Being that your area is typhoon-prone, have you not considered a more "typhoon-proven" structure? Like filled concrete walls or concrete slabs? On our island (Guam), concrete homes with concrete roofs have always proven to be safe (of course weak or hallow doors and uncovered windows are areas to protect)

Odette typhoon destroyed awnings but three floor House undamaged. All stick built homes miles in all directions destroyed. Steel very well coated against rust also seems strong. Stringest typhoon in 30 years did damage several wundows. Direct hit typhoon LEAVE WINDOWS, DOORS OPEN AND JUST WET VAC AFTER TYPHOON. WISE
Hopefully, the oversupply of condos in Metro Manila will bring the prices down as I'd love to buy one soon! The construction boom in Metro Manila and the Philippines in general is still non-stop though as real estate developers continue to build! 😊

These condominium developments are mostly funded and built by the private sector!
By next year DOTR will start constructing Siargao airport. Gradually they will start bringing international flight in Siargao as foreign tourists start coming and the island is becoming popular in the world.
Siargao is getting more and more popular and the land price there is getting higher. The good news is the island isn't attached from Mindanao main island which is a big relief to future owners of properties. As we all know Mindanao has negative impact in everything.
Solar is definitely way to go. I believe that business management set aside solar because if they listened to installers, they will ask a hefty sum to power a house let alone a business but they can make it work without mistakes. My solar is DIY from a solar fan to 3KW in a span of 5 yrs and lots of RUclips solar tutorials and tons of mistakes.
The sea in siargao is so wavy its really good for surfing. I hope the local govt. In siargao is not corrupt and make siargao very clean especially the seashore and limit infrastructure.. make siargao natural beauty not full of infrastructure

It’s not over building that’s the issue, it’s simply affordability. There’s only a finite number of people that can afford to buy land, home, condos and the wealthy eventually quit buying as it’s no longer profitable. Prices do fluctuate however I’ve witnessed an upward trend for years and a correction downward always happens.
cubo is the best option. you dont need to spent too much money for cement type house because no structure is strong againts nature like category 5 typhoon etc.
You can probably fit few small huts or houses there for future investments as Siargao is seriously getting very popular to tourist. That will be a good investment prospect.
Do you really want to paint a dark color on the house? It looks metal on the outside? Because it can get very hot (your AC may have to work hard) unless it's lighter color.

the condo boom was meant for the expected influx of foreign tourists and expats mainly for chinese market.. if u remember a couple of years back there was a need for this esp in manila ..but because of the change of leadership and along with it the change in foreign policy and the closure of pogo operation, the chinese market was nearly gone.. while many of the new properties has just finished,, there is actualy no more demand..
I really don’t think the house will follow through. They either won’t be able to afford the current cost to build or something will happen that they will need to divert monies to that emergency.

It is not really practical to buy property if that is not your final home destination, or real home sweet home just rent , and it is so difficult to sell it out too.
If you want it as an investment property and can pay cash, buying property can be very profitable. Not Condos...but House and Lot. Lots can also be good if its the right area.
I am given to understand that Non Philippines can't own land in the Philippines unless it is less 47% of the value with a Filipino, the Filipino has the majority share, you can own the house but not the land, Is this not the case on Siargao Island? If it is not the case, the title deeds are not in your name, even though you may have a bill of sale, how do you get over this?
wouldn't it be worth more to buy land in the Philippines with the predictable cycles of down trend and uptrend? as oppose to china, japan, the uk or europe and usa where it's a perpetual up trend in price even when people are struggling to buy groceries, the moment you sell it's almost impossible to buy another land or property for cheap while inflation eats off your profit.

Solar panels are definitely the way to go, especially with all that sunshine, as well as backup batteries. Generators are too noisy and require fuel.

I visited Mykonos, Greece, and I suggest checking how they build their homes. Due to the weather in Siargao, I think it will be a good idea.

It's not practical to buy a condo.its something that will not last forever unlike a land. Its value would be always go up in the long term.

They have family lives in Cavite and some business in Clarks for sure they know what they are doing.
