Tax Deeds are a lot more competitive and can be more risky because you are buying (often vacant properties) as-is, where is without seeing inside.. I stick with notes where the property is owner occupied so that I know the property is at least livable on the inside.

Yeah I would (if you are American). It doesn't cost much and gives you added asset protection.
