    Wow, I’m so excited to see how your house will turn out once the entire project is complete! Speaking of flipping houses, I truly believe it’s a profitable venture. I’ve done it multiple times, and the returns have been impressive. However, I think success largely depends on the location.

    You might look into a dome house made out of hempcrete. According to their studies its good for typhoon and hurricane weather. You might research and look into it. May you have a wonderful great Blessed Merry Christmas to you and your family. God bless you all 🙏 💖

    You can also turn a portion of your land into an airbnb or a camping site. Surely it'll attract lots of tourists

    Solar panels are definitely the way to go, especially with all that sunshine, as well as backup batteries. Generators are too noisy and require fuel.

    Very good! You can have your own house now. Like FinnSnow and Soulhagen they have their houses now. Even if you travel anywhere in the world you have home to go back to. Nice planning.

    Being that your area is typhoon-prone, have you not considered a more "typhoon-proven" structure? Like filled concrete walls or concrete slabs? On our island (Guam), concrete homes with concrete roofs have always proven to be safe (of course weak or hallow doors and uncovered windows are areas to protect)

    I'm 24 years on west coast of Cebu . Our walls are 1 foot thick cement with connecting steel bar web connecting floor ceiling and walls. Odette typhoon destroyed awnings but three floor House undamaged. All stick built homes miles in all directions destroyed. Steel very well coated against rust also seems strong. Stringest typhoon in 30 years did damage several wundows. Direct hit typhoon LEAVE WINDOWS, DOORS OPEN AND JUST WET VAC AFTER TYPHOON. WISE

    I visited Mykonos, Greece, and I suggest checking how they build their homes. Due to the weather in Siargao, I think it will be a good idea.

    Hopefully, the oversupply of condos in Metro Manila will bring the prices down as I'd love to buy one soon! The construction boom in Metro Manila and the Philippines in general is still non-stop though as real estate developers continue to build! 😊

      @@jacolyn12 Building infrastructure is mainly the government's job and not the private sector although the gov't can collaborate with them through Public Private Partnership (PPP) projects like what they've been doing right now with the airports, expressways & railways. These condominium developments are mostly funded and built by the private sector!

    By next year DOTR will start constructing Siargao airport. Gradually they will start bringing international flight in Siargao as foreign tourists start coming and the island is becoming popular in the world.

    Siargao is getting more and more popular and the land price there is getting higher. The good news is the island isn't attached from Mindanao main island which is a big relief to future owners of properties. As we all know Mindanao has negative impact in everything.

    Solar is definitely way to go. I believe that business management set aside solar because if they listened to installers, they will ask a hefty sum to power a house let alone a business but they can make it work without mistakes. My solar is DIY from a solar fan to 3KW in a span of 5 yrs and lots of RUclips solar tutorials and tons of mistakes.

    The sea in siargao is so wavy its really good for surfing. I hope the local govt. In siargao is not corrupt and make siargao very clean especially the seashore and limit infrastructure.. make siargao natural beauty not full of infrastructure

    That is really good massive parcel of land. 8MFH, stick to the plan in Siargao as it is getting really popular over there. One of these days, the land cost there would be very expensive. Well done for what you have done so far.

    Wish you all the best for the year 2015 plan for your new house 🏠 it’s not nice to buy condo because you can’t have a garden to plant your veggie and I think there might be restrictions. And it’s limited space.

BTW, if you are able to live here for ten years you can apply for citizenship and you would be able get your own land. Also, if the government notices you promoting our country they can grant you citizenship fast just like "Becoming Filipino".

    It’s not over building that’s the issue, it’s simply affordability. There’s only a finite number of people that can afford to buy land, home, condos and the wealthy eventually quit buying as it’s no longer profitable. Prices do fluctuate however I’ve witnessed an upward trend for years and a correction downward always happens.

    cubo is the best option. you dont need to spent too much money for cement type house because no structure is strong againts nature like category 5 typhoon etc.

    You can probably fit few small huts or houses there for future investments as Siargao is seriously getting very popular to tourist. That will be a good investment prospect.

    Do you really want to paint a dark color on the house? It looks metal on the outside? Because it can get very hot (your AC may have to work hard) unless it's lighter color.

    the condo boom was meant for the expected influx of foreign tourists and expats mainly for chinese market.. if u remember a couple of years back there was a need for this esp in manila ..but because of the change of leadership and along with it the change in foreign policy and the closure of pogo operation, the chinese market was nearly gone.. while many of the new properties has just finished,, there is actualy no more demand..

    It's not practical to buy a condo.its something that will not last forever unlike a land. Its value would be always go up in the long term.

    It is not really practical to buy property if that is not your final home destination, or real home sweet home just rent , and it is so difficult to sell it out too.

      If you want it as an investment property and can pay cash, buying property can be very profitable. Not Condos...but House and Lot. Lots can also be good if its the right area.

    I am given to understand that Non Philippines can't own land in the Philippines unless it is less 47% of the value with a Filipino, the Filipino has the majority share, you can own the house but not the land, Is this not the case on Siargao Island? If it is not the case, the title deeds are not in your name, even though you may have a bill of sale, how do you get over this?

    wouldn't it be worth more to buy land in the Philippines with the predictable cycles of down trend and uptrend? as oppose to china, japan, the uk or europe and usa where it's a perpetual up trend in price even when people are struggling to buy groceries, the moment you sell it's almost impossible to buy another land or property for cheap while inflation eats off your profit.

    So, you say you bought land. But are either of you Philippine citizens? My understanding is you have to be a Filipino citizen to own a "titled" property. And, your limit as a citizen is 5 hectares. So, do you or would you own the title or is it a legally own a residence or a long term lease from the true landowner? You should make this clear and not give people the impression that foreigners can own land in the Philippines without some caveat.

      @@catalinacleoferohm6405 Well, I just checked out all their videos on buying land. And the most he said about the details of land ownership was zero. He mentioned only that they saw a lawyer and the paperwork's were complete. So, if you can provide the link where he specifically addresses land ownership by foreigners, i.e. titled or non-titled or lease or LLC, or even capital gains tax, I would appreciate it.
