  • I'm so excited to have this one closed and so is my buyer! This home had a lot of surprises along the way and the process was very stressful for all! My buyers actually found me here on my channel, and suggested that this story would make a great video, so here it is! All the pitfalls to buying lakefront..So many things to mention and I didn't even get to all of them, but my buyers are thrilled to own a spot on Table Rock Lake with the boat dock right behind the house! We got through all the hurdles, all the phone calls and sleepless nights. Thanks to all who made this a successful closing!

    On these lake front and rural properties it is always a good idea to get, "what they call out here in CA", an A.L.T.A. survey. Which is basically a surveyor's map showing the property boundary, easements, utilities and encroachments within 10' of the property line. I have only had to do three of them with our surveyor, one commercial and two residential properties. We also had one whopper project which was solved at the county level. The ACOE maps are usually pretty vague, as they are trying to depict a larger area, it really takes a surveyor to see what the elevation of the land is to determine if the property is in a flood zone or not. You did a terrific job, navigating all of the issues it can be a nightmare.

      You are right Paul! This was such a nightmare because anyone with any authority could not or would not answer our questions. The surveyor is the ultimate "go to" in a situation like this. 👍 Thanks so much for all your comments!

    What happened to 106 oak wood dr , did inspection fail, or buyer issues???

      Hi, so the buyer brought his wife back for a second showing and she had not seen the house yet..inspection items were taken care, I think they just changed their mind.
