My advice if you buy a property specially a condo with HOA make sure you ask a lot of questions. Sit down one day on the outdoor area of the building and see what happens. Also if you are not alone stay out at night and see how you feel. If you feel safe and you like the neighbors walking around that is your place!! I bought a condo for myself as a single person and I Loved it! But found out later I didn’t like my neighbors and didn’t feel safe. Now is a rental property and I bought a home where I feel safe and love my neighbors.
The things no one tells you about the purchase of a condo in MB - flooding, crime, traffic, no one can visit b/c there is no where to park and your car is towed, huge assessments on each unit, and just general inconvenience any time there is an event and you cannot get home. For the price of one of those tiny places, you can buy a nice home in a nicer place than Miami.

If you are looking at a completely renovated apartment that costs 600k but you don't like, it means that you also have the ability to choose a 450k apt that you don't like it too, but it is not renovated, the good thing about choosing one below the budget is that you can renovate it and make all changes and at the same time you will increase the price of the apt, so the day that you want to sell it will be win win and your mom is right please don't move to the first floor safety first and good luck finding you dream place.

Did you look in the south of fifth area? That’s my fave area in Miami Beach and I love the tree lined streets. The have a building above pura vida “the Metropolitan” which I like the design, not Deco. I feel it’s a great location to meet people and you can walk 2 minutes to south pointe park. Or anything along meridian because it usually has lots of trees. I love apartment shopping, you will find the perfect place!
Honestly the best condo I loved is the first one. Shame about the storage space though. I used to live on Miami Beach so you'll love it if you decide to buy anything over there, especially in the residential areas.
I live in a condo on the beach. Super cute Art Deco building in historic flamingo park. If I could redo it, I would not buy in the beach. There's a lot of issues with the city, finding people to work on the beach if they have to deal with city is even worse. My neighbors are even worse.
Miami beach is also working on trying to pass something to get the metro mover to come to the beach. That's going to be a 4 year construction job. In the plans I read they would be limiting the lanes on and off the beach using the macaurther causeway to 1-2 lanes each direction. There's already gridlock getting on and off the beach lots of times, it would make being in south beach an even bigger headache
My 2-cents even though nobody asked, respecting everyone's circumstances and decisions obviously... my family owns a house [60+ yrs] near the beach w/2rental apts, it's a hurdle to drive in/out [causeway] Baptist Hospital [embudo], noise at night [although City ordinance], when it rains [alot] streets flooding, tons of construction, traffic and parking It's awful & expensive, personally 😑 I wouldn't buy-in MB, and yes family and friends that live MB and surrounding communities pay extremely high HOA [on the rise], city taxes etc. As an investment property and equity its a definite Yes, to live MB unless you make 💯 local of it ... well there's alternatives coastal heading north FTLauderdale.. Again this is my perspective as a resident living near CG tranquil layback neighborhood, and gated condo owner 2/2/1 my HOA has risen in past couple years alot, Joyous 😊 wishing You the very best in your search 👌

And I think if you have that feeling of “oh, this is it” and it makes sense, go for it. About the prices, gosh, how I wish northern Virginia had the same prices lol dying to move to Florida
