I'm pretty much a minimalist. When I got here to Chaing Mai I booked a room at the Smith Residence near Chiang Mai Gate, as the Old City is my preferred area. I have been here a month and just signed a 3 month lease. For those of us who live simply, Chiang Mai is extremely affordable. My rent is 9000 baht, water came to 250 (the minimum charge) and electricity was 1200 (approximately). So for a studio, or more a glorified hotel room with everything anyone needs in a popular area you can get by comfortably for around 325 USD for it all. I may get a "better" condo eventually, but I have no issues with where I'm at. Laundry downstairs for 50 baht a kilo, free internet, pool, gym, and a little restaurant downstairs (of course, being in the Old City I always go out to eat). Let's face it, though, we are the luckiest people in the world to be able to live in such a beautiful place with the nicest people and best food in the world! Sorry for the rant, but every day I have to pinch myself to make sure I'm not dreaming!

You 2 are the BOMB. I love the nitty-gritty details you include in many of your videos ... like the AC fan screen-thingy that Joy found for your new condo. My husband (Thai, but naturalized and living here with me) and I are gearing up for retirement (6 mo here (Oregon), 6 mo there (location TBD)) and we very much feel that your videos are in sync with many of our goals. He wants to spend time with his aging mom is in BKK, and we have some friends who moved from CM to Jomtien, I lived in CM back in 2011-2012 and loved it, so we are often challenged by the choices (currently, leaning toward living in CM and maybe being "smoke birds" to Jomtien). Your videos are always authentic, and informative with very helpful resources/links to help guide and inspire. THANK YOU so much for your work.
BTW - you found a slice of heaven with that condo. I hope it feeds your souls for the long-term. I'd love to see a follow-up sometime in the future (a year out or so).

The Thailand Utube vlogospere is so, so, greatly enhanced by your contribution and straight forward easy to understand and put in to action once on the ground information. The last time I rented in Thailand was over 10 years ago whilst working there and I made most or all good decisions but in hindsight it felt like the process was in braile. Heed the advice you get here!
Giving a commission to agents who find people to rent for a period of 1 year in Thailand. If it's a condo that has a relatively high rental price, they usually only give 1-2 months' commission, but if the price isn't high, they might give 2-3 months. But some brokers may increase the price themselves. The renter's price may be negotiated down. Then increase the rental price with the prospective renter because sometimes the price will be negotiated. to eat the difference in commission again
You can hire a laundromat for your clothes at a generally cheap price. Or there are automatic laundry machines that provide services at an affordable price as well. And there are a lot of them. Some condos may have automatic laundry machines within the condo for an affordable price. 😊

Great infographics, great information and a perfect overall presentation. Probably the most thorough tips I’ve seen for what to look for when looking for a place to stay. One of the first things I did in our new place is run and mount 8 powerstrips lol. We’ve been shopping this weekend for new things for our new condo and now I’m regretting not filming any of it. Congratulations on your first condo. Loved your video and I appreciate your great info. I'm planning on moving to Thailand next summer after I sell my house. I'm debating on where to live. I love the idea of Chaing Mai because of the laid back vibe. However, I've been to Bangkok and love the city and Krabi because of the tropical vibe. It's all so overwhelming at times. Anyway, just wanted to say thanks for all the great information.

Thanks, James. I started visiting my daughter who moved here eight years ago. Then I met Joy in 2022 and then started coming half the year off and on.I'd say it was a total in-country time of about 3 months to feel comfortable and in my own skin here.

Welcome to the neighborhood!! I live in the Astra condo right next to you (renting here for 8 years). Imho - probably the best all round location to live in Chiang Mai.
$700 USD a month for nice place like yours is great. Especially because living spaces in Thailand are furnished. Times have changed for Southern CA regarding renting condos in nice areas. It's no longer $2500 to rent a condo in a good neighborhood; that's more of a price for a studio. I left San Diego last year because renting a condo in decent areas were averaging around $3400. Good luck finding one for that price if it's near the beach. Even 1 bedroom apartments were costing nearly as much. Imperial Beach is considered a bad area and apartments there were averaging near $3000.
Wow! Costs going up in California. Nice to be paying Thailand prices. It is funny that several viewers complained only rich people could afford my condo. I guess it is all relative to where you come from.

Nice video. I said before I’m in northern bkk , 25 mins from central Sukhumvit.. 50 sq m. Owner Thai. Helpful and kind . No issues . renewed in April for further year at same price of 10,000b , pay government rate for electricity & water . Wifi 300b, phone 250b wifi .. Things that need repair are done by technician from juristic office. All is good so far ! Have good pool & gym too .. Good luck in your condo 🙏
Hi Randy, another great informative video,your condo is fantastic and as well as the park view I certainly like the idea of not having to use transport in the evening,and also certainly agree with the hard mattress scenario,iam currently following perfect homes although Abit of a tease as I'm not ready yet. You have given a great idea of monthly expense and also I have just managed to order Picardin mosquito repellent from Amazon in the UK, ready for my trip to Chiang Mai at the end of October. Hi Randy and Joy. Nice upmarket apartment , congrats. I used to go for a walk in the park you're looking down on. It has a great running track and exercise machines. Good location ,close to the Night Bazaar, you can walk to the old town too . The Shangri La hotel has a great cake shop near you but even better ,walk to the French Partiserre L'Opera for the best croissants in the world. Plus near you on the River Nakara Jardin, for Crepe Suzette.. 😉👍

