking all over the floor)

It’s a very interesting set up. I might make it a little bigger and have a u-shaped layout with the bathroom in the middle separating the bedroom alcove on one side in the kitchen on the other. But all in all, it’s pretty good for something so small. Cheers!

I've been pretty faithful at watching your videos. You have made me aware of so much info about prefab and ADUs. I'll keep checking but to be honest...I am royally pissed off that the market but for a couple of companies you mentioned totally ignore the eastern half of the continent and areas that experience 4 seasons and winter. Not sure why most of them think the east isn't interested in these kind of homes.

Hey Kerry, video from your past post, I was taking a 2nd look at the Cavco, but while I like it, the reason for the 2nd look is, that I noticed right next to the Cavco is what appears to be a garage with a roof deck. I'm sure it's not part of Cavco because you would have added it to the show. Do you know by chance which Company it was? I'm in the market for a garage with a roof deck that I can pair with the Zennihome I'm getting. Any info would be a huge help. 😄
I'd be willing to eat Doritos in that. If this is a getaway cabin, no big need for laundry. Could always do a combo unit. They aren't even vented, somehow.

If the chairs (or mini couch) faced the wall, you could put a tv on the wall. Would have to line it up with the bed to ensure a proper walking space. In this small space, I would probably use a sofa or murphy bed. Living space is used most of the day. You only need the bed at night.
This is exactly what I need. I don't need much. I'd probably swap out the two chairs for a desk for my PC. If I need to entertain we can sit on the deck or go to a cafe. I don't like murphy beds, I prefer to have my furniture set up to how I used them, constantly having to set up or put away my bed is going to get old really quick. It's a pity I can't get this here where I live, if I could, I'd take a look at the 1 bedroom only because it may have space for a washer/dryer but if all I can afford is the studio, I'll happily take it. I can always install a shed with the washer/dryer later.

Pffft! Someone here in Orlando is selling off ALL the old Fort Wilderness cabins from Disney World on FB marketplace for 50k each, and each is spectacular. Beautiful, spacious, full featured kitchens and baths...all youneed is the land and a way to move them there!
All those cabins appear to have been sold. The seller limited relocation to Orlando, so only a handful of people were going to get their hands on one, provided always that they have land and it is zoned for a dwelling.
Laundry is often not inside a home in Hawai'i---its outside under the carport or enclosed in s small room under the carport. This is due to humidity factors and also many dry their clothes hung on a clothes line and let the trade winds blow it dry---generally faster than inside a clothes dryer. Nice design. Also---in general mobile homes, and many prefabs are not allowed in Hawai'i because they do wear out and then there is no place to safely and sanely dispose of outdated mobile homes. But this seems to be as well built or better using metal studs and actual wood paneling. It would have to have a permanent attachment foundation to withstand hurricane force winds up to 165 miles per hour. I am happy to hear that 140 homes have been delivered to Maui---about a tenth of those who lost their homes. But a good start.

No surface for PC. It could use a fold-out in "living room" space. Also, most would want a TV mounted somewhere. Over the bed looks like the only option, but awkward. I know compromises are reality, but I think most everyone needs an office area and laundry.
"Old Bay" 4lyfe Kerry! Btw, check in with @Nordic and Spruce when you're bored. Due to local ordinances here in Colorado the wheeled tiny home are likely our choice as to not have a permanent structure. They seem much more affordable than most of the ones we typically seee. All the best my friend.

$65K/260sqft base price for this clean beautiful modern studio, including furniture, is not bad at all comparatively speaking. (Other tiny home builders.) But, this does equate to $250 sqft - a bit high.
However, for those who'll say they can build it themselves for less - OK, you probably can. But for the rest of us who always smash our thumbs with hammers, I think the labor costs to build this is worth it :)
A murphy bed set-up would increase the day time living space. Two small chairs does not a living room make. Was the 2nd bedroom closet identical to the ONE YOU ACTUALLY OPENED?

A long security bar to put behind the window to keep it closed while inside. As a woman safety is important and that should be given to every client who buys one of these as a home. Privacy screen option for two of the big windows if a given to a DV victim for all the windows. Or if someone has ptsd or cptsd it’s an option as m that would be so dope, a privacy screen for the bathroom since you’re on the first floor. A washer dryer so you don’t have to leave to do laundry, a security system for all around as we are low to the ground people do have odd human behaviors. I would love a comfy but firm corner sectional instead of the two chairs the table and chairs would all go on the porch. So I can do yoga or dance. The chairs and table on the porch so I can eat breakfast outside and sit and get some sun or say hi to neighbors and read outside should the mood strike me.Rails for the porch.

Incredible Tiny Homes REALLY has affordable homes. 8' x 24' for $25000. YES!
Lastly, Modhouse can ship buildings to any location via 4 cylinder vehicles.
It's a spare and efficient unit but instead of having a wall of glass, one of the three panes should be filled in so that there is somewhere to put the television and perhaps a tall, shallow cupboard. I would also forego a bed in favour of a fold out sofa so that more than two visitors are not sitting on your bed.

The big glass front door is really nice as is the bedroom closet, those are really the stand out things, IMO. Bathroom is not bad, either, but the rest is just not very practical. Where would you even place dishes to dry after washing them? I don't know why they don't remove the deck and pergola and increase the actual living space by that amount. They could still make the deck and pergola as an optional add on.
