This building is clearly built for the west with high energy costs and non functional for a Ghanaian climate. That pool should be in a courtyard, that large lot should be the courtyard with greenery and large verandas to take advantage of Ghana’s year around nice weather. Instead people are forced inside their homes and having to spend money on electricity all day.

Not too bad. Lack of space is what rule out this house for me and it is not the only one in Ghana missing this important element of living for modern houses. You are right! I bought 3 plots in Gambia. One is reserved for a garden and animals. I told the developer not to cut any of my trees. I will build around them. I am building a pool, but it will be surrounded by a garden, fruit, nuts and coconut trees. It’s how I pictured Africa as a child. Rustic with a modern flair.

$400,000USD price tag is very expensive. But I guess everyone doing real estate now in Ghana are looking to sell their homes to the diasporans. These prices in Ghana are not sustainable that is my 2 cents.
Diasporans need to stop supporting. This is not right it's pure greed. I live in the diaspora and CAN afford the price tag, however on principle I wouldn't purchase. Locals are being priced out of their own market. Diasporans need to explore other African nations to relocate to, which I've seen a few videos they are branching out. Let the Ghana market deflate.

for this price point, owner should have a large garden, less concrete floors and more than 3 bedrooms..... if you aren't in a rush you can build a better home with that same amount a good quantity surveyor.

I agree, the most it cost to build this house is $200,000 plus plot. The markup is very high, usually 25%. Therefore, the price should be $300,000, plus lot. At least that is the cost to build in Atlanta. The lots in some parts of Atlanta would be higher.
The Vertical garden at the entrance aren’t vegetation. they are artificial plants for aesthetic. Rather than stamping the whole house surrounding , you should have considered vegetation. the whole environment is completely hard landscaped which is bad.

The kitchen is so boring! Kitchens are supposed to be like the best space in the house and the selling point . He needs to research more on current kitchens. However, the pool area is beautiful and love the smart features. The rain shower is a great touch.

Man, Africans really really really really really really really really like American and European buildings. I have never seen a single African styled building in any Ghanaian video. Question, does Ghana not have local architects or traditions you guys can pull from, what exactly is the obsession with replicating buildings suited for European and American climates for an equitorial country like Ghana? The only video I've seen approaching a more suitable living space was by the Orthner and Orthner architects, and even that was only about 30% African, though they admit this even on their website. It's just fascinating, how can an entire continent have zero architectural traditions? Anyway, cool video, keep up the good work.
What's American and European about this house? What makes it so? By the way, the American and Europeans use wood to build their houses, Ghanaians use concrete to build. That's a major difference. For style, it's contentious to attribute one any style to any country when it comes to bldg.

This house nice but basic. It’s very expensive for a three bedroom and an out house. There is no space at the sides but the pool is a plus. Could developers be more generous with the land as outer spaces mean a lot to some of us.

I just love this house. My only vice with it is that it is not child friendly. There is no space outside for children to create memories: no grass; no where to put a place structure or a garden.
I must say I love some of these features that accommodate women. We women do three jobs to make clean home care for husband , do family life comfortable. I see this home has such facilities for her never ending natural feminine hormonal driven behaviors to be stylish homemaker for husband children,self. The pantry is a must the walk-in closet is a necessity the soaking tub so she can massage her husband and self from stress is always of emergencies daily do. The pool to help clean/ entertain children at home. The only reason I even took my time to watch this video was because of the title. Ghanaian person doing this thing. I never was satisfied with the answer. I’m looking for Ghanaian building products somewhere cabinets sustainable finishing or furniture. I not heard to tell you how to do your business. Their are 1.4 billion people on that continent and 8m just looking for the collective that is going to put my resources in the pockets of the people I face on the streets that are homeless or that are robbing my fellow sisters. I refuse to keep dishes out my pennies to heal my pain while some fat cat cat catching all the mice. I know it is not easy to train people ! I know businesses want money yesterday. I’m not willing to bank up outside my community. Them rich people will never shop at the street markets or the local food trucks but I have too. I have too support my community. I’m looking for companies making that effort that investment like I have to. The employing of 70-80% Ghanaians on these jobs is for the future of my life my my neighborhood my children need a working man to marry. Every culture does that . This video came to me. I agree, the most it cost to build this house is $200,000 plus plot. The markup is very high, usually 25%. Therefore, the price should be $300,000, plus lot. At least that is the cost to build in Atlanta. The lots in some parts of Atlanta would be higher.
Having said that I love the house. So very comfortable.
The Vertical garden at the entrance aren’t vegetation. they are artificial plants for aesthetic. Rather than stamping the whole house surrounding , you should have considered vegetation. the whole environment is completely hard landscaped which is bad.

