Two different business models. They're a landlord because they want passive income. Hosting a vacation rental is not passive.

@@notrohan6808 one month of rent plus deposit and all of the furniture. Sure you can get used furniture and a one or two bedroom, but you are still looking at least $5000 to start
As one who works in property maintenance for multifamily housing, please don't do this. With apartments, it's typically against your lease agreement, and if you do so, you will often deal with an eviction, and I'll do way more repairs in the units.

Lolz, if it was that easy and straightforward it would take the landlord 2 months to figure out the gig and do it himself. There is a ton of risk and labor involved here.

Maybe you're missing the point, the landlord would rather get steady income without doing any work, than put in effort to make 20% extra.
The things that are easy to do are also easy NOT to do.... Jim Rohn. The landlords may not be ready for the day to day activities that comes with it. Moreso, it's about plugging yourself into the supply chain.
It's nice to be a middle man, but it's nicer to be the owner and having the middle man doing all the work for you while you sit back and relax and watch the profits reek in
the only big thing to look out for when doing this is if you can't find an immediate renter, you will end up paying the place for a bit.
Usually the biggest concern for Airbnb arbitrage to know if the market they want to invest has strict regulation such as Australia so market research is the key.

Ask Airbnb hosts how this plan is working out right now. Because there's a TON of Airbnb hosts crying their fuckin eyes out they can't afford their properties anymore now that people aren't paying the lease/mortgage now people aren't using Airbnb. This attitude is why Airbnb went from cheaper and more convenient than a hotel, to more expensive, with a SHIT ton of added fees. No thanks. I'll stick with a hotel.

You can easily charge $1000 over the base price if you offer a furnished unit, I know corporate housing companies that have the most insane margins and rent $1600 units for over $3K. If you’re able to save up to rent a decent place and pay to furnish/clean it you can make decent money I’m sure. Especially in cities with big companies that intern a lot of students over the Summer.

In this business for about 4 years now. He isn’t lying. However it has slowed down and is a bit difficult due to the cleaning fees turning away the customer base and legislation

This only applies to this US. In the UK, it's illegal to sublet a property.

airbnb times are kind of ending. it used to be cool. now you get charged 500$ cleaning fees and then you have to clean it, do the dishes, take out the garbage and build the chicken coup.
If these tips are true, then there is no way this guy makes more money off RUclips shorts than implementing these ideas for himself and keeping them secret so he could get rich without everyone else trying them.
