    Ku Swee Yong is the CEO and the Key Executive Officer of International Property Advisor Pte Ltd. He is currently an adjunct faculty lecturer at Lee Kong Chian School of Business in Singapore Management University.
    From Nov 2013 to Nov 2016, he was concurrently the CEO of Century 21 Singapore. Prior to running his own practice, he was a Director in the Real Estate Centre of Expertise at Société Générale Private Bank, responsible for advising clients on real estate investments, the Director of Marketing and Business Development at Savills Singapore and the General Manager at Far East Organization’s Indonesia office.
    He has authored 5 on the property market. Between 2016 and 2020, he also taught at the Department of Real Estate at the National University of Singapore and the School of Design and Environment in Ngee Ann Polytechnic.

    If only analysis is this easy... see 1 set of graph and then conclude... I recall you were calling bear on property prices 1-2 years ago but the price of properties kept going up and at an accelerating rate... glad I bought my house 2 years ago

    I don't get your example. How possible they only able to get 280K and 110K from selling full paid 4/5 room HDB? How much it cost a flat 30 years ago? 100K to 150K? I believe the couple should 100% own the flat without any loan after 30 years and there should be some CPF saving before they sell the flat.

      the couple did not own the flat from 30 years ago... at the time I met with them in 2019, those were the numbers they showed me... Low income households raising 2 children to go thru universities generally have little in savings (and in CPF since most of the CPF went to paying for the flats).

      @Denis Wong what Mr Ku mention is the reality on the ground. And this couple is not the only type. There will be alot of such ppl who fall under such category ( list is not exhaustive):
      1) have little in their OA
      2) cannot qualify to take a loan
      3) having little money to satisfy their FRS of their age group if they need to buy another smaller flat.
      3) staying in a lease decaying HDB after 2023 and beyond.
      4) little hope of employment, that is if they can even work, at that age.
      The only saving grace left for these folks are for their kids, if they have any or if kids can even be depended upon, to save them in their silver yrs.😆😆

    the lease decay is worrying. On the other hand, there is a thought that HDB flat is virtual freehold. This is because the Govt would not allow a situation whereby the value of hdb decrease to the extent of affecting the "wealth" of the average singaporean, as this is political suicide. Can this be true?

      The first batch of private housing whose lease reached zero recently near Boon Keng went back to govt. HDB can’t be different.

      Lawrence wong mentioned that the value will go down to 0 when lease goes down to 0. Almost similiar to cars; just that cars have scrap value.

      It wouldn’t happen at all,, most hdb have 50 plus years left,,u don’t stand a chance to live to see it happen dude…life max 75

    great analysis! thank you. i will like to add that the Lims can perhaps ballot for another BTO and that will make the 3 room flat substantially cheaper. With regard to demographics, i think the solution would be more immigration to help prop up the working ages. But that has to be balanced with stronger safety nets for the locals.

      With Work From Home... any new jobs we create that requires "expatriates" mean that they can fulfill their jobs from their home countries. Immigration is a different game post-covid

      @@kusweeyongrealestate5830 I'm still waiting to see the full impact of WFH post covid. It could be a real bummer for SG if WFH is normalised but at the moment, it seems to be heading towards a hybrid model(2 days office, 3 days home). Hybrid should still see people needing to establish residence in singapore.

    I stay in lampung , Sumatra - Indonesia , but I love singapore , my children stay in singapore since 2005 , when they chid , study in singapore . So , singapore likes my second country . Any things about singapore , property , culture , etc , singapore very very interisting for me .
