    Smooth as butter. Had me laughing when they talked over each other cause Charles couldn't hear :) Patty, the wife, helped sell Charles on the deal. Should hire her when you talk to other elderly couples for third party validation!!! Love the comfort level you built because your inflection showed you were being authentic and real!

    We’ll I’m no Pro like Pace… my honest feedback… seemed confrontational at times… the Mazarati comment could have been received bad (it wasn’t with this seller but with someone else it could be). I think Pace walked a fine line, did great keeping the dialogue open. In the end, he’s the stud, I’m not so - I gotta learn to communicate my seller financing proposition to the seller as well as Pace. Thanks for the value add man!!!

      @@PaceMorby I just got off the phone with a FSBO seller who wants a little more than what I can do on a wholesale deal. I pivoted to the seller finance using the exact same technique I just learned and he’s going to call me tomorrow after he talks it over with his siblings. I would have just let the deal go had I not heard you deploy that option like that. Man big props and thanks for all you do!

      The money is made through the hold, where the renter pays down the principal and interest, he can also wrap it as well where he can offer a consumer end buyer with no credentials a down payment option to purchase the property with an extremely high Interest rate like 10-12%

    For seller financing deals with a balloon payment after 15 or 20 years, do you still use a 30-year amortization schedule? And is it a traditional 30-year amortization schedule where the interest will be mostly front loaded at the beginning?

    How do you cash flow if they want monthly payments the same as the rent?

      You can't if your exit is to rent. You can look at other exit strategies like Airbnb, lease options, or seller finance, or you can tell the seller flat out that won't work because rent = your monthly payment to them.

When you say a lease option as an exit strategy, are you assuming that the new leasee will pay more rent to you than what is owed to Charles and Patty, thus giving you some cash flow? And how would seller financing work as an exit strategy that would give you cash flow? You turn around and seller finance the house to someone else who is paying more? Thanks! Your creative solutions are beyond inspiring!
