I agree with everything you said except property taxes. People moving from California enjoyed the protection of measure 13 that capped their property taxes in the event of market value changes. Here in Boise, market prices have doubled in some areas over the past decade. This can catch you very offguard when you buy a home and plan future expenses. The local authorities don’t seem to want to do very much about it nor the state legislature. They enjoy spending our tax money on their pet projects downtown. Buyers should be aware of this, and as stated here, do their research. Just remember, when ADA County taxes you on unrealized gains made in the market, that’s really a wealth tax.