From the time I said "we will take it," there were 3 days for the owner to do the lease and then for me to pay the deposit, and we had the keys the next day. So four days for us. My son just signed a lease on a condo in Bangkok and his was 2-3 days he told me. There are no background checks and all that stuff they do in the US.
Where in SoCal are you from? My daughter lives in San Diego. She pays 1800 for 2 bedrooms near Mission Beach. Is it safe for 58-year-old women to live alone in Thailand? I can still speak thai and read some. I left Thailand 1975 and am always concerned about safety.
Hi, nice condo man👍 some good tips to. Also if an agent runs more than 5 condo's in a building they can only ask for 1 months deposit. That aircon over the TV is not a good idea, water comes out just before it needs to be cleaned.
Never heard that about a deposit. Why would it matter if the agent has more than 5 units represented? It is still about protection for the individual condo owner right?

I rented a real nice condo in Kathu for 30,000 baht for November through March. I was lucky & only had to pay 1 months security deposit. Zoey found it for me & told me I was paying high season prices but, its a really nice place. She even found me a scooter to rent. She's a real treasure & helps me out a lot. I'll be selling my house in Michigan & moving there within the next couple of years.
I have not been looking at Thailand as a retirement but my brother is and he suggested I look so that's how I stumbled across your video. I must tell you it seems quite incredible. My partner and I would be traveling with a very small indoor dog. I didn't see any mention about anything like that and I'm wondering what are the restrictions regarding bringing one pet? I can't answer Qs on transportation on airlines but re hotels and condos there are often restrictions on pets, so you need to plan ahead. If you are here long term, best solution is to rent a house instead, which actually costs no more than a condo often, and those owners are more open to pets.

Hi Natalie, thanks for your nice comments. Koh Samui is nice and I've also been to the smaller neighboring island, Koh Phangan. Quite a bit different than Chiang Mai as Samui is a more spread out island and CM is inland in the north. You just have to spend time in each and see what feels good to you. Hiring home help if very common in Thailand although limited if you need someone who speaks a lot of English. Many people have someone come to cook and clean and I suppose child care could be done as well with the right person. Very inexpensive and a great way to raise your child bilingual in Thai.
I live in a townhome on the outskirts of Bangkok metro. Most of the time I only turn on the fan and lights. Including a washing machine My electricity bill is about 180 baht per month, water bill is about 60-80 baht, which is very cheap.
Great place, and was good to see you again ! That's living large, but why not if you can. It's still half what I pay and have to deal with the unpredictable landlord nextdoor. You might want to get an extra backup fan, and a pink one at that. 🤙😎

In all of the Vlogs that I follow about Thailand, the rent is usually quoted much lower. Of course that is in Jomtien and Cha An and Hua Hin and vicinity. You can get a nice place for a cheap price, yes. But they are usually quite small. Most of the condos the YTs brag about low rents with are studios. Or they are bigger but quite old. So mine was the best of both and a great view and neighborhood. So gotta pay. Plus the cheaper places often go so fast they are gone in a day or two. Less competition for the more expensive places.
@@RetiredGlobalLife besides the larger than normal space, plus the higher you go up, so does the price, then add in the awesome glass walls, Corner unit and double lanai with VIEWS ! Don't forget the sauna and,steamroom. As it's said in real estate, location, location, location ! Shoots, throw in another $50 for a in home massage each week. How big is the bldg complex ?

I'm debating on where to live. I love the idea of Chaing Mai because of the laid back vibe. However, I've been to Bangkok and love the city and Krabi because of the tropical vibe. It's all so overwhelming at times.

Thanks, James. I started visiting my daughter who moved here eight years ago. Then I met Joy in 2022 and then started coming half the year off and on.I'd say it was a total in-country time of about 3 months to feel comfortable and in my own skin here.

I am fortunate to have spent a fair bit of time in CM I really enjoy it there and looking to maybe retire long time in the next few years. I think you should pop and visit the Cafe De Sot one of my fave places for coffee there I am sure you and your partner will enjoy the ambiance there keep up the good work :) For a good meal and a laugh Annies is top notch too oh Joy is a Joy too!

$700 USD a month for nice place like yours is great. Especially because living spaces in Thailand are furnished. Times have changed for Southern CA regarding renting condos in nice areas. It's no longer $2500 to rent a condo in a good neighborhood; that's more of a price for a studio. I left San Diego last year because renting a condo in decent areas were averaging around $3400. Good luck finding one for that price if it's near the beach. Even 1 bedroom apartments were costing nearly as much. Imperial Beach is considered a bad area and apartments there were averaging near $3000.
Wow! Costs going up in California. Nice to be paying Thailand prices. It is funny that several viewers complained only rich people could afford my condo. I guess it is all relative to where you come from.

