Passivhaus rooftop flat adds level to 1930’s Mexico City home

  • Alejandro Herrera was commuting two hours each way into Mexico City for architecture school when he turned a vacant rooftop into a tiny home in the city center. In the heart of the very desirable Roma Norte district his new home measured just 42 square meters (450 square feet), but it opened to a garden terrace of the same size.
    The initial home was built with a steel frame and plywood and glass panels (to keep costs down). Seven years later, the exterior had deteriorated with the weather and Herrera decided to create Mexico’s first Passivhaus (the very demanding energy efficiency standard from Germany) to cut energy costs. With a tight insulating envelope, the current home uses two-thirds less energy.

    Had an opportunity to stay in this space when it was utilized as an airbnb. It's quite an adventure to get up there, but once you do, it's absolutely fantastic!

      The EU EPBD (Energy performance of buildings directive) is closing in on this. Passivhaus will be mandatory in the near future.

    It’s odd how in Mx most of my family members have solar boilers and panels while in the US people are mostly depended on fossil fuels for everything. We are getting there but if government would help a little more we could all be consuming less fuel a bad thing for profits 🤣

      big time... solar is already cheaper than dirty energy in so many places but the US gives so much subsidy to oil and gas. needs to change

      It is a bad thing for profits! If anything America is hurting because even though military actions keep oil prices in check, the costs only transition to the federal level and at the end it's the tax payers that pay the price. System however can be played so well if you buy a mobile home and install it on a shared plot in the suburbs and drive a compact car. You can then change the horrible premade interior of the mobile home into actual plaster, add a skylight etc.

      Well, one aspect of it is that much of Mexico is significantly closer to the equator than much of America, and gas lines to all homes are much more common in America. But anyway that is just one aspect. It seems like they should make laws and government incentives in all countries to enforce or at least strongly encourage integrating solar water, solar power, and perhaps wind energy into all construction and renovation where possible.

    I was born in this beautiful city. I'm not sure I'd like to go back to live due to the heavy seismic activity in that area.-- I'd be much more at peace in this little space since it was built on/with steel beams. I'm not in love with the minimality of this place. I love the terrace, but the whole feel is that of an empty garage with its door open.

    Beautiful! A home with a view is great any day. He really took advantage of the space and made it his ow for his famiy. Great job!
    I would love to read his thesis. And hire him to built roof top homes on buildings here in southern california. This is definetly more affordable then the homes here for sure.

    That is so cool. My parents have a house in Mx and those rooftops are under used. My grandmother would keeps her plants up in the room. I think I want to try something like that later on so when I come over to visit from the US I can stay on the rooftop.

    Hasnt OSB been proven to be toxic under heat, thus not suitable to use as inside walls material instead of plywood?

      (the reason for that is that its pieces of scrap wood literally glued together - literally living inside a house of heated glue that evaporates toxic chemicals doesnt seem like a good idea to me)

      Roofs are in general built with osb. You are correct though, it is definitely more toxic when heated BUT they did lacquer it so a lot of the evaporations are kept in check.

      It depends. Toxic osb is made with formaldehyde. There also is a non - toxic osb, not made with formaldehyde. I don't know which he used, but looks like it's covered with a clear - coat, fwiw.

      D Ishappywithlife it seems like there is a lack of revision for this project when it comes to materials as well, so i wouldnt be surprised if the statics werent thought through either.. probably not so strict building guidelines in mexico

      Well the host said that they built their living area on top of an apartment building built in the 1930's. I wonder they are still living up there after the massive earthquakes in Mexico city last year.

    Se ve agradable el lugar ¡Pero barato no ha de ser a pesar de lo pequeño del espacio! Conocí a un cuate que vivía en la colonia Escandón cerca de la avenida Insurgentes y literalmente rentaba un cuarto de azotea con baño compartido ¡Por tres mil pesos! ¿Cuánto tendría que ser tu sueldo para rentar minicuartos de azotea de 15 o menos metros cuadros? ¿Y sólo porque es la Roma, La Condesa, la Del Valle o la Narvarte? En ese sentido como que algo no me cuadra ahí...

      I did mean 2017 haha but last I heard this particular neighborhood is/was very up and coming so to speak, and according to my source it was up in the air whether people want to come back to the area dm invest and modernized the place since the quake left a very bad aftermath. I would like to know more if anyone knows.

    Mostly good with only a couple of problems. Number one being how this sort of wild building has completely destroyed the city I reside in, turning downtown to favelas as everyone built whatever they wanted on top of existing structures. Second, much smaller problem is that if you are in heels those metal exterior stairs as well as the walkway to the apartment will be a nightmare to walk up and over. Other vise a very clean and modern space that can not be qualified as small due to the terrace that is private.

      Which is what they did, but 3 inches of rockwool might be enough in Mexican climate. In Europe for a passive house standard you would need like 10-12 inches of rockwool insulation plus triple glassed windows.

    Love Mexico and all the old architecture in Mexico City. This is also a lovely apartment. Just cannot understand people in other countries wanting to live in huge houses with 20 meter sofas! Unless it is to show the gross ugliness of "Look what i have" syndrome. You can only sleep in one place, eat in one place and sit in one place at a time.

    The mention of how hot the unit gets combined with the whole thing lined with OSB (toxins) scares me around those little ones. I'm sorry. Old ones too.

      Roy B You're missing the point that he took it apart, and rebuilt it with insulation. Therefore, it no longer gets so hot. Also, you don't know if he used toxic osb or nontoxic osb.

    maybe it's because I'm in the USA but this was like camping in my restaurant kitchen. walls metal shelving and all. moving partical board walls. did not like this space. been watching the rooftop housing all over Europe and how fantastic they all look. This really disappointed.

    I'm not feeling this house. Don't get me wrong, it's a nice house and it's clear the guy put a lot of thought and effort into it, but I don't think it's anything special. I don't know, maybe it's because I hate the way those OSB panels look - they remind me of the back of a van.

    Why stop there, keep building up on top of the other roof. My mom built an additional room in the terrace twenty years ago and we didn’t think it was worth a vídeo about it.
