- A lot of real estate investors are avoiding probate leads because they don't understand what a probate is or how it works.
I'm telling you, if you are disregarding these awesome probate leads then you are missing out on those potential real estate deals because you don't see them the way I see it. These probate properties are such a great source of leads for a real estate investor because most of the time the beneficiaries of these properties are not planning on keeping or owning them. This what makes them motivated to sell these unwanted properties at such an amazing price!
So I thought I'd share an actual call with a probate seller whose selling 2 properties and how I handled it.

Hands down you explain creative financing better than anyone on RUclips. Even talking with sellers, the way to break it down makes so much sense. Question tho. Your understanding of lease options, land contracts, etc seems as if you have a background in finance. It’s that the case? Or is just from doing this? I’m trying to find a source where I can get all the legal contract knowledge without the fluff. Understanding the concept and KNOWING the concept are two very different things. I appreciate all the knowledge you bring to your videos
Sorry Pace one more question. In minute 27:45ish you mention sellers who question how they can buy another house if they still have one with the bank and you have taken over the payments. You said there are ways to work with that. Could you do a video or recommend one of yours that answers that question? It seems like that would be a very common seller concern. Thanks

Ohhhh so just offer what they'd pay for cleanout and realtor fees to pay them out to hand you the property to take over the mortgage ontop of whatever the offer is based on arv, equity, due loan and rehab 👍💯💯💯 good offer strategy.

That tenant messed up when he quit making payments because the contract took precedence over the CDC. The judge had to honor the contract.
