      Happy New Year to you too. LOVE oval shapes in this house. Laundry area is big as a bedroom, so third bedroom makes sense. Or smaller laundry room , and office area facing porch... Just my thoughts

      Oh wow, this is GORGEOUS! Great choice for your first drop of 2024! Another viewer commented that they would lower the dining room area, and unfortunately, I would have to as well. While I love Love LOVE the aesthetic of it as-is, I am usually in a wheelchair, so flat floors are a must. I would also make the fireplace double-sided to add more ambiance to the dining room. Another viewer thought the laundry room was too large, and I disagree for my purposes. I would use the space as a craft/laundry room. It’s nice having a sink nearby when crafting, so I think it’s a perfect size! I can picture myself in this house so easily….. I even caught myself decorating it in my mind as I studied the floor plan!

      Far from perfection and awful with raised floor dining area next to home entrance. Switch out dining to kitchen and level the floor is 1st change in the home.

    Really beautiful. The one thing I would change is having the dining table area floor up higher. I would bring it down, only because someone would forget and trip. PS that would be me. Just a beautiful plan. Nice job!

      That was my first thought upon seeing the raised dining area. Easily fixed in the planning stage, and does not in any way lessen the beauty of this design.

      Yes lower the dining room. And remove the bathroom peek windows. I would also remove the door in the kitchen and extend the countertop.

    Beautiful design! I would eliminate those patio doors in the kitchen and have a window. Or swap the kitchen with the dining room. Remove that step up into the dining area. I'd also make that living room a sunken area. I love how you have this all so neatly laid out. Wow!

    This house is beautiful. I love the livingroom. I love the big opening on the fireplace. The bigger bedrooms. 3 things I don't like: the step up in the dining room, the laundry room is wasted space and it's only 2 bedroom. I personally would make the laundry room another bedroom and put the laundry elsewhere.

    Agree, the raised floor in dining area is barrier in space and a tripping danger especially carrying food. Like the great room porch feel.

    The house has curb appeal. I'm not keen on the step-up dining area. That's an accident waiting to happen. I'd be inclined to make the bathrooms ensuites, and then use a bit of the enormous laundry room for a powder room. The big pantry cabinet in the kitchen compensates for the shortage of upper cabinets, and there's room for a small island if you feel you need more food prep area.

    Very attractive home. I would not have the dinning room on another plan. Easy to forget about it and trip while carrying things. I would not have glass in a bathroom door! Great mudroom. I would want a double sided fireplace between the living and dinningroom.

    I see so many possibilities for this house. When you have a log cabin, you think of it being in the mountains so a furnace & hot water tank could be put in the laundry room with a side-by-side washer/dryer. There's enough roof space that solar panels could be used so the battery storage would need a place to go. Being single, I would like the bedroom area to be a master suite with walk-in closet & master bath. I agree that the raised dining room area is a trip hazard that should be lowered to same as the rest of the house. Of course, triple pane windows is a must for cold climate winters. Otherwise, it's a beautiful house even as it is. Well done AVN.

    Love the entrance……..place to sit to remove your shoes or boots, lots of storage and a dream laundry room! Too many windows everywhere and I am missing the warmth of bookcases filled with adventure and knowledge! Happy New Year!

      I agree. I envision this home being on property either having a spectacular view or waterfront. It's a gorgeous home. I'd change a few things in the plans, but I also love it as is. My husband and I could make it work for us as is.

    I am planning a lake house in tall pines, have studied plans and watched videos to the tune of a couple hundred. I was finally designing one of my options with a bay window great room. That this emulates well. Still much to decide to maximize pulling both indoor and outdoor lifestyles together with maximum high to low panoramic sight lines.

    I’m confused on why the deck entrance closes to the kitchen has chairs and the entrance farther from the kitchen has a dining table? I agree as well that the raised area is a hazard.

    The design of this house is amazing! The exterior is incredible, with the cobblestones and the wood tones and roof color.
    The shape is so unique and eye-catching, and i love the front door! The inside is just as awesome,, especially the kitchen. Its just amazing. The big fireplace wall and the dining room nestled in between with the gorgeous tree mural on the wall. This is absolutely a dream house

    This design took some risks, I think. Some paid off like the overall aesthetic, the abundance of amazing views, and the kitchen. Sometimes the layout results in some confused spaces that can waste valuable space (i.e., the raised dining area and the entrance/storage/laundry/utility room). I respectfully suggest a) having a two-sided fireplace between the living and dining areas, b) making one of the baths into an ensuite, creating a master suite, and c) lower the dining area and preserve the wood flooring. I like out of the box thinking and you delivered!

    I keep coming back to this home plan because of the exterior. Every time I view the interior the big turn away is the raised dining floor that's right at the entry of the home, major brain skip on who did the interior.

    Absolute fantastic. That's a wonderful creation. The wallpapers are so beautiful and the interior is especially. Fireplace is a dream. Many guests can sit at the big table.     I had to think about this one a bit. Pros: spacious kitchen, larger bedrooms, large social areas, large windows, fireplace... Improves suggested: Kitchen: sink/counter covers a floor to ceiling door/window. Eh, move it back from the door/window and make it a bar, then its not obstructing the view and it can do double duty as a service area for those outside. Improves: dining area. I like the elevation change, but step down not up. Makes the space cozy. Get rid of checkerboard, make it wood or stone with radiant heat. Improves: laundry room mud room, add an island in the center. A folding area, put shoe storage, it can be used for multiple things. Not comfortable with placement in the house, but it works. Also put a toilet in there and shower. No streaking dirty thru the house. I love the window, natural light, add sheer curtains to add feel of privacy. Improves: with the bathroom added to mud room, close off the halls leading to bathrooms and bedrooms so each bedroom has an ensuite.

