    I worked at a privately owned KOA blowing leaves and working the front desk scheduling/checking folks in, working the retail store. It was fun :) Good luck!!!

    I'd just keep that $80k a year job and buy a permanent camping space. Enjoy your weekends there, and not turn your recreation into a job.

    4:10 you'd be crazy not to borrow money to purchase a property worth $13million for only $5million. You could turn right around and sell it, pay it off and pocket $8million.

    As a resort owner, I can tell you the fastest way to get to a $ One Million dollar net worth owning a campground is starting with $ Two Million dollars.

    Dave Ramsey is consistent.
    Do not go into debt even to start a dream business.
    Instead wait until you have the cash and while you are waiting learn about your dream business.

    Best idea is to work for a campground learning every aspect of it, saving money along the way. Learn & earn without putting your neck out.

    Don't let them quash the dream. It is likely as viable a business as most others. Doing something you're interested in makes it less like work.
    I like Dave's advice in going to work managing a campground first. I've had rental home all my adult life, and there is a lot of advantages about a campground over conventional rental properties. Evictions and tenant damage are among the biggest. You won't have any of these problems. However the campground will probably be seasonal, so you need to prepare for that, and perhaps that will work into your lifestyle. Don't give up the dream. There is a lot of advantages and upsides of being in business for yourself than working "just a job", and you're young enough to recover if necessary.

    I want to farm, so I kept looking for the right deal. This fall, I found an overgrown five acre u pick blueberry farm and arranged to pay $100 per month then more as a percentage of the profit next summer. I figure even if it makes $0, it was cheap business education! But we probably will make *some* money.
    The fact that we're only in a few hundred bucks is a lot of consolation when the whole place unexpectedly floods, halting work for a few weeks.

    Summary: Do a detailed business plan, overestimate the work and risks, underestimate the profit. Most people are too optimistic when business planning. It's always more work and less profit than you expect.

      Depends on the campground. In my home town, there's a riverside campground that has great nature views, tons of trees, but no space for a stage to set up, and not enough tourist traffic to justify one. The campground is mostly used by hunters, fishers, birdwatchers, and grandparents using the R/V to visit from out of town. Not exactly a concert crowd.

    Often......a power company will " pay " for the installation for electricity up to each pad. After that......its your expense. Its about money for the electric company ! If you never ask.......you will never know. Check before starting. Depends on codes in your area too. This is a major help in paying for electricity !

    Now days most campgrounds are full of homeless. Charge a lot if you want to actually get traditional campers.

    Go work at a type of business your interested in to find out if this is something you like .🙌 Get educated on what your interested in and get payed. Not getting knowledge in a business before you buy is like asking to fly an airline with not instructions.

    Yeah I can camp for free in a lot of areas. I love to camp. Not exactly sure how profitable this business model is. Which unfortunately can matter if you don't have a lot of money. A lot of people I know that camp do it because it can be a relatively cheap hobby.

    The big C(I don't know you RUclips banned that word), did not shutdown camping.
    It seems Dave doesn't know what a campground is.
    The guy seems like he done his homework, and knows how much it costs to buy, and how much it costs to run.
    This is not the same thing as buying a building.
    You can have a campground without utilities.

      Depends on where you were, maybe. We had campgrounds blocking out every other campsite.
      So not a total shutdown but a significant loss of revenue

    Owning a campground is not what this guy thinks...after one year he will hate his campground...his wife might leave him...these businesses tend to be multi-generational...electrical, plumbing and insurance will eat you alive...you hire kids to do the "work", you do the business end, finance & accounting, it isn't fun...a lot of impossible hard work...a lot of campgrounds are a hair's breathe from bankruptcy.

      @@19derrick77 I have been in business all my life. Owning a campground is 24/7. It can be for many people a lifestyle. You can't find somebody stupid enough to loan you money on a campground. It is kind of a golfer owning a golf course.
