As a chinese,pollution of indoor furniture is quite a usual big problem, so we always do not choose the newest apartments. The owner always Leave apartment vacant for more than one year,some of them rent out.
The landlord don't discriminate foreigners. 1, Because 80% Covid-19 case are foreigners entrance to China from abroad that's why more and more landlord refuse to renting their house to foreigners recently. 2, because the communicate and language barrier, the landlord prefer rent to local tenants. Solution tips: 1. Tell the agents or landlord, you have being stay in China since pandemic, not entrance recently from abroad. 2. Talk to you employer and landlord, the rent pay from your employer directly and your employer deduct from you salary.
This has been happening before covid though David.I live in China too and I earn a lot plus I had a,letter from other landlords to say I am a good tenant.Here for five years.They do say no to foreigners based on us being foreigners and they will tell you straight to your face.
David Zan, you cannot enter China without quarantine and negative Covid tests, so I don't understand why those people (landlords or anyone else) are still so scared of "foreigners having the virus". It's simply delusional. And Yes, it's turning into discrimination already. My friend who's recently lived in China was telling me that people wouldn't even step into the elevator when they saw a foreigner inside and people at work who didn't wear a mask while communicating each other, would suddenly put a mask when she entered the room (even though she lived in China for years and stayed there during the whole pandemic). That's just weird and super prejudicial. My suggestion to anyone would be to rent the apartment from Ziroom app. You don't need independent agents and landlords, they're complicated. Open app, click and rent, that's it.

For some reason it's true because many foreigners don't live cleanliness like them and language barrier is the big issue plus most of the tenant wants people who'll live for long.

For example, I am currently an ordinary engineer working in Shanghai, with an annual income of about 3 million rupees, and so are most technicians in Shanghai.
In Japan, some landlords refuse to rent to foreigners because they claim that foreigners are a flight risk meaning some foreigners have been known to fly back to their home country without paying the rent. So they lost trust and unfortunately due to the actions of a few bad behaving foreigners, other foreigners have had to suffer too. Maybe that's a possible reason why they're reluctant to rent to foreigners. Also, Covid might be another reason. They assume foreigners may bring Covid whcih is stupid because the China is very strict when it comes to hotel quarantine. Also, they require a negative Covid test at the end of the 2 weeks quarantine, so just because someone is a foreigner doesn't necessarily mean they have Covid
In China you pay all the upcoming months rent prior, so to leave the country without paying the rent is not even possible. When you first rent a place, you usually pay at least 3 months rent + 1 month deposit (bond), so 4 months together, and then every single month beforehand.
As a landlord in Shanghai I have to say that some foreigners mess up the place they rent very well! They are Alcoholics and they leave condoms in the sofa, that’s the reputation
The problem with Lianjia is that they mainly serve domestic customers. You'd try some small agency with extensive knowledge of costomers from abroad, and they'll serve as better connection and communication with local landlords.

Shanghai is an international city with “international” price, and it is therefore not representative for the rest of China. Shall you move away to China’s 3-4 tier cities the rental costs will be much lower but so are the average salary. Being said there is no 120 RMB per month rental property in China, not even a cave.
