    Just a small correction. For tax purposes REIT income is not treated as a dividend. REIT income are not subject to DWT but REIT income should be included in your taxable income.

      Thanks for the correction. You are 100% right. That's why it's so beneficial in the TFSA. I must have confused it with normal dividend stocks. Thanks for adding value in the comments 💪🏻

      Thanks for your comment. I completely agree. Nothing beats the real deal. I think the main advantages are leverage and being able to buy below market value like you mentioned. Thanks for watching

      growth point If a lousy reit so is fairvest amd l2d the worst of them, supposed to owing high end malls which are highly profitable for owners

    Sorry, this comment isn't related to the video, but I wanted to make sure you saw it. Regarding TPN reports on properties, is anyone allowed to request a report on a potential property they're interested in buying, or do you have to be a registered agent or business? IF so, how much do these reports cost? Lastly, are you penalized in any way for these reports? For example, when people do credit inquiries on your name, it affects your credit score for the next 5 years. Thanks! Love your videos!

      Great question. Anyone can request a report, it cost about R38 per report. It does not affect anything to request these reports. So you are free to draw as many as you'd like.
      This is something I do on each and every property I make an offer on.

    when you find a new tenant, and they pay a deposit. Where does the cash go? do you have a bank account you have to manage?

      @louisreynhardt Wow that really helps me understand. But it still feels like the bank is making money off of you in a large way. Because you end up paying like R3m for a R1m property. Yes you get more cash flow now but doesn’t feel right. Following this method, will you be in debt forever until retirement?

    You mention owning REITS within a TFSA. As far as I know (happy to be corrected!), a TFSA doesn't allow you to pick individual stocks within it. So you would need to invest in a REIT ETF or REIT 'fund', etc, within your TFSA. Are you aware of any ETFs which invest exclusively in REITS? There are plenty of Property ETFs, but from my quick research they seem to hold both REIT and non-REIT listed property, whereas I'm looking for a REIT-only TFSA.

      Hi James,
      Thanks for your comment. You are 100% correct. Technically, you will only be able to buy these funds in your TFSA and not a Reit only. The funds will be your only option, unfortunately.

      So, for example, I had a look at the Fact Sheet for the 1Invest SA Property ETF that you mention in the video. It contains some REITS, but it also contains Fortressa and Atterbury Investment Holdings Ltd, which aren't actually REITS (i.e. they don't have 'REIT' status with SARS), meaning they pay income / corporations tax on the rental that they earn (i.e. aren't tax advantaged).

    Are the dividends for the REIT that you invest in paid per share or is it a fixed payment no matter how many shares you own?

      Yes its paid per share, so the mote shares you own the more you earn. What if come to notice is that the yields are different every quarter. It's just worth considering.

    will it be 20% tax on dividends no matter how much you make??

      Yes, with normal dividend stocks, that will be the case. A part I did not mention in the video is that income from REITs will be part of income, which means you pay income tax. But that's why you want to buy it in your TFSA