Nice video. I said before I’m in northern bkk , 25 mins from central Sukhumvit.. 50 sq m. Owner Thai. Helpful and kind . No issues . renewed in April for further year at same price of 10,000b , pay government rate for electricity & water . Wifi 300b, phone 250b wifi .. Things that need repair are done by technician from juristic office. All is good so far ! Have good pool & gym too .. Good luck in your condo 🙏

Hi Randy, another great informative video,your condo is fantastic and as well as the park view I certainly like the idea of not having to use transport in the evening,and also certainly agree with the hard mattress scenario,iam currently following perfect homes although Abit of a tease as I'm not ready yet. You have given a great idea of monthly expense and also I have just managed to order Picardin mosquito repellent from Amazon in the UK, ready for my trip to Chiang Mai at the end of October. I hope I can be as happy as you are there. Don't know how you avoided the Pink fan.😂

Good location ,close to the Night Bazaar, you can walk to the old town too . The Shangri La hotel has a great cake shop near you but even better ,walk to the French Partiserre L'Opera for the best croissants in the world. Plus near you on the River Nakara Jardin, for Crepe Suzette.. 😉👍
I'm a big fan of L'Opera and have been going there for years so it was a nice bonus to move so close to it. Thanks for your advice on the others!

From the time I said "we will take it," there were 3 days for the owner to do the lease and then for me to pay the deposit, and we had the keys the next day. So four days for us. My son just signed a lease on a condo in Bangkok and his was 2-3 days he told me. There are no background checks and all that stuff they do in the US.

Where in SoCal are you from? My daughter lives in San Diego. She pays 1800 for 2 bedrooms near Mission Beach. Is it safe for 58-year-old women to live alone in Thailand? I can still speak thai and read some. I left Thailand 1975 and am always concerned about safety.
Hi, nice condo man👍 some good tips to. Also if an agent runs more than 5 condo's in a building they can only ask for 1 months deposit. That aircon over the TV is not a good idea, water comes out just before it needs to be cleaned.
Never heard that about a deposit. Why would it matter if the agent has more than 5 units represented? It is still about protection for the individual condo owner right?

This is the upper price range for condos in Chiang Mai. The Nimman area is similarly priced but busier.

I rented a real nice condo in Kathu for 30,000 baht for November through March. I was lucky & only had to pay 1 months security deposit. Zoey found it for me & told me I was paying high season prices but, its a really nice place. She even found me a scooter to rent. She's a real treasure & helps me out a lot. I'll be selling my house in Michigan & moving there within the next couple of years.

I have not been looking at Thailand as a retirement but my brother is and he suggested I look so that's how I stumbled across your video. I must tell you it seems quite incredible. My partner and I would be traveling with a very small indoor dog. I didn't see any mention about anything like that and I'm wondering what are the restrictions regarding bringing one pet? Thank you and can't wait to watch the rest of your vlogs
I can't answer Qs on transportation on airlines but re hotels and condos there are often restrictions on pets, so you need to plan ahead. If you are here long term, best solution is to rent a house instead, which actually costs no more than a condo often, and those owners are more open to pets.

Hi Natalie, thanks for your nice comments. Koh Samui is nice and I've also been to the smaller neighboring island, Koh Phangan. Quite a bit different than Chiang Mai as Samui is a more spread out island and CM is inland in the north. You just have to spend time in each and see what feels good to you. Hiring home help if very common in Thailand although limited if you need someone who speaks a lot of English. Many people have someone come to cook and clean and I suppose child care could be done as well with the right person. Very inexpensive and a great way to raise your child bilingual in Thai.

I live in a townhome on the outskirts of Bangkok metro. Most of the time I only turn on the fan and lights. Including a washing machine My electricity bill is about 180 baht per month, water bill is about 60-80 baht, which is very cheap.

Thank you very much for your comprehensive coverage of renting in Thailand. My only question is regarding the rent price. In all of the Vlogs that I follow about Thailand, the rent is usually quoted much lower. Of course that is in Jomtien and Cha An and Hua Hin and vicinity. Is there some sort of surprise addition I need watch for?? I am referring to a 40 - 50 Sq.Mtr, 1 bed condo @ 13000 to 17000 B per mo. A really nice video as always. Once more, Thank You very much..
You can get a nice place for a cheap price, yes. But they are usually quite small. Most of the condos the YTs brag about low rents with are studios. Or they are bigger but quite old. So mine was the best of both and a great view and neighborhood. So gotta pay. Plus the cheaper places often go so fast they are gone in a day or two. Less competition for the more expensive places.
@@RetiredGlobalLife besides the larger than normal space, plus the higher you go up, so does the price, then add in the awesome glass walls, Corner unit and double lanai with VIEWS ! Don't forget the sauna and,steamroom. As it's said in real estate, location, location, location ! Shoots, throw in another $50 for a in home massage each week.

There are plenty of places at less than half my rent. I went high end. You'd call my area the Night Bazaar region I suppose, and to the south of it.
