Firstly, my husband and I LOVE your channel. It has been a godsend as we navigate the Irish property buying process (moving from the UK to Ireland by the end of the year). I have a question wrt AMV. I understand the concept of AMV however in practise what is the difference between the AMV and Guide Price? From what I can see, most properties sell for far beyond the AMV anyway. PS The subscription newsletters are great!