The kitchen is so boring! Kitchens are supposed to be like the best space in the house and the selling point . He needs to research more on current kitchens. However, the pool area is beautiful and love the smart features. The rain shower is a great touch.

Please help me out... is it not possible to build this house for way lesser than $400,000? Lesser than $50,000 or am I just ignorant? Because I think the smart home stuff don't do much justification, cause those features can be achieved with a much lesser budget....

Man, Africans really really really really really really really really like American and European buildings. I have never seen a single African styled building in any Ghanaian video. Question, does Ghana not have local architects or traditions you guys can pull from, what exactly is the obsession with replicating buildings suited for European and American climates for an equitorial country like Ghana? The only video I've seen approaching a more suitable living space was by the Orthner and Orthner architects, and even that was only about 30% African, though they admit this even on their website. It's just fascinating, how can an entire continent have zero architectural traditions? Anyway, cool video, keep up the good work.

What's American and European about this house? What makes it so? By the way, the American and Europeans use wood to build their houses, Ghanaians use concrete to build. That's a major difference. For style, it's contentious to attribute one any style to any country when it comes to bldg.

Beautiful house! The kitchen is pretty sparse, not enough cupboards and where is the exhaust for the stove? Laundry needs to be somewhere else. Better landscaping outside please. Overall look gorgeous!

This house nice but basic. It’s very expensive for a three bedroom and an out house. There is no space at the sides but the pool is a plus. Could developers be more generous with the land as outer spaces mean a lot to some of us.

I just love this house. My only vice with it is that it is not child friendly. There is no space outside for children to create memories: no grass; no where to put a place structure or a garden.

I must say I love some of these features that accommodate women. We women do three jobs to make clean home care for husband , do family life comfortable. I see this home has such facilities for her never ending natural feminine hormonal driven behaviors to be stylish homemaker for husband children,self. The pantry is a must the walk-in closet is a necessity the soaking tub so she can massage her husband and self from stress is always of emergencies daily do. The pool to help clean/ entertain children at home.
The only reason I even took my time to watch this video was because of the title. Ghanaian person doing this thing. I never was satisfied with the answer. I’m looking for Ghanaian building products somewhere cabinets sustainable finishing or furniture. I not heard to tell you how to do your business. Their are 1.4 billion people on that continent and 8m just looking for the collective that is going to put my resources in the pockets of the people I face on the streets that are homeless or that are robbing my fellow sisters. I refuse to keep dishes out my pennies to heal my pain while some fat cat cat catching all the mice. I know it is not easy to train people ! I know businesses want money yesterday. I’m not willing to bank up outside my community. Them rich people will never shop at the street markets or the local food trucks but I have too. I have too support my community. I’m looking for companies making that effort that investment like I have to. The employing of 70-80% Ghanaians on these jobs is for the future of my life my my neighborhood my children need a working man to marry. Every culture does that .

This is my dream business in Africa. Well, kind of…I want to build quality, AFFORDABLE, housing specifically for locals (not necessarily investors) on the continent.
Remember, this is only a half plot on which this house sits. And mostly it's in North America where one bedroom is a size of 2+ standard rooms. But in most other countries like in Asian countries (eg, Japan, Vietnam, Korea), the spaces in the houses are similar to this house.
In fact, most home designers nowadays are beginning to focus on functional spaces than just large, idle spaces in a house.
