      I would alter this to say for single family detached homes. When it comes to condos, apartments, and other types of dwellings that share a building an HOA makes sense. In those cases, the HOAs should have similar oversight and reporting procedures as public companies.

      HOA should not be illegal. People know when they move into them that there are rules. These rules keep it from looking like you live in the ghetto if you don’t like living in an HOA then sell your place and move out

      I do not believe in upgrading a house. Then you pay a annual tax on money that has already been taxed.

    a lot of people on the HOA board don't have jobs. they're literally living off of being a board member doing only 2 hours of work per month, and siphoning $6k/month from the home owners.

    I'm a real estate broker in CA and I advise everyone to steer clear of HOAs. Dues can go up every year.

      Bought a condo in 2018 the HOA fees were $450.00 a month which included all the outside maintenance including Roof,painting, pool service,lawn care. And insurance. It was doable fast forward to 2024 the costs have reached $950.00 not including the reserve fees and there’s no end in sight. Just sold it never again!

      Seems like a racket to me people being fined for not putting the garbage cans away instantly what if they work nights what a bunch of BS. Now I get it if they have RV's and broken down vehicles and never keep up with the yard. But some of those things seem ridiculous.

    I hate HOA's and would never buy a home in one. My son and his wife were renting a condo with an HOA and they weren't treated kind at all. They would get letters if their trashcan wasn't put in immediately after the trash was picked up (they were at work). They had purchased an item from Home Depot for their patio, and sat it on the porch planning to put it on patio next day, they got a letter. It was some of the most DUMBEST things I've ever heard. I see no reason to ever live in an area that has one and I won't. I've lived in my same home for 20+ years, we have no HOA and everything looks nice here.

      That only works if the squatters are a color other than white AND 'lost' their documents before breaking into the country. Seriously if you are an American citizen, particularly one who is of European extraction, LE will suddenly be able to remove you, throw you in solitary & delay your court proceedings without an eviction notice ever having been issued.       I owned a condo/townhouse where the HOA bought up the majority of properties thus giving them the majority votes and control and they voted to increase the HOA fees from 100$ to close to 300$ and just kept raising and buying up more of the properties as people sold their units to escape fees. Total Scam

    Years ago my fiancé were out house hunting and we were looking In a very nice neighborhood which was close to the beach and a house that was right in our price range. The realtor said “ and the HOA F…….”
    Me : NOPE ! We’re all set , thank you for your time ! Thank goodness we found our house we’re in now ! No neighbors no HOA FEES ! It’s absolutely glorious!

    I looked into HOAs when moving to Florida. They did not exist where I came from. The idea of an outside source having control over my property was not compatible with my values so I found a house in an area without an HOA. Had I consented to HOA conditions, I would have invited consequences to teach me what I SHOULD HAVE thought of before I acted!

    My friend lives in a condo in South Florida and she just told me she pays $800 a month in HOA fees!!!! 😮 She lives in a 2 bed 2 bath condo!!!! $800/month is CRAZY!!!! 🤯

      The HOA monthly dues typically go to pay for all the day to day maintenance, utilities, amenities, administrative fees and other vendor services such as landscaping as well as fire, flood and liability insurance of the condo complex. The fees can vary widely depending on the size of the complex, its location and the amenities it has. Every condo owner shares in paying into the upkeep of the complex.

      I have a friend who lives in a Florida over 55s', gated community. Their property is mortgage free, but the HOA fee is $400 dollars a month. The move to Florida that looked like a cheap option a few years' ago is fast disappearing.

    😢😢I'm dealing with this now. I pay all my bills on time yet HOA bug me month after month telling me to redo my entire lawn cuse its too dry, or i didn't pull all my weeds. Traveling for work and having to deal with there monthly BS is just there way of adding fines and leans in order to steal people's home. I'm so mad that I have to spend another 10K just to deal with there BS. I told God I'm done and after this letting the home go and living in rental rooms until I figure something out. My neighbor went through the same thing which is why I'm not sticking around. AND they don't tell you about any fees that's not your normal bill unless you ask for your account statements and any add on they might have. BUT like WHY would I expect add ons if I'm living in my home paying my bills. They only tell you about the 1st fine. That's IT.

