  • Things we would love to change in the Irish real estate industry so our little corner of the market is better represented. All suggestions came from an Instagram Stories poll over on cheapirishhouses.

    Interesting video. There's one thing you missed out on regarding estate agents which I really find annoying.
    Using ultra-wide lenses! It doesn't just apply to derelict houses but to all types of listings, as in...
    You look at a listing and the back garden appears to be big enough for two football pitches and a tennis court but when you view the property it's barely big enough for two people sitting at a chess board.
    Or in the photos the kitchen looks big enough to hold a banquet in while in reality it's not big enough to make sandwiches in?
    The easy way to spot it is to look for distortion at the sides, and if a doorframe looks to be two meters wide for example then you know it's the dreaded ultra wide. It's a really counterproductive thing to do, because you're not going to purchase sight unseen and when you view the property you're going to feel disappointed and annoyed. So, no ultra wide photos please estate agents!

    It would help if there was a description of the area and history of village/town - Is house close to the village, are there shops, pubs, and community centre .ie., things to do - anything to entice folks to buy !! Also, when was the house built, character, if its a farmhouse - what are the functions - what about planning permission, have the information ready for future buyers ...etc. Maggie - I agree on peserving the old houses & history - England is big on that, and the houses are listed as Grade I & II - love watching 'Escape to the Country' - your show reminds me of that TV Show - Thank you for your honesty & no-nonsense approach, great tips !!

    God, Maggie, you're the best! All of what I just heard you present is EXACTLY what I have been coming up against; wanting facts specified accurately, location, site, forget the upteen drone pics, interior shots, current pics, last occupied, and definitely taken off the listing when sold! You are doing a fabulous job. I trust agents will welcome and heed your suggestions to improve the real estate market for these old gems to everyone's benefit. Kudos!

    I was shouting YES!! to each of these points Maggie and they're all things I would have been frustrated with myself when looking at old properties on Daft or MyHome. To be honest I think some of it is to do with the fact that these properties don't sell for high prices usually (relative to the average cost of houses in this country I mean!) and so I have a feeling agents think there's not enough commission in them to do anything more than the bare minimum in efforts to sell them. Look at the difference in how houses that have asking prices of three or four times that of derelict cottages are listed -better photos, more detailed info... I think many are just not that interested in doing all the things you talked about because they don't think the return is worth it for them.
    And I say that having a family member who's an estate agent!
    Another reason I think is because these old vernacular properties are still associated with poverty and the 'bad old days' and they think no-one is interested in famine cottages or abandoned farmhouses except for the land value, and think everyone just wants them to raze the site and build a new house on anyway. They don't know there's a potential wider audience out there that appreciates and loves them for the reasons you mentioned. Many EA are not active on Insta and don't see the level of interest here and from abroad on platforms like your Insta account.
    Well house prices are expected to fall by at least 14% in the next year I was reading last week so they should be doing all they can to sell ALL properties if they want to keep their income coming in I think, especially in rural Ireland.
    Sorry, blathering on lol... Anyway completely hooked on your channel and Insta and thank you so much for all these helpful and informative videos. They're invaluable for my search for my own 'forever home'. x

      aw thank you so much for such a constructive reply, i think if they could just figure out a way to make selling these older houses a little bit more profitable for them, they might be willing to actually go to a viewing, or go take interior photos.

    Thanks Maggie such valid points, instead of POA why not have price in excess of €50k; €100k ;€200k etc or even acceptable offers €75-€100k just a ball park so the buyer can include or eliminate properties. It's not rocket science!!!

    Every one of your points is SPOT ON! Five pictures from the outside a foot apart 😂, a marker in the nearest town and me on Google Earth for half an hour.... so many tips and they aren't rocket science, come on agents, you can DO this!

    I have had terrible results sending messages to estate agents. I have contacted probably 12 or so and absolutely no one wants to work with me. I am an Irish citizen and want to move to Ireland. You are "right on" in your recommendations, Maggie. Love your educational videos.

    A lot of these things aren't just an issue with the homes at the price range you look at! Getting no response unless you phone, or even go in personally, is the most frustrating one, like what are we, still in the 1970s? We have jobs, and many agents don't even operate on Saturdays, which seems bizarre. But the lack of photographs, lack of measurements, the POA, all of that, a nightmare. When we sold our house in the UK to move home, they photographed everything, from every angle, measured, and drew up floorplans (said "you can't really sell without a floorplan now, you just won't get the clicks"). Over here, in the same price range, we were lucky to see bad photos of half the rooms, just thrown up onto websites with no order. For something that's going to cost six figures and a 25 year debt! Honestly, if I were the SELLER of a house over here, I would be wondering what they were doing for my money. If you were willing to show people around yourself, just having a good solicitor and an online agent model would be a decent option in comparison to half of these guys. At a fixed price, maybe not for these cheap properties, but lord, the estate agents should up their game.

