You are like a communication ninja! I'm continuously impressed by your ability to not take "I'm not interested" as a "no" but rather that you need to explain the concept better. Well done 👏
This conversation unlocked the key to overcoming an objection I deal with constantly in my sales job. So simple and powerful that I can’t wait for that objection now! Freaking awesome! Thank you Pace!
Smooth as butter. Had me laughing when they talked over each other cause Charles couldn't hear :) Patty, the wife, helped sell Charles on the deal. Should hire her when you talk to other elderly couples for third party validation!!! Love the comfort level you built because your inflection showed you were being authentic and real!
Your fucking amazing pace…immense value and transparency… they were stunned at how easy and straightforward you made seller financing, and having them in control of the decisions to make while maintaining the authority and professionalism… I know this one closed and another life impacted! Can’t wait to join your mentorship this year!
Great job listening and communicating! They thought the best solution was just all cash, and didn’t realize there could be a better solution. You got more info without really asking! Moved toward a solution to help them!
This was a good call. I really appreciate how you are so transparent and respectful with the older couple. Your questions were direct and you asked good questions to get more clues of their situation. Good lessons. Thank you!
@@PaceMorby your patience and the confidence you have when talking with the seller. Love how you used the bank example to get them to give you their number
We’ll I’m no Pro like Pace… my honest feedback… seemed confrontational at times… the Mazarati comment could have been received bad (it wasn’t with this seller but with someone else it could be). I think Pace walked a fine line, did great keeping the dialogue open. In the end, he’s the stud, I’m not so - I gotta learn to communicate my seller financing proposition to the seller as well as Pace. Thanks for the value add man!!!
The thing is most people are of the same mindset and at times it’s hard for them to realize there’s a better way. And most only know what they know or what their cousin’s best friends uncle’s nephew told them.
Pace wow this was amazing . Do you have the continuation of this conversation? I want to hear what happened the next day and how this ended . It’s like watching a great movie and I have to wait for part two lol
@@PaceMorby I just got off the phone with a FSBO seller who wants a little more than what I can do on a wholesale deal. I pivoted to the seller finance using the exact same technique I just learned and he’s going to call me tomorrow after he talks it over with his siblings. I would have just let the deal go had I not heard you deploy that option like that. Man big props and thanks for all you do!
That was gold .. Great call ..way to probe for information and looks like that property has quite a bit of issues .. thanks to the wife .. good job .. 👍🏽
The money is made through the hold, where the renter pays down the principal and interest, he can also wrap it as well where he can offer a consumer end buyer with no credentials a down payment option to purchase the property with an extremely high Interest rate like 10-12%
For seller financing deals with a balloon payment after 15 or 20 years, do you still use a 30-year amortization schedule? And is it a traditional 30-year amortization schedule where the interest will be mostly front loaded at the beginning?

If they want their payment close to the rent they previously got, how do you plan to make money on it? Hoping that you’ll increase the rent and make the difference there?
You can't if your exit is to rent. You can look at other exit strategies like Airbnb, lease options, or seller finance, or you can tell the seller flat out that won't work because rent = your monthly payment to them.
@@PaceMorby So, Pace, obviously if the location is right, STRs will bring in your payment to them and then some. When you say a lease option as an exit strategy, are you assuming that the new leasee will pay more rent to you than what is owed to Charles and Patty, thus giving you some cash flow? And how would seller financing work as an exit strategy that would give you cash flow? You turn around and seller finance the house to someone else who is paying more? Thanks! The explanation of seller financing and the hand holding suggestion of structuring seller financing was frickin Brilliant 👏
Just the humbleness of helping out and keeping it simple makes a big difference. 🙏🙏🙏🙏

So I'm kind of lost.... are you paying them every month and the mortgage on the house?
My main concern is when the home owner hears that the mortgage will be on his name it freaks him out...
Hey Pace, really good stuff. So, if they get full price with payments equal to rent, where is your profit? Do you raise the rent after the purchase?
The money is made through the hold, where the renter pays down the principal and interest, he can also wrap it as well where he can offer a consumer end buyer with no credentials a down payment option to purchase the property with an extremely high Interest rate like 10-12%

If going with seller financing on a property is listed on MLS, how is agents commission paid? Is factored into the listing price?
Nice

What happens if the seller passes away ? Do you put on the contract that it goes to you ?
& where do get a contract with all those details ? Could the attorney not honor it ?
