I’m going through the same situation now. I live in an duplex and just because my neighbor recked there apartment the landlord asked me to leave so he can do upgrades that have nothing to do with my apartment. He never went up on the rent during the housing market rise now I think he wants his share now.

This is happening nationwide as it's the " loophole" the corp investors as blackrock are doing so they can jack up the rent double or triple what they are paying,as it's starting with those that were on the moritorium getting state, fed money to pay landlords, and they are going after section 8,affordable housing,as using renovation as a excuse,in some cases making no repairs, just cosmetic,as internation investors also from china,Canada are involved.

They are not just renovating those apts, they're renovating the whole neighborhood. They are going burn it all down and put up condos and townhouses, then jacking up the price and probably throw in an HOA on top.

They are definitely doing that in many low income residences around America. Memphis is one of those places. They are kicking people out, tearing down the blight and building up luxury homes, condos, and areas the people who originally lived there could never afford. Everything in the housing spectrum of America has definitely become about the almighty dollar these days, that’s for sure. My prayers are for the less fortunate.

Remember, these apartment property managers are owned by real estate investment firms. They take your rents and package together with other properties and turned into REIT securities, which are then traded back and forth with other investment firms like trading cards. The properties themselves are traded like cards with other real estate firms, which is why you see the management changing often on many of these apartments. They don't care about the renters, if you think about it.. it's like modern day legalized indentured servitude.

If the tenants don't like the service, they are free to find other places to live, just like people shop for doctors, dentists, car repair shops, restaurants, etc. You don't like it? There are other options. Stop accepting managers and owners who allegedly "don't care about renters" and find those who do. Plenty of them.

My 200 unit apartment complex in south Florida was sold for $10 when the LIHTC program it was under expired. That's right, ten US dollars. My neighbor was a retired construction superintendent & knew how to find all the documents for our complex. It turns out, the original owner only wanted it as a tax offset to his high dollar rentals. When the credit ended, he sold it to a peer. The new guy immediately began remodeling. 2019 rent 1 BR $600, 2022 1 BR $1562. The new owners have a right to renovate and reestablish the the property to attract tenants that will participate in caring for the facility and community. They cannot collect rent from inhabitable units, therefore they have to start from scratch. Being poor is not the problem with these tenants, the problem is the previous owners and current tenants did not maintain their community, so now these people are going to be displaced. It's sad but it's one of the drawbacks of renting. If you read your lease carefully the tenant has very few rights. Landlords can legally terminate leases whenever they want for whatever they want. The best thing you can do for yourself is try to keep money set aside if this ever happens - hard to do when you're on gov't assistance or low income but it's an absolute must these days. This property has a lot of problems aside from the poor building conditions. Gentrification is necessary - gunfire during a tv interview is indicative of the bigger problem. I'm sure these residents won't be able to afford to return when the construction is finished. Unfortunately this is going to push more people into homelessness. But it's also an opportunity to find better and do better for their families.

And they probably paid hundreds of thousands of dollars a year in maintenance it doesn't end up keep that never actually went to the property it's always a cash grab in these public housing situations . All these types of public housing situations do is ends up subsidizing the rich and the powerful who are the people who are hired to administrate public housing the money never goes back to the properties that's why these people end up living in squalor not because the city did not pay for the maintenance and that keep up the property because they hire people who are in their pocket who benefit from the maintenance contracts .

And if these apartments were in such bad repair which the tenants were the ones who probably notified the authorities of the repairs needed you'd be happy to move . Unfortunately evicting everyone as a new owner and starting over is the only way to remove the crime element and change the downhill direction of a building. The worst harm we do to low income people is housing everyone together. It should be a mixed income building. Doing this can change the course of a person's life. I know to be true because I have done it.

This is a class based system. People, even you, need to feel Superior to someone or it becomes communism. The master degreed person feels superior to the bachelor degreed person, the taller person feels superior to the shorter person etc. The system is built this way and some of us are lucky to get out of it if we were ever in it. A lot of these people wish their situations were slightly better but how elitist is it for the rest of us to say that their way of life should be better.

