Question regarding new houses built in the last 25 years or so: Have the insulation materials and procedures been upgraded ? That is are they less hot, less humid, less cold than before ? What about other older houses ? Do people renovate like they they do in exemple the US or Canada, meaning they strip walls, put in more effective insulation and redo the interiors after ? Thanks.
My impression is that not much has changed over the last 25 years in how Brazilian construct houses. Most houses in Brazil still have no insulation in the walls or roof. The walls usually consist of hollow clay bricks with concrete pillars and joists to give the house structural strength. They then put a layer of cement on both sides of the wall instead of cladding or plaster boards. There are a few new houses which are built like American houses with wooden or metal structures and insulation but it is still pretty rare.
The house is nice but as you stated the negatives I was thinking about landslides as well. For a new build and the position of the house.. worrisome… I know that it’s difficult to find instant gratification but nonetheless, great content… keep up the good work… who knows we might be able to find something using your search results.
I fully agree with all your pros and cons. I was very impressed when you first come in and the backyard but after it's rather disappointing. I wouldn't even take the trouble of hiring an engineer because no one is perfect and what if he says it'll be fine but he's wrong ? The possible consequences are too hellish. Plus the future house construction noise and disappearance of sun and privacy ? No way. The concrete walls could have gravepines all along and if they wouldn't grow for different reasons I'd put artificial greenery and the concrete wall problem is gone. It would be well-worth it. But I really like the one-floor plan. That initially looked like a great find ! You rock ! Thanks !
Looks quite small when you mention the total built area (did you say 170 or is it 70, feels more like the latter). Houses seem to be quite expensive in the South, ouch! Same price as São Paulo? I'd rather get something used cheaper or even build it myself.
its pretty silly that the buyer has to purchase an entire kitchen and then the fireplace, finish the bathrooms, and a front fence and garage door. i mean this is going to add thousands and thousands of dollars. it won't be 158000 it will be 180000 by the time your done.
From previous videos here, the fencing, garage doors, kitchen and bathroom things not being installed are prevalent in BZ, that is the buyer of new houses has to get them himself. Based on what NI said, the fireplace though was a surprise .

I seriously doubt the house is 1800 sq ft. It's way too small for that number. Did they count the outside patio as part of that figure ?
1800 sq ft includes the garage. But there is a chance that the measurement is wrong, I got it from the estate agent but did not check it.

You are right that buying an older house or building it yourself will be cheaper.

Very true, the cost will be a lot higher once you have added a kitchen, garage door etc. I personally do not think this house is worth the price.
