How did you go about getting your first two units. Did you live elsewhere while the first one made you money before buying the second? I’m starting with a super host mindset. What tips can you share that the video doesn’t already cover when getting into through algorithm.
This is why Apartments are the best. The work around is to lease the Apartment as a business (LLC, Corp, etc) Legally, a business can not have stated occupants on the lease. It’s your business’ apartment and when the apartment is booked you update the leasing office that Jane &John Doe will be there for the next 3 days. Very simple, LEGAL, work around. This is a great video! I am also 23 year old Retired Army Veteran and have my own real estate investment company and it’s so nice to see other women our age killing it in real estate! I love it!

However the most important aspect is to have a relationship with the property management, or revert to laws relating to occupancy when it comes to businesses using apartments much like an office. When applying as a business, it’s a whole different application than if you were a regular tenant. In an office setting you may have 30 clients coming in and out of your office space since it’s your place of business. However, vetting your short term tenants is very important as any damages, nuisance complaints, and issues will fall back on your business and violate the rules of your corporate leasing agreement.

Awesome interview! I bought my first two duplexes last year (at 29 years old & no college degree) in Panama City Beach solely for Short term rentals. I can still always switch to long term but I specifically bought them to rent as short terms. So far I have a 26% COC return and bought slightly under the appraised value. Best decision I’ve ever made financially.
NcHarrison I wish that I could have but no I didn’t. It sucked but I had to put 30% down on the first one and 20% down on my second one (2.5 years of saving everything) and I still have a higher interest than most conventional loans right now but the return on investment is still awesome and it got me in the game producing some good cash flow. I figure I can refinance later if I want to reduce my interest rate or I can use all that equity and take out a HELOC for future deals. I tried going the FHA route but bc I wrote off so much in taxes over the past two years I just couldn’t even qualify for one. Since I’m a contract worker I either have to pay in a lot in taxes or put large down payments. My financing honestly sucks right now but I’m just happy to be in the game and looking ahead to position myself to get better financing.
For those questioning how COVID changed things, I can't speak for her, but we closed for the spring in Las Vegas. Now we're booked and busy through September after reopening in June. I think a lot of the success factor lies in the market you're in from here on out. If you rent in a city to which people are literally "addicted" to traveling, there will be money to be made.
Agree. I have an Airbnb in Brooklyn NY. The neighborhood is family oriented, so no events/parties, max 4 per stay. I was booked before COVID, but lost all bookings. I get bookings here and there, but I don’t see a profit.

This is great! But I think owning property or land is (for the long term) the best. Think about it, home values go up, and land will NEVER be recreated! That’s why I’m buying up land and renting it until I build units on them. Bc we WILL runout of land eventually. And then land will be sold on a PREMIUM! I rather own land in the mountains somewhere that I can put a tiny house and rent out (Airbnb it). If I decided to build something else on the land I can because I own it.
Loved the nuggets, but it is always better to own ASAP, if you can, in my opinion. You can always sell it if the area changes in being a great "hot spot" or you just want to move to a better neighborhood, etc.... In owning, you have more flexibility for your guests with your business, will pay less in mortgage payments than rent (cut out the middle-person/landlord), and build wealth (equity and credit) two ways at the same time.

I was a property manager for many years in Atlanta and subleasing is illegal so when doing this please make sure the landlord is aware you are doing this. Keep in mind the landlord could sell the property at any given time and you would have to close shop. I have had a tenant who turned their rental (house) into an air bnb and didn't make management aware. The lease was terminated immediately. The landlord was not happy that he was just getting 1200 per month, while the air bnb generated triple that

@@shanellep really the amount to give the land lord rent + Security and a little extra. Then of course you’ll need to furnish the place with the basics. So it really depends. A rough estimate would be $3,500

Very informative. I have an Airbnb in Atlanta and I live in NYC. My son and daughter in law are turning over the unit in between guests. i just started in November and am doing well. i currently have a guest booked for 10 straight days over the holidays. I use a lockbox code that gets changed after every guest. Some potential guests show red flags from the initial contact and after speaking with them, i decide if they'll book. Much success to you young lady .

