    Hi Jerry I have a question, could you make a video explaining the real estate agents commission? When you tell the agent about the double commission who pays for that? And also your cash buyer agent (if you found him through an agent nearby your property) who pays that agent?

    Do you need to put anything specific in the contract with the seller to ensure they pay off the taxes with the difference? How do you ensure they don’t take all of the $$ and leave your cash buyer with a house that will be foreclosed?

    How would closing costs affect the deal between the seller and the deal of the cash buyer? In your example, you said the offer was $200k for the taxes, the seller owed $100k so they kept the extra $100k then the cash buyer bought the property for $350k so the flipper made $150k. Wouldn't she lose some of that during closing? If so what stage would she have to pay closing?

    Hi Jerry. You mention that we should offer whatever taxes are owed plus some extra money. Wouldn't the seller also need to pay off mortgage? I.e mortgage is 40k, taxes are 10k, so I would need to offer More than 50k?

    @Flipping Mastery TV Thanks so much for this great video! I was curious; where do you typically find mortgage information about tax delinquent properties since in Ga, with tax sales, the mortgage stays with the property? Or other liens for that matter? qPublic doesn't seem to have this info.

    Can you do a live call of handling a property that owes taxes. Mines still won't budge before repairs the house is really $127,000 but she wants $155 so she can clear all of her debt and won't budge on that price. She has received offers but no one wants to give that amount to her. The house could for $233,000 but everyone keeps trying to make a super big profit I just want to wholesale it for 10k any advice Jerry.

    Hi Jerry, great video. Would you analyze the tax delinquent property the same way you would any other distressed property in order to come up with the buy price? Run the comps to get the ARV x % - repairs - wholesale fee= buy price? And what if you're buy price is less than what the seller originally paid for it less than 5 years ago? How would you get the seller to agree to that?

    That’s crazy how the taxes are let go because my house it’s all included in a mortgage payment.. how do they have a choice to not pay taxes but pay mortgage

    Why couldn’t the seller just list with a realtor sell it for retail and use the proceeds to cover what they owe?

      Yes, I found some properties with this caracteristic on Zillow... so you need do the search on county to certificate yourself the time limit to make the offer.
