Walang construction update sa developer’s website, especially 5 years nang nagbabayad (pre-selling) ng downpayment. Siguro tama po kayo, kapag nakuha na ang commission, iiwanan ka na. Very frustrating talaga. Mabuti pa dito sa SMDC. May mga vloggers at marami kang matutuhan. Pati iyong procedure of accounts makikita mo online. Ito na lang SMDC ang palagi kong pinapanuod. In house financing means si developer ang magpapaloan sa iyo ng funds to buy the property or direct sell kung tawagin, usually mataas ang interest na patong compare sa bank financing. Bank financing si banko ang magbabayad ng loan for you, meaning kay banko ka magkakaroon ng utang, advantage ay lower interest rate in comparison sa in-house financing..cons ay pwede nilang i-appraise yung property ng mas mababa sa selling price or TCP, pag ganun ang nangyari youare subject maglabas ng upront cost to cover the TCP - appraise value ni bank.

But according sa developer, i can only see the actual unit upon turnover na (meaning after i paid the equity) in the mean time, ang model unit lang ang pinakita sa akin NOT the actual unit. Hi po, saving up for a condo downpayment, i can get the downpayment in cash in 15 months. Tanong ko lang po opinion nyo sa green residences Next to DLSU, sa tingin mo po tataas value nya or yung rent nya kahit students yung target market? I’m a big fan, thank you po in advance 🙂
I think there still room for price appreciation since its a prime location. Sayang nga lang hindi mo inabutan un pre-selling nya dati. But I am confident na price and rentals will still go up even ang market are students 🙂