      No. HOA has the right to do anything if you DONT PAY the fees. Otherwise, they can kick rocks. It doesnt work that simple. Pay your fees and ur good. If not good enough, then sell the place and buy one WITHOUT HOA.
      I dont like them either, but I know MANY that dont pay their fees, and because of that, I used to have to pay MORE BECAUSE of those that dont pay.

    I love getting a letter from my old HOA that said my trash can had to be brought back in from the street after it was dumped by the city. Even though this happens around 10am while I'm at work, I guess the can can't stay out until I get home from work.

      The HOA fees should have some kid go around and pull the trash cans back every trash day. I mean, you're WORKING during the day to pay the fees, so the LEAST the HOA can do is pay a kid to go down the block to move trash cans for people at work.

      I can’t agree with you more. The problem is that in many places it is almost impossible to buy a home that isn’t in a HOA. I live in an area that is surrounded by these massive HOA housing developments. These places are like cities. It took us over a year to find a place not in a HOA. Fortunately we weren’t in a rush to buy and could afford to take over a year to find a non-HOA home but most people don’t have that luxury.

My cousin was stupid enough to buy a condo and was talking about how nice it was not having to mow the lawn or shovel the snow...Until the condo association needed to replace the roof and each unit had to cough up over ten grand extra on the spot to pay for it. Turns out the construction on the units was sandbox quality, making the need for not only the roof but all the hidden construction problems exposed when re- roofing. Say no to condos, over 55 communities and any property in an HOA. You think you own it until you find out you're really just renting. "Here's a $250 fine. I found a blade of grass that was 1/32nd of an inch too long on my, I mean your property." You don't own it. Buy a house and put the "fees" you save into mortgage payments instead.

    Their is another side to this. 20% of owners in our condo complex aren't paying their HOA dues for whatever reason. As a result of that, owners like myself have to pay higher HOA dues to make up that difference. I'm not on the HOA board, but I can see the purpose of putting liens on some of these owners. Most of them are just investors who don't even live in the property.

    I remember a story during the 2009 recession in Arizona when a woman lost her home to an HOA due to missed fees. The HOA sold her home from right under her for 35 dollars. My question are Real Estate agents bound to tell potential home buyers their lot is under an HOA. I would never want to be part of a vile organization.

      Supposed to be in the ad. Real Estate agents are bound to tell potential home buyers whether the lot is under an HOA and provide them with the necessary disclosure documents, including the CC&Rs, to help them make an informed decision about the property

    Bought my home back in '09. There were only 4 houses in this subdivision at the time... My house and the other 3 are the only one here that are "grandfathered OUT" of the HOA now that there are 100+ homes here... And that's only because we REFUSED to sign into it.
    NOW, they do seem to be EVERYWHERE (here in FLORIDA, at least).

    You definitely need community funding for condos or townhouses. Shared property or outside structures. However, municipalities have so many by-laws that HOA'S aren't needed in many communities with single detached housing.

    That's why partnering with an HOA to purchase a property is a bad idea. You are spending hundreds of thousands of dollars on the home but the HOA has more power regarding the property than you, and that association did not invest not 1 penny. In fact you pay them to make decisions for you. Even if that HOA seems to be managed rationally, that HOA can change management; and we do not sell one of our largest assets because we do not like the way a narcissist chose to manage a Home owners association do we?

    The HOA that was managing my grandparents housing development was literally communist. They foreclosed on the neighbors home over landscaping of their front yard. That was requiring the contractor to park his equipment on the curb outside the front of their property... So They kept sighting and ticketing them. Well they put a foreclosure notice on the 4th time around. They wound up fighting it out in court for like two years. Because the first judge sided with the HOA and forced them out but upon appeal they won in a higher Court. Then the HOA appealed that decision and lost. HOAs are nothing but legal loophole headaches that violate your constitutional rights.

