Having moved to the Gulf Coast from northern NM (elevation 8,000 ft., harsh winters), winter has become my favorite season. Winter is a beautiful comfortable summer. Summer is crazy humid, but I believe in living year-round in a state. If the snowturds would leave us alone, winter would be perfect.

The snowturds have homes and they pay taxes on them, but if they weren't living there as fair-weather interlopers, committed year-round Floridians would. be. The *tourist economy* thrives on visitors, not fair- weather residents. Why do people parrot myths without actually delving deep and thinking them through? Visitors welcomed; snowturds not.

It depends. The smaller the tract of land, the higher the price goes so no, you can’t really take a quarter acre lot and multiply it by 4 to get an acre price for that area, if just doesn’t really work that way. Sometimes it may put you in the ballpark but other locations you may be way off snd high, so it just really depends. The larger the tract of land tho typically the lower the per acre price is. So, while you may be around $10k for a one acre lot somewhere, if you found a 10 acre lot in the same immediate area then it maybe half the price of the one acre lot, and if you went to a 20 acre lot then it’s possible to be cut in half again. This is one reason why you sometimes see folks buy larger tracts in nice areas and subdivide it into smaller tracts cause they can make a bigger return on their investment without making a single improvement to the actual land. Hopefully this makes sense to ya and helps you a little bit.