Did you rent the unit under your business name or personal name. How did you get the property agent to agree to allow you to sublease or are you just doing it?
@@crystall1632 under the business. We let them know the purpose of the lease up front. We don’t say “AirBNB” but we do tell them we will be housing our clients. We took a course and followed the steps and now we are here.

One thing Iv been picking up on the most about rental properties is no one talks about doing this in rural areas. That being said I’d be nice to see videos based on the transition from rural to urban areas. If you are starting at the bottom move to an urban area and grab those opportunities

A lot of this information she provided was not clear cut. She didn’t explain how a renter navigate from renting to air bnb. She didn’t express that in Atlanta sub leasing is not legal in most luxury communities. People who do it are taking a risk. I enjoyed this podcast but it was not clear cut on what I was looking for. But thank you for some of the gems that was dropped.
I rented my house. It was guaranteed profit. I recently moved back into the house. At the end of March I got me an Airbnb unit. Couple of months I barely make rent. The competition is very tough. I'm doing rental arbitration. So I have to pay rent. A lot of times I barely make so far. I haven't nearly made enough money to even think about a second unit yet.
Great! Talk. Super inspiring! I thought about doing this same business pre-COVID in the Baltimore, DMV area. Still very viable especially if you want to rent out spaces for other entrepreneurs like hair stylist and nail techs who no longer feel comfortable doing services from their home.

Master lease is a lease from the owner or property management giving you the legal right to rent the property to other tenants

This is great! But I think owning property or land is (for the long term) the best. Think about it, home values go up, and land will NEVER be recreated! That’s why I’m buying up land and renting it until I build units on them. Bc we WILL runout of land eventually. And then land will be sold on a PREMIUM! I rather own land in the mountains somewhere that I can put a tiny house and rent out (Airbnb it). If I decided to build something else on the land I can because I own it.

Loved the nuggets, but it is always better to own ASAP, if you can, in my opinion. You can always sell it if the area changes in being a great "hot spot" or you just want to move to a better neighborhood, etc.... In owning, you have more flexibility for your guests with your business, will pay less in mortgage payments than rent (cut out the middle-person/landlord), and build wealth (equity and credit) two ways at the same time.

I was a property manager for many years in Atlanta and subleasing is illegal so when doing this please make sure the landlord is aware you are doing this. Keep in mind the landlord could sell the property at any given time and you would have to close shop. I have had a tenant who turned their rental (house) into an air bnb and didn't make management aware. The lease was terminated immediately. The landlord was not happy that he was just getting 1200 per month, while the air bnb generated triple that

@@shanellep really the amount to give the land lord rent + Security and a little extra. Then of course you’ll need to furnish the place with the basics. So it really depends. A rough estimate would be $3,500

Very informative. I have an Airbnb in Atlanta and I live in NYC. My son and daughter in law are turning over the unit in between guests. i just started in November and am doing well. i currently have a guest booked for 10 straight days over the holidays. I use a lockbox code that gets changed after every guest. Some potential guests show red flags from the initial contact and after speaking with them, i decide if they'll book. Did you rent the unit under your business name or personal name. How did you get the property agent to agree to allow you to sublease or are you just doing it?
@@crystall1632 under the business. We let them know the purpose of the lease up front. We don’t say “AirBNB” but we do tell them we will be housing our clients. We took a course and followed the steps and now we are here.

A lot of this information she provided was not clear cut. She didn’t explain how a renter navigate from renting to air bnb. She didn’t express that in Atlanta sub leasing is not legal in most luxury communities. People who do it are taking a risk. I enjoyed this podcast but it was not clear cut on what I was looking for. But thank you for some of the gems that was dropped.
You are correct. I own have 30 properties on Airbnb. What she saying has some holes in it. But I am happy she is doing it. But she is not clear.

I rented my house. It was guaranteed profit. I recently moved back into the house. At the end of March I got me an Airbnb unit. Couple of months I barely make rent. The competition is very tough. I'm doing rental arbitration. So I have to pay rent. A lot of times I barely make so far. I haven't nearly made enough money to even think about a second unit yet.
Great! Talk. Super inspiring! I thought about doing this same business pre-COVID in the Baltimore, DMV area. Still very viable especially if you want to rent out spaces for other entrepreneurs like hair stylist and nail techs who no longer feel comfortable doing services from their home.
