    According to the local zoning laws you can't put a hotel in these residential neighborhoods. Yet these properties are being used as hotels. This seems pretty simple to me. Sue the city to obey the ordinances already in place.

    Hearing these Airbnb investors talk about "these poor families who just want to go to the beach" is so pathetic. As though they are offering a free manger to Mary & Joseph. They're in it for the money, plain and simple. They're in it to hold onto extra housing that could be sold or rented to a real resident.

    There's a reason why we we have zones for commercial hotels. neighborhoods/homes should not be short term rentals/hotels. Homes are homes and hotels are hotels.

    I’m in unincorporated SMCO, with a Half Moon Bay address. I have three on my block, with one next to me and one right across the street. I’ve put up with this for over four years. My quality of life is greatly diminished by these STRs and I miss having neighbors. I’m like the watch dog on my street and I hate having to monitor things and complain to the owners. They exceed the allowable number of days allowed by the ordinance.

    Pacifica should just ban the damned things. And Congress needs to pass a law whereby tax breaks for homeowners only apply to ONE house per family. If dude wants to live in Oakland and needs money, he could easily SELL his house in Pacifica to a stable family that won't be partying all night long and trashing the community.

    Alex, the STR owner, calling the neighbors who oppose short term rentals (STR) as being Xenophobic is just him trying to bully the neighbors into giving him what he wants.

    There's a shortage of housing in California. Allowing homeowners to turn their houses into "hotels" for tourists is irresponsible. From a zoning perspective, it's also a dumb idea -- hotels / guesthouses are not intended to be located within residential neighborhoods. It's a weird situation for permanent residents to have non-residents come & go in their neighborhood.

    Firstly, my husband and I rented for FIVE YEARS in Pacifica, and it took a couple of years for the neighbors to be "welcoming." It's not xenophobia; that's just how residents treat any new neighbor. Secondly, all these STR owners should think about finding long term renters because long term renters tend to treat their rentals as their home; not as a weekend party house. Granted, you may still have a bad tenant every so often but as the property owner, you have more recourse and less wear-and-tear to the property.

      Lived there in the 90s. It was amazing! Well before short term rentals. Such great neighbors.
      You get used to the fog and it’s sunny more often than most think.
      The waves! The hikes! The beaches!
      I left after a divorce. Kinda wish I had stayed and I love where I am. These whole street I’m front of the beach might make it another 15 years, more hopefully!

      It's quiet and cool when everybody around it is dying from heat. If it's not for pricey homes and erosion issue, I would live there.

    I would call the cops if they smoked on my property or stole my water. I have ring cameras for the BS. Not sure that the cops care in Pacifica. I would also sue the owner for a nuisance lawsuit. There are house rules in Airbnb for this exact issue.

    I can't imagine hotels where people check in by themselves and it's completely unattended. I'm sure these homeowners have had to deal with too much so someone else can make a buck.

    My friend just sold her house in Pacifica mainly because of the obnoxious bnb across the street.Police were called many times.Pacifica has no rules for owner occupation of abnb.The house was bought to make money and be an airbnb.

    Of course, the unruly are not wanted there, or anywhere for that matter. But the unruly's money is still green, and that overrides everything to these STR owners. How would these owners like it if these same unruly used their outside water, smoked outside their windows, and tried breaking into their homes? Oh yeah, owners don't have to worry about these things because they live out of town. Coincidental or convenient? What's your guess? I know mine.

    First of all, surprised anyone rents in Pacifica… secondly, they should deal with it like many other small towns I’ve visited (Tahoe, Mammoth Lakes, June Lake): they have zero tolerance for noise/parties! Police are called and the Airbnb reservation is immediately cancelled! These rules are repeatedly being broadcasted to the guests (host police, app messaging, and signs on the property).
    I think 1) Pacifica police should be playing an more active role 2) instead of banning ALL STRs, they should suspend STR licenses only for those rentals that violate noise ordinances for more than X times in, say, 6 or 12 month period.
    What about this solution?

    Nobody wants rentals in their neighborhood nevertheless a Airbnb which is the worse! Airbnb’s bring the wrong clientele and bring problems. Airbnb owners need to be more responsible instead of creating quick profits. Look at what happens to South Lake Tahoe with the Airbnb situation.

    Here is a solution. Call the police when they are being loud. then Sue the owner for being a nuisance another neighbor sues 2 weeks later another two weeks later. Sue for each instance. A lot of work, but do it and they will stop renting.

    Have a house, right across the street. Been here 35 years, until recently had 5 neighbors live there. Now? It's an AirBnB, so new neighbor we don't know some times 2 times a week.
    No parties, and a third of my other neighbors are cops... We'll see.

    They moved into an economically disadvantaged neighborhoods. It was a bad idea to build up along the shore like that to begin with. That type of development can't accomodate dense populations in the area.

      Except they don't. These are all "extra homes" that could be sold to people who need them. Instead, Airbnb lets them hoard all the housing. Then we're told "there's a housing shortage".

    I run an airbnb that was my home in a quiet residential neighborhood and I haven’t heard a complaint about party about noise about crime about messy or dirtiness for straight 8 years. It’s not because of the guests, it’s because of the owner and manager of airbnbs. You have to implement policies that you make sure your guests don’t bring nuisances to the neighborhood. My guests are here to work and they don’t trash, smoke or party around. Many short term rental management companies which they manage tens of thousands airbnbs, do you think they can manage to forbid party, forbid smoking, forbit pets, forbid nuisances? Ad always, corporate landlords are always the issues since they don’t manage well.

      The state is in a housing crises, every unhosted STR is one less home for a family. Plus, neighborhoods are for neighbors; every unhosted STR is just one more attempt to gut a neighborhood of its character. Finally, those people that are "forced" to live elsewhere but want to keep their house in Pacifica have the option of making it a long-term rental, thus helping solve the housing shortage. But I guess there's less money in that and that really is the bottom line: it's all about the money.

      @@garysstu STRs from individual hosts are mostly not for other families. they are for host’s personal families. they aren’t be available for anyone else no matter what. the corporate str companies are hosting in such a pervasive and disturbing manner and they are the issues.     I lived in pacifica for 30 years i dknt care where u live not locking your door is always stupid.
    As far as air bnb, short term rentals ext maybe it will convince people to mlve else where where the taxes aren't stupid and the city council isn't run by real estate companies.
    Pacifica like most bay area california places just isnt worth it. Retire here and just fine your self leaving in 20 years or less now as your fixed income will never keep up.

    im a great air bnb person! i try not to be loud especially nighttime. i never notice any major complaints honestly. i go visit every other week and pacifica doesnt draw partiers. it draws walkers and families . well … hope it works out eventually.

    you should be allowed to do whatever you want with your house, as long as it doesn't affect neighbors .. if the does .. then fine them. Also, these the same people who fight against property building.

      Transient occupancy is not an allowed use for residential property. That's commercial use. You agree to these terms when you buy this kind of property. If you have any doubts, just ask your home insurance if they cover your property if you're using it as a full-time hotel. They'll set you straight.

      People in an unhosted STR contribute less to the local economy than having that house occupied long-term (by renters or owner). According to one of the major companies that facilities this type of business, the average STR in Pacifica is occupied 30% of the time. A long-term occupant means it is occupied almost all of the time. Every unhosted STR represents a loss of money to the city.
      FYI: most owners of unhosted STRs that don't live in Pacifica actually live in cities where unhosted STRs are illegal.