    I am going to pay a group to tell me what i can do on my property? No way in hell. If they want me to abide by rules, they have to pay me. I currently live in neighborhood with no HOA. We actually have freedom here. I will gladly give up some home value for peace of mind. My parents are not deceased and nobody is replacing them including an HOA.

    If you are considering buying a home with a HOA, thoroughly read the CCR before buying the house, along with the seller disclosure and looking at property history. If you feel up to it, talk to people in the neighborhood about not only the HOA but other possible issues. No matter what house you are considering (HOA or sans HOA), you have to put in the research to minimize your risk on one of the biggest investments you will make in your life...

      You are absolutely correct. It is the homeowners responsibility to know what the CC&Rs say: what the rules are, and especially how falling in arrears on dues and assessments are handled by the HOA before purchasing. When you purchase a home in an HOA, it is critical that you know what you are committing to before signing the contract. You absolutely must make the effort and do your due diligence to find out as much as possible about the HOA, its financial health and management. Prospective buyers usually are given copies of the CC&Rs and current HOA financial statement prior to closing on a home. It is your responsibility to review the information.

      Ironically lived in GVR and the Hoa was not fair and equitable. But,many homeowners were letting their property become dumps. People move into an Hoa then don’t want to follow the guidelines. I’ve lived in both and it’s sometimes a trade off.

    It depends on the HOA. My HOA only maintains the landscaping, the entrance sprinklers and the road. We r only 17 houses with very little yards. So we pay 142/month ( hasn’t changed in 5 years). Now if you are in a high rise condo in FL you are paying for structural integrity, swimming pools, building maintenance, hurricane insurance. All necessary. In the Northeast you pay for snow removal on the roads and outside parking. Insurance on swimming pools. Waste removal

      Make sure you read all the fine print. My mother lived in a similar sounding community. The HOA was $155 a quarter. She died, and the estate was in probate. I continued to pay the mortgage but didn't know how to contact the HOA. Because NO ONE was responding during C*vid. I figured I would see a notification in her mailbox at some point, so I waited. There was NO notification until I suddenly received a letter at MY house in a different state informing me of the back dues and a lien in the home! They claimed they didn't know my mother had died but somehow were able to inform a lawyer of MY address when I never gave them that information? Ok, no problem, I'll pay the back dues... NOPE, not enough for them. Because they decided to contact their lawyer before contacting me, I had to pay THEIR lawyers fees! Complete BS. HOAs have too much power, and the lawyers involved are predatory.

    I lived in an hoa for 18 years, we had 250 + townhomes, I was on the board for a few years. We could never foreclose on a home, even those with thousands in unpaid hoa monthly fees, and thousands in fees for neglecting their home.

      But you should have a lien if they owe to protect the other owners as the HOA has common property it must maintain especially in Condos which includes insurance and water, roofing and foundations. Parking is also part of that maintenance, not just landscaping. Pools and washeterias, clubhouse are perks that must be maintained also.

      ​@@lindatullos9430actually if they got a new loan or tried to retrieve equity they may have to pay up fees and fines. Some HOAs force owners to get loans to pay off fines or fees. My ex brother in law had his bill like property tax.😂 you had thst choice to pay like trash pickup monthly are yearly. we lived in that same neighborhood but the fees where 8 dollars a month for everyone. So just under $100 a year. Which gave us access to 2 neighborhood club houses and pools in our neighborhood and the one next to us. Rules where very laxed and the homes stayed nice. Roads and streetlights where the city's problem and the HOA only took care of the the clubhouse and pool and around the exterior perimeter fence. Everyone was required to have a privacy fence. If you had a trailer it went behind your fence. Same with non working cars or your boat storage. You could build ur fence up to the sidewalk. So some built side fence up to the sidewalk to store RVs boats and projects down one side of the property behind a privacy fence. No body fenced their whole front yard even tho you could. That was our HOA back in the 70s in Houston ..lol

But that said, we had people who abandoned their homes, lived in other states, never did any upkeep and just let the homes fall apart literally, which then effected the homes connected to them. We actually had people complaining and pissed that we couldn't do anything.

