Not sure if your theory is going to hold true. Your “theoretical” buyer would never be able to take part in bidding wars or ever be able to counter with offer at or above full ask.
What about dual agency? That should have been gone years ago.
Let's just focus on the days when you had to run people all around town, had intimate knowledge of an area and worked the Rolodex are long gone. And so should a 6% commission.
The seller's agent will likely advise their client to increase the list price to allow for the anticipated request to reduce it by the buyer.
In the World of BIDING WAR, there is no role of Agents ( Buyers OR Sellers). It is just going to increase PRICES for all parties. So Property is Yours, Buyers is Someone else who is paying But all are CONTROLLED by Cashless, Riskless AGENTS to Transactions to take place.
I think the story is 57k homes had people back out on the contracts, AND were immediately back under contract by other buyers.

So glad I bought my house in 2019 because this sounds like a mess. I sold my other house private sale because realtors don't really do anything now. Everything is done online, all the contracts are digital and copy paste. What am I even paying for? I feel the same way about new car sales, just let me order it online and deliver it to my driveway lol.
I didn't have a buyers agent. I wanted to put in an offer with the sellers agent. She asked me for $500 just to put in an offer. I walked away.

Seems like the real eatate agent is working for the seller and should be paid by the seller. I guess all you can do is determine what the the costs are and deduct that amount from your offer.
If you can't paint properly, how are you going to do anything that requires technical skills. Some LLC companies do it right, most do not.

They need to get these hedge funds out of the single family housing market. They are destroying the country, creating ghettos, garbage, letting things fall apart, all kinds of crap.
I have purchased two new construction homes and had a great experience both times, and gained amazing equity very quickly. You do have to do your homework on the builder and the development but they can be a wonderful investment.
STOP using 28/36 rules to assess affordability. The banks use it to determine qualification amount, not affordability. Instead START considering your monthly expenses and net income first. This will tell you what you objectively have leftover for monthly housing cost-not just the mortgage payment. From here, after determining the monthly cost of taxes, insurance, PMI, and HOA, you will have your target mortgage payment. With your mortgage payment AND the interest rate (APR) you qualify for, you can determine full loan amount. FINALLY once you’ve chosen your down payment (%), you can determine the house price that you can AFFORD, by taking the full loan amount and dividing by (1-DP%). Measuring your affordability makes the rules of thumb obsolete and allows you to assess affordability regardless of whether or not your current monthly expenses fit in the nice, neat 28% or 36% bucket.

The premise that the seller pays all commissions, is entirely flawed! The seller adds that cost to the base price. If the buyer does not buy, there is no money to pay either agent! The buyer has always paid for BOTH agents, albeit by handing over funds in addition to the house price, to cover such sundry costs. This from someone who has bought and sold dozens of houses. Where will the money to pay both agents come from, if there is no buyer in the first place?

I bought in 2008, after waiting market out 5 years, but back then you had choices. Since the average age of a home in Passaic county is more than 60 years, you will be paying for updates and repairs.
Plus a huge chunk of FL was given to scientology. They dont pay no taxes. Everyone has to pick up for them.

I bought my first and only house in 2008 . My real estate agent was awful but I didn’t know it , she was from my church and I wanted to “ bless her” with her first sale . I regretted it 1,000 times over . I paid too much , she had no clue the market already had imploded by May 2008;. She didn’t know new construction for apartments were going to be build right outside my window . 100 apts . Awful . My point the crash is coming around again , so WAIT . I sold because my neighbors were a NIGHTMARE . Thank you J your videos are so helpful , I’ve sent many to ppl .
I don't regret it at all. My only problem now is that the house is too big. It's not a big house, it's just too big for us. I can't sell and buy something smaller now because my interest rate is 3%.

Really? It can be a pain but depending on where you live and you keep within you means, it can save you if you want to live in the pace you want to live. Don’t spend money you don’t have on your house, get it livable and do your upgrades overtime. That’s where people get in trouble, I’ve seen people dump money fixing up their houses to how they want it, but they can’t afford and that’s how they lose it. But it is wayyyyyyy better than renting any day of the week. Be smart about it.

I don't understand why buyers get roped into an agreement before buying the house. How is this relevant to the lawsuit? I bet this is a concession to realtors, but this is a poison pill that will hurt you more.

Buyers Agents should have the right to not show a property if the seller isn't offering incentives, it's called a free market. The buyers Agents is in the interest of the buyer, if the seller isn't offering incentives that means the buyer has to pay his own Agent which is more Money in an already expensive process. Keep in mind when sellers "pay" Agent fees it's really the buyer who pays because agent fees are already built into the asking price.

Trust me, I've lived in a home thats built in the 70s, and they sucked as well 😂 at least with the new construction things, which are more up to date codes. With older home youll be surprised with the upgrades you gotta do.
Central Florida is a bit cheaper, I live in Winter Haven, FL and houses start around 230k. If you really want to live cheap, buy a mobile home and put it on a paid off plot of land and live off the land. I only pay $641 a month. Mobile insurance, I pay $260 every 3 months. We are able to save money and not struggle. FL is beautiful, sometimes I do miss my 4 seasons but I don’t like the cold so FL works for me. In my opinion, the best parts of the FL is the costal areas (Sarasota, Anna Marie Island, Siesta Keys, and etc. to name a few.) I don’t own a pool, not really crazy about it, but a.c. is essential lol 😆
