  • How much does it cost to open a small bar in Thailand 4K
    In this series of videos, I show you how much you how much it cost to buy or setup a small bar in Thailand's Pattaya area. As well as show you a bar that is up for sale, a number of empty bars available in Rompho market Jomtien Pattaya and how much they cost. In upcoming videos I'll show you what's involved in setting up a bar and kitchen, and what is required to do so.

    Best bar concept I ever witnessed and used it daily for many years. Serve yourself ice cold glasses provided from fridge as you walk in serve your self ice cold bottled beer then pay for each beer as you drink it. This bar has been in Pattaya many years opposite Soi Lenki corner of the junction near Soi pothole. Its full all day long from early morning. It runs with two members of staff no bar girls and the large bottles of beer are cheaper than you can buy a small bottle in any bar in Pattaya. Must be the cheapest bar to run great value for money if you can get a seat. Certainly works this brilliant idea that's loved by its customers.

      In koh Kood there is this bar where you just write down what you took and leave the money in a box. One day the Thai owner went fishing and I was the only one there with his dog.

    Good video - always believe a bar is a lot more work than most people envisage. I'm a QS and an ameteur in Thailand, but even I can see how the costs soon add up and I always take my hat off to guys who open a bar.

    Interesting video mate , good to see other Aussies around , i been there since 2006 , I’ve seen a lot since then , boom times when you couldn’t find a bar space under a mil baht for a toilet sized room , to ghost town through covid . Wish you the best of luck , No people 120k per year leasing the bar , to own it would be around 20 mill or more they wouldn’t even sell the land , and a westerner cant own land without a Thai partner having a greater share in the land or business .

    Setting up a bar in an area full of closed bars seems nonsensical to me. Obviously the area is not popular.
    Plus the customer needs something to look at, such as the sea, or a busy road.
    Not just another bar across a quiet soi. Do a moonlight flit and put your bar stuff in secret storage. Let the tilack have the empty bar and bills. Go home and return when the screaming has died down.

    Good video. I remember when all the bars were taken. The land changed hands then covid happened so less than half the bars were left. Looks like it's starting to pick up now there. See a few new good looking bars now.

    Thanks for sharing, interest topic for many. Good luck with it, I will pop in some time soon. Rompho looks like a tough gig when I walk through there with the missus to the BBQ. Very quiet area. It doesn't help when the landowners set such a high price for the empty units but I understand from their POV it is better to get a load of money up front than a few months rent when the keys are likely to be tossed back to them. That being said, bars with good hosts that are properly run can build up a following and overcome not being in a prime spot. The problem you have then is how you handle people wanting to buy you drinks all day :)

    Before the lockdown the Rompo bar complex was rumored to be shut down for some larger project, I think shopping center. Guess that's not happening now?

      They are walk in but they hit you up for the existing contents of the bar. No key money just rent.

    You have to pay also 1000 US$ per month to the police and I don't know how much to the mafia as well. The owner of the Walking Street bar told me he had paid for 8 different mafia organizations but his friend didn't pay anything because he paid every month to the Thai army colonel 1200 US$ and his soldier sit down every night in front of the bar with other security guys and no mafia or police never came in at all.

      😂😂I’ve owned 3 bars in Thailand, if you’ve been paying $1000+ per month then they saw you coming. You’ve been mugged off. $50 max per month I ever paid

      @@KingXRP007 This was a go-go bar on the Walking Street Pattaya and not a beer bar in Surin or Udon Thani at all and I hardly believe an owner of the go-go bar would pay 50 $ to corrupt Thai Police only. 🙃

    thanks for sharing. so i'm guessing you have additional monthly costs on top of your rent ie electric, water, staff wages, and any other incidentals and thats before you sell your first beer, so best of luck and hope you can make a go of things and start recouping some of your outlay, cheers

      Hi Dean I pay security and the police I also have cameras and an alarm. I scroll the cameras all the time, I've never seen anyone near the bar when it's closed.

    Do you think ‘ all you can drink’ concept would work in pattaya?
    Wherein customers pay 300-500b or so for 1 hour and they can drink as much beer as they want? With very attractive girls on offer.
    I was planning to open such bar in treetown or soi 6 area.
    I’ve already appointed a lawyer for paperwork
    I’ll be coming pattaya this week for the same.
    Suggestions will be appreciated

      Hi Calvin, yes I did, my condo was right across from the gym, I'd be doing a voice over for a video then music would start blasting or weights would start banging and I'd have to start again or wait until the noise stopped.     Great video , do you see it as a sustainable venture in the quite season or is it a type of business where you have to make as much as you can in the high season and then survival mode in the quite - if you know what I mean . Keep up the videos

      Hi Greg, low season is fine so far and sustainable. The bar is growing already and our Aussie pub food is becoming a bit of a hit. I'm working to a business plan and so far we are ahead of schedule. When we started we had the capacity to seat 24 people we've already had to increase that to 32, and are adding a further seating for 8 more In the next week. So far so good and more to come in the months to follow. All going to plan we should recoup my outlay and start making a decent profit within a year. Getting time to make videos is the difficult thing.

    Curious if these bars were open before covid ? Suprised owners let them fall apart. Good Farangs like you help stimulate the economy & give jobs back to the locals. Many people wouldnt take the risk opening a bar there now

    He forgot the “hurt money” cost… the money it costs you when your Thai partner finally gets exposed for her real intentions… Yep that cost is the biggest one to pay opening a bar in Pattaya…. Number 1 rule, never ever share any business with anyone if you don’t have to… being risk adverse when it comes to the 3 L’s seems to be forgotten once checking through airport …. 🙏🤔😏

      There is not a big outlay to start with, I wont be telling anyone how much i will or expect to make. But i will recoup my money in one year.

    Package deals are available in Pattaya. I met a lady in Pattaya who offered to marry me, if I bought a bar in Burrian for her. I declined her offer.

      Early days yet, but we are on track and going to plan. I'll leave it at that for now. I won't be doing a video about that. All I will say is I should recoup my outlay and be running at a profit with 12 months.

      Maybe retirement visa. If so you have to have quite a bit of cash in a thai bank. Or just come and go. 30 days then leave. Some do the cambodia border run to exit thailand. But it cost like $100 USD to enter cambodia.

    Every bar around has something fiddling , stealing and cheating! That's inclusive in what you pay for the bar! Don't ever say It doesn't happen in my bar ! It's endemic here in Thailand.

      yes it does happen, But not everyone in thailand is a thief or prostitute, That's a pretty narrow minded view. But having said that if you walk around with your eyes closed you deserve what you get.

    During my 20's which was the 90's I was bar hopping in Thailand. Like everyone then i was getting on the piss bar hopping and spending like no tomorrow. Sadly now the younger generation don't drink alcohol much and are so health conscious and don't spend nearly as much as mine did. I hope you make a buck but the younger generation are weak and pathetic.

      Hi David, foot traffic varys, but we are the busiest bar at the back of Rompho by far. We are doing well.