    HOA was created by local/county/state governments.
    The local governments didnt want to build and maintain infrastructure such as roads/water/sewer/parks. so they created this organization structure called HOAs, and make mid/large size developers form HOA and pay and maintain the infrastructure. over time just like any government, HOA turned into helIish nightmare since the people that seek power and control over others actively seeked positions on the HOA council. most HOA have a tight core power group that runs the HOA like their little private kingdoms.

      I would have made a similar post. They are often doing the city or county maintenance functions. If no HOA, the county would bill you. Or put you on the repair schedule.

    Forclosing on someone's home for owing $2500 in fees. Those HOAs are EVIL. If someone isn't paying their fees, they can simply knock on the door and have a conversation with the homeowner. If they can't pay then put them on a plan to have it paid off in a year.

      I don’t think you should lose your house over an HOA either but there are so many deadbeats that just won’t pay. Having a conversation with some people will never result in payment of any kind. I’d never buy under an HOA but I don’t know what the answer is. In the end the other responsible homeowners will have to pay more to fund the ones who refuse, just like government and taxes.

    I have moved a bit and have had horrible neighbors who have been extremely dirty. Among other things, no house or lawn maintenance, garbage piled up, absurd statues, broken kid toys laying around, etc. I was calling the cities with complaints that violated local ordinances every week or so. I’m a good neighbor who has asked them to fix the issues and have offered them help in many ways. When I finally purchased my house, I made sure I was moving into an HOA community. If you don’t like it, do not move into one. When you are buying a house check with the municipality’s deed as sometimes realtors will not give you the correct information.

    Another thing in FL is that recently I was going to buy a house to live in, BUT i noticed in the budget that for some unexplained reason, the HOA was collecting about 3-4k per month on late fees in a community that has about 200 houses. When I saw that number, I'm like "That can't be right; your telling me that most people living here are behind or paying late"? So a requested the minutes and spoke with 2 or 3 homeowners I saw walking and what they told me that when they send their checks via mail, the HOA BANK/ALWAYS claims they never get the checks and if the owner is not checking if it was cashed, they will add a late fee of 35 buck. On top of that late fee they charge like a 5% convenient fee to pay online and if you end up paying with a Credit card to prevent the late payment fee, they will add and even bigger convenience fee to the transaction. One of the people I spoke with told me that he had sent a check with a month of anticipation and they will still cash after due date charge the extra fees and not even consider that the checks was sent with a month of anticipation.

    I lived in an HOA in Florida. They were constantly assessing people for violations- roof cleaning, etc. and had liens on several houses. When we sold and were moving they had the NERVE to take $350 from our proceeds to check if we had liens for violations! HOAs are the pits! That said I live in an HOA now in the Midwest in a community of 31 homes- we pay $500 a year which covers garbage and recylcing and maintenance of the front area of the community and a once a year barbecue which the HOA hosts- a breath of fresh air compared to the oppressive Florida HOA.

      Just curious what exactly is stopping your new "HOA" in Texas from running amuck or other "HOAs" in your area from acting as the Florida one? Is Texas doing anything different than Florida? But say you want to move again at some point and everything is now "HOA" and they're all doing like the one in Florida? What's stopping them?

    Plenty of no HOA's in AZ - moved to Scottsdale last year (no HOA) and its sweet heaven - no crime, no traffic, classy respectful folks, low re taxes and now you can add ADU's to Phoenix props for retirement income

    I absolutely did. What the hell sort of country are we living where you must sign agreements that dictate your rights on your property? We can't build a shed on our property because it's considered 'an eye sore.' Excuse the hell out of YOU, an eye sore? IT'S A SHED.

    At least in my experience, the mgmt of the HOA is outsourced to a FOR PROFIT third party. I would not surprise me, if these Mgmt Comp. weren't working in tandem with corporate real estate investors and those mgmt companies were tipping off the investors who come in with CASH to swoop up the property