    Found this great. I really don't get why they don't take photos of the inside much. I think it would encourage more people to go and see the house. There's a kind of a zing i get when I see the inside if that makes sense and i'd be much more inclined to check it out if I get that feeling. I love the old interiors. And yes! A section for derelict houses! Great idea! I'm so sick of having to filter out sites and scroll and scroll. Period properties. Great name. I didn't realise that there are houses listed in the site section. I always leave it out! Great video

      yes site sections are a goldmine, also someone mentioned to me a few weeks ago that POA's dont come up in the regular price filters on some sites because they arent a price at all. so try searching by that too. daft used to allow a keyword search on their website but not on their app. but the function to search by keyword came in on the last app update so that should make everyones life a bit easier.

    Wow, I’m listening to your commentary on the Irish real estate market. I cannot believe that the estate agents are so evasive in the information that is so critical to make a decision. Even down to the very simple where is the house really. I am a green from Ireland some years back and my wife and I were thinking about going back to buy a house renovated for a summer house. It sounds like a bloody nightmare. Anyhow we shall endeavor to persist in our thoughts of going there. It should be quite a fun journey.PS you said you weren’t going to roast do you state agents I think he needs a fry there ass on a hot pan

    Email is a MUST. It's well into 2020 and international buyers are watching your show (although RTE keeps blocking my VPN) and subscribed to your Instagram feed. When I'm 6 hours different, I'm not calling an agent. I live is SE Asia now, but I look at Irish houses. But, here is SE Asia, more than a few realty companies cater to foreigners. Irish agents who choose to be so myopic are restricting their own profit potential.

    Travelled all the way from East to West of the country to see a cheap house and there was Japanese Knotweed all over the property and more than likely under the foundations.. I wish this invasive species was mentioned on the listing, like they do in the UK. It was probably the reason it was cheap, as it was owned by a British person who was aware of the potential damage, costs... 🙄

      Here's another one. I went to view this property www.property.ie/property-for-sale/Open-To-Offers-Dooega-Achill-Island-Achill-Co-Mayo/2145305/
      And the grounds are covered (!) In invasive Rhododendron! I got an estimated cost of €7500 to remove it!!!!!! We need to be told about these invasive plant species!!

    😲 I’m actually writing this comment after only watching the first 3mins of the vid so far, as I have already said (out loud) “Yes!”, and “Exactly!” SO many times 🤯 I think that may continue for the rest of the video... I’m very lucky to have my place now, but finding it took YEARS, and - although some were fab - the details & assistance from some estate agents was... ummm... a tad ‘lacking’ 😬 Thanks for this video, and I hope it can help marry up ‘how’ estate agents work and ‘what’ buyers actually need a little better.       Cheap Irish Houses absolutely! I obviously watched the rest of the video and just carried on saying “Yes!!!” at every point you made. I know I’m a blow-in, so don’t feel I can start whingeing at how things get done in Ireland... but the point about emails for example... the world has been emailing for nearly 30 YEARS! It’s nothing new 🤦🏻‍♂️ At least I know now I wasn’t the only person in the world finding some of things frustrating - I’m not as mad as I thought 🥴

    Loads of thought on this but most is just bad marketing. One concern I see and you might know better then me but an agent should never mark a property as derelict as it could have legal issues. A property should only be marketed as derelict if the planning authority had made the site derelict. And if they have you will need planning permission to do any works.

    how much would it cost roughly to do up a derelict house? a two bed . they seem very cheap but is it a fortune to make liveable

      its so dependent on what youre willing to put up with. like are you ok with roughing it for a year. and also the condition of the house already affects the price. thats why if you have a very small budget i always recommend holding out for that gem with a toilet, water & wiring already. that way you can move straight in!

      It’s a “Building Energy Rating” & it tells you lots about how energy efficient the house is.

    Just found you on utube and love ypur videos! Im thinking of moving to belfast from canada in a year and would like to buy a reasonable good home around £100,000. My husband and I are in our 60s and hope that is possible..I was born in Scotland so with that in mind it gives me UK citizenship. Can u recommend any good areas to live in belfast if u know or do u know if being born in UK allows me to live in Ireland as well

    There is a problem with "real" pictures: if an agent put ugly pictures the reboting rate of his annoucement on a site raises up ! Therefore his annoucement is put at the far end and never seen again ! That's maybe the real core problem... and why nobody can be absolutly sincere.

    My experience of estate agents in Ireland is very negative. For the most part they are highly unprofessional and need proper training. I've dealt with many of them, many are the sons and daughters of estate and are often rude and clueless and self-entitled. They would be kept in a job in the real world.