It does not need to be mix income so they can bring others and tear up the nice areas and burbs too! That's exactly what they have done! You want a change how about being held accountable! Stop having illegitimate kids, stop being single baby mommas by keeping ya legs closed, getting a job, speaking proper English, stop walking around with a darn bonnet on out side, have some self respect. let's start there first! Now you can let them live next door to you and we will see how that works out lol.

@@theoracle6881 I TOTALLY agree but they still need a community to live. The communities where they reside all seem to be pushing them out and they have no where to go. They have to live somewhere and the, "keep your legs closed" statement isn't realistic. Uneducated people usually aren't working and a young person's hormones are raging because we were put here to procreate/populate the Earth. Ghetto people have no distractions because they don't have careers or hope so nature takes over. I had a stable household with educated parents who made sure I went to proper schools and instilled certain values in me that were passed down from their parents and I passed them to mine. All women ovulate, so all of us are equally hot at that time of month BUT educated females have a distraction, (ie careers and goals) so we have a tendency to not have time to procreate so we have less time on our hands to screw & not have the energy. We also avoid pregnancy more by contraception to avoid it goals not being met. Same with men. WHITE women want careers so they are having less children so that's why the conservative movement is attacking abortion and being gay because they need WHITE females to be child bearers again and stop this career foolishness because they are losing their majority Uneducated Black and Latino females are the ones procreating the most. BUT I agree with how you feel but we don't invest in everyone's future here in America because we thrive on superiority even you. Research Finland's education system and see how they make schools equal by making sure all kids are viable to society which means less crime and homelessness.

The News needs to do research over the last 6 years, the property has been passed between the hands of a group of investors (same group, not different groups). With the management company before MGM, Yellowstone Group LLC, on the first day of them taking over the property in February of 2020 started giving eviction notices for non-payment to those that were current of their rent, which they continued to do for over a year. MGM proceeded to do the same thing, they never checked tenant files to verify that rent was paid. Under Yellowstone Group LLC they proceeded to move it their own people and refuse to do any repairs to any other units. It is under owner 2019 Forest at Columbia and that management they let the property decline into the state it is today, including not repairing or even properly fencing off a building that was caught fire in August of 2021 and not addressing the increased crime rate (went up 100% in 2 years). Check code enforcement records, there are multiple complaints about the building having not fence around it and unresolved black mold, flooding, raw sewage issues and the playground has never been safe for the children, including large holds in the grounds around it and flooding of the playground itself. They kept collecting rent, even gave increases, and added a water bill, but the water was consistently turned off, for sometimes 5-7 hours at a time. They continued to harass tenants until May of this year, where MGM Management came in, I doubt it is a new owner because they have repeatedly told this lie before, but the paperwork on the county and state levels doesn't lie. Please follow Dekalb County Tax records and the Secretary of State paperwork for the owners of the property, which I believe is still part of the investment group that took over the property in 2015. There was a wave of tenants living the property, once the worst of covid and the school ended, because of the deception, harassment, rudeness of the management, and safety issues. More shootouts and fights than every before. Yes, the rent is cheap at Forest at Columbia, due to some tenants being there for decades with no rent increase until recently, so they will need housing counselors to help them get into a new resident. I am a former tenant, that saw the writing on the wall with all the deception, they lied about fixing the mold in my unit, but I have proof they didn't; and they never responded to any of the complaints I filed against them with HUD, BBB, Consumer Affairs, etc. I believe it was their plan for 2 years to get rid of all the tenants, which is why they did so much harassment and did not upkeep the property. I also believe this was their plan because they refused to work any agency, outside of section 8, that provides rental assistance because multiple families have been evicted due to no response from the management to communicate about the rent as required by the programs. Again, I don't believe that they have a new owner, if anything they passed the property into someone else on their team, that could get the job done faster. The tenants that are still at Forest at Columbia need help for the city to assist them in finding housing, which isn't a so easy with this current housing market.