    It's a beautiful design, but I would like to use the large laundry room as an office/gaming space and find another smaller place for it.
    Also the sofa setup in the grand living room wastes a ton of space all around the edges, proper seating (even if custom required), would make that room feel easily 2x as large!

    Really like some of the features in this one, others not so great. LOVE the size of the laundry room and having it right off the entrance, which can double as a coat closet, along with having extra storage in there.
    Love the good size pantry cabinet in the kitchen. Although, that refrigerator is huge. I would have just a normal sized one and have more cabinet space.)
    But…Having the dining area raised up like that would be a huge safety hazard. Would get rid of the black and white tiling and put in something that is more cosy looking, in that area.
    I would get rid of the inefficient fireplace and put in an efficient wood stove. More heat, using less wood and with a flat top to the wood stove, you can cook on it. I would remove part of the couch area, put in a wall where I could put in an enclosed cabinet that is designed to hold your firewood.
    The other thing is, cabinet in the bathroom to store your towels and other bathroom necessities.

    Love this small home with a cabin/cottage feel. It would be perfect as a lakefront or mountain view home. I agree with the comments about removing one of the entry doors off the patio. It would be confusing as to which door for guests to use (and which door to answer). I would also add a guest 1/4th bathroom and make both bedrooms ensuite since there doesn't appear to be a primary bedroom. I suggest adding a gas fireplace with either rock or stone in each bedroom for my personal tastes since there are only two. I would also add a small bunk room if I were to use it as a lakefront or Mountain View home. I don't think I would like a laundry room right when you walk in through the front door. It doesn't seem like a practical place to put it (I do get that the design is more than likely combining a mud room/laundry). I suggest putting that somewhere near the bedrooms or off of the kitchen, along with a walk-in pantry (optional). I love the elevated dining room, but I know from experience that when floors are not level with one another, they are more susceptible to falls for young children and older adults, and they are harder to clean. But I would not turn this house down if it were offered to me :-)

      There is a lot to appreciate about this house. I see no practical purpose for an elevated dining room. It creates an interruption to the flow and increases fall risks. An obvious designer’s touch, which are often beautiful but impractical. So much can be done with 1,300 square feet of space.

      Yes, it's purely for design purposes. It's the same as sunken rooms. It's something other than what I would choose, but others would. It all comes down to personal tastes/preferences. But I love this house design, and I wouldn't say "no" if someone were to hand me the keys to it. I think the designer/architect did a great job in maximizing space and with design elements.

    An excellent plan, though I agree that the raised dining room floor is asking for trouble (and pointless?). And I dislike the bathrooms' tiling. Less is more in bathrooms.

    A very interesting house with some interesting ideas. I like the window over the sink, but would raise the sill to the top of the backsplash plus a few inches. The door to the patio from the kitchen is not needed when there is a door the other side of the peninsula. Eliminate that and run regular height cabinets all the way across and encompassing the breakfast bar. I would also remove the fixed window between the refrigerator and the cooker. Add in upper cabinets where wall height permits. That significantly improves storage.
    I agree with others, elominate the raised platform for the dining area. It is not needed.
    In the bedroom area, install regular swinging doors on bith bedrooms and make all the interior doors match. I would go for traditional 4 panel doors.

    I like the over all design. Like others I am not fan of the raised dining room floor.
    As a former HVAC tech I used to see the same major issue with architects and their designs. They never ever design in space for utilities. HVAC equipment, duct work, hot water heater, electrical panel, or a pressure tank if your in the country and need to have a well for water.

    Absolutely beautiful. Gorgeous from the outside and inside, although some comments are valid, regarding step to dining area, but keep the tiling. Laundry room is quite big and could be subdivided into a study in front towards the porch and 'hide' the laundry room behind it. Kitchen door to the outside unnecessary. But these are minor adjustments.

    What a beautiful home! Are those king or queen beds in the 2 bedrooms? Also since the mud room is so large, could a section be easily walled off to accommodate a very small office? I too would bring the dining are down to the same level of the home, or at least develop that area under the dining room into a storage area for holiday decorations.

    I like it. But I would swap the laundry room for where the dinning room is because of the window. I get its supposed to be a mud/coat room it just seems odd with that big beatiful window.

    Beautiful however very bad decisions with the angular interior creates an even smaller space but I do love tge stone/wood fusion very relaxing but like I said needs tweeked a little more for my taste x

    You didn't tesselate the stone texture, especially on the exterior and fireplace - that'd go a long way towards selling it. Otherwise looks good. You may want to look up a grass tutorial for whatever software you made this in. Does this even have ambient occlusion? Missing specular highlights on stone and some other textures like various woods. On the reality check side of things... you need way more cabinets in the kitchen - nobody can cook real meals with that little storage. Other than that, it's great. Good job. Oh, I used to do visualization at an architectural house.

    I love the raised dining room floor but I would incorporate on one end a handicap assessable entrance ..we do get old or break bones...
    I think whoever designed this house did a marvelous job intertwining sleek modern with that country cottage feel..I'm usually not into modern designs, I prefer a more cozy log cabin feel but every now and then one pops up that I truly love and this one is it..
