You should make a video on how to structure private lending from the standpoint of the borrower. Talk about what you think would be a good deal for the borrower and several scenarios when it comes to purchasing real estate.

Hey Ken! Great job as usual. I have a finance question. I own 2 duplexes side by side different parcel numbers. I have approximately$300k equity. One is owner occupied and one is investment property. I don't have any regular W2 income. I live off the cash flow of these properties. Is there any way to tap into my equity and get financing, blanket mortgage or any product? I want to buy more rentals but am equity rich but cash poor...any ideas anyone? Thank you in advance.

ken, just for fun can you interview your kids, and let them explain what they are up to , and how you have influenced their decisions. it would be great to see how someone with cash flow knowledge influence the next generation and what the next generation thinks of when it comes to investing. that would be very interesting
You would only do this for estate planning purposes. No one would buy a remainderman. For example, my widowed mother is getting older. She owns her own home. (My father and mother purchased this home together and paid off the debt). She could transfer title as follows: She will keep a life estate in the house and put her children as remainderman. If she ever get Alzheimer's or dementia and needs to go into a nursing home the state cannot force her to sell her house to help pay for her care because she only owns a life estate in it. So the state cannot touch her house and force her to sell it to pay cost of her nursing home care if her insurance is not enough. Her children will get the house when she dies. There are more detailed rules but this is just a simple example. It's basically a way to shield your home from the state.
The worst part is the tax loopholes that the government hands them that are nearly 100 years old and never updated. However, real estate investors have destroyed housing markets across the world. You either play the game or get played.

Enable a home equity line of credit to pull funds out against your equity.
