Completely agree. My advice will always be eyeball prospective tenants ( if you can ) go with your gut reaction and always carry out due diligence and credit checks.

If Matt gets his property labour done as cheaply as his motoring labour then it will all be a bargain. He probably has established working relationships with every firm he uses and gets each job done for less than I would as a one off if that makes sense. Some of the work he gets done on cars is super cheap.
Depends on your target tenants- a walk in shower is fine for a 1 bedroom commuter apartment but a family, particularly with young kids, will want a bath
Blast from the past, first house I bought in 1991 had the same wallpaper you had here with the storage heater on it. Love what you do to the houses bringing them back to life.
Mat - I lived through the terrifying and painful property boom and bust of the 1980s with interest rates topping 15%. I can see us going there again soon. Consider this as a serious risk when thinking of your planned re-mortgaging, there is a chance that it could unravel. Personally, I would not take on any debt if I didn't *need* to, not for a couple of years to see where we are headed. Love this new channel and your presentation style - subscribed :)
@@highpeakproperty your doing right bud, keep flipping cars, good for quick money, got me out of the s**t loads of times, tbh property and borrowing has put me in it, I've turned a few 100s in a car into 1000s with property it's been a bit the other way, I was paying 15%at one stage, 750 p mth on 50k,but that was owning 3 houses for that so 3 rents.

its a shame you dont make that downstairs toilet area into a sort of washing/drying room they put in alot of american house holds, could get a sink in there next to the toilet then make some sort of built in cabinet area to put the washingmachine/dryer or combi in 1 spot
And the neighbours should be happy with the refurb. It will improve the street, and help their property values. It would be interesting if you could talk us through your process for getting contractors, planning out the timing/ order of what gets done first etc. I wish you good tenants and friendly neighbours for you house !
We need more videos like this on the channel, I absolutely love the end of the out of properties and knowing how much you’ve spent and how much you bought the house for and the legal side of it would be nice to go into maybe on the channel and how are you go about doing that.
Looks great so far Matt! Putting my 8p in and speaking from experience for the upstairs I would keep the glass above the doors as it gives the upstairs landing natural light otherwise it makes going up the stairs in the day look like a dungeon

Hi Matt, now I've found this channel because I watch lots of property content and I have a small portfolio, I don't know too much about cars 😅 but I'm really looking forward to following your journey, and you've explained BRR for newbies really well. you've got a solid plan in my opinion. Leaving yourself the option to sell or rent when complete keeps you flexible, especially with the market being so turbulent!

I watch High Peak Autos purely for entertainment, but I reckon this channel will prove to be more of an educational one for me. Regarding this house specifically, my immediate thought when you mentioned removing the upstairs transom windows was that surely they were installed originally to provide daylight to the landing when the doors are closed. The patterned glazing might be ugly, but would it be worth replacing it with frosted glass instead of boarding over? I think it would preserve the functionality but make it look more contemporary.
I have 3 buy to let properties. This big issue is finding tradesmen to do the work. Matt obviously has his contacts. The big upside is the capital appreciation of the property over a few years - this can be really decent. After costs I my average yield is only about 5%. I also have found that 'lower end' properties seem to attract 'lower end' tenants who can be a complete pain. If you like property - it is good fun, but not without pitfalls. Nice vid Matt.

One thing I’m curious on already is the maths on the refinance… with interest rates going up, is there even £150 to be made after maintenance and voids when you’re on a 75/25 LTV? (I haven’t run the numbers myself but this was my first thought when you went through your breakdown)

Sorry Matt but can't stand landlords. How many first time buyers are you doing out of a property? Why do they always seem to snap up the staple of the first timers the terrace? So our kids get charged an extortionate amount to rent meaning it's virtually impossible to save for their own. Please stick to cars
This was for sale for months before I bought it - anyone else could’ve bought it. Most people don’t want to put the extra work in and buy something like this.

When a property is advertised for sale, there has been a reason the owners did so. Marriage, death, birth, job move, retirement and many more reasons. In a free market a buyer can offer on a property and the seller can decide to accept- or not. It is that simple. And what the buyer decides to do is entirely their choice. Expanding your argument: would you have all councils stop renting their stock of homes and sell and then do something better with their ( our ) money?
Just to let you know the place has not been rewired. Most of the accessories (switches, sockets etc) date to between the late 60s and early 70s and are most likely original to the build. The "new" brown and blue wiring you see could be as old as 2004. One of the issues in a building of this age is the lack of sockets. Houses need way more sockets these days. The other issues are rubber cabling and lighting circuits without an earth wire, but these should not appear in houses built after late 1966. Finally, a lot of houses that have electric only heating and water are that way because the houses don't have a gas supply. Keep that in mind for future purchases.

The key to smooth portfolios is the tenants, you cant always know who your sticking in your property but it helps.

Downside is you get light into the bedrooms every time someone turns on the hall light.
Well that brings back some memories! My grandparents used to live at number 95! I spent many hours racing my pedal go kart around the alley ways 😂
