This teared me up. Been going through a lot of "not good enough moments" and I've got to remind myself everyday that I can do wonders and that I'm the best at what I do which I rarely compliment myself. I agree with you that it is enthusiasm that sells and not the actual product and to be able to transmit that same enthusiasm is what makes the deal done. I'm 20 and currently joining as property advisor in the local real estate agent in my city. I'm a new member less than a month but I find difficulty to get listing and sometimes fear comes when I cold call my prospects. But this video really resonates to me and give me a chill and new spirit to do more to reach my dream. Your grandma is in mequon? I delivered auto parts in mequon and partially grew up a mile sw of mequons county line road in a 52 building development called north meadows, has a diff name now, off of 91st and browndeer rd.
Interesting architectural thing about north meadows development was that although it was a low income housing development of 52 buildings of 10units each building... is that each of the ten individual privately owned condos per building, although narrow and kinda cheap, were ingeniously designed, not as compact onefloor or twofloor units but rather as six-level front-to-back basement-to-roof slices of the building. So each unit had a front door and backdoor and then eight rooms on six levels spaced a half level apart.
Just a stunningly beautiful design all in a narrow cheap low income housing project.
Just amazing.
Ive long thought that an upscale version of those designs would be great.

So to sum it up: charisma + 46k/year highschool tuition=profits. I'm certainly minimizing his success but let's not pretend he was moving to New York as a rags to riches story. Homeboy worked his nuts off and had an amazing parachute if it didn't work. If he was from Fort Wayne Indiana I'd be impressed.
$46,000 tuition plus probably another $18,000 a year in room and board, $50,000 a year private schools before that and a built in client base of rich friends and parent's rich friends and rich parents and somehow was able to get put onto a national real estate TV show in his first year as a salesperson. If you couldn't do big sales with all that then you should be ashamed. The Internet is full of these born on 3rd base guys that are selling their motivational stuff to desperate people that think they will end up like them, it's honestly getting tiring.
