    It’s essentially a one bedroom apartment sitting over an extended garage. This could very well be the future starter home for a single person or a couple. The problem is that rich people would by them up and turn them into Air B&B’s and rentals.

      Yep, this is my current problem. My house budget is $150k, but I'm competing with investors who want to screw people like me over by buying up all the starter homes and force us into renting for the rest of our lives.

      @@gladitsnotme There are plenty of homes in several markets of the US where you can get a home for 150k... Where do you live? Inflation has been insane the past few years, but the housing market seems to be correcting itself everyday now with prices decreasing and listing times increasing exponentially. Hopefully you have 150k or more in the bank so you can avoid current interest rates. If your looking for a home in San Diego or NYC then God help you.

    I love this. I wish more homes like this were built. Not everyone wants or needs a 4000 sqft McMansion that costs $700k.

    This is the exact plan I've been considering.. trying to convince my wife to sell our house and let me build this on some land I own out right now .. all the reasons you stated are what I've been telling her .. love that someone else is as crazy as me ..

      My only concern with this plan would be that the only way to get into the residence is to climb outdoor stairs. That fine in a southern climate but you want want to be climb frozen snowy stairs in the winter if you can avoid it.

      @@onetrueninjabear4408 I saw that too, maybe this design would be good with a staircase in the garage either circular to save more space or just normal. being in the garage would fix frozen stairs because of the Heating in the winter

    It would be great to see "expansions" on this plan. Some people had ideas in comments, but I would love to see it as a 3 car garage basically adding 1/3 extra both above and below (2 larger bedrooms, 2 bed, 1 1/2 bath etc) but still keeping the shared slab & roof concept. Thanks!

    Or you could skip the garage and park in a carport and use the downstairs for more living space. The only thing that bothers me about putting solar on that roof is if you are looking to use those big windows for passive solar heat gain in the winter, the roof would be facing north when it should face south.

      @Mason Young Living room should face the best view. Also, consideration for passive solar heat gain. So you'd have to pick a piece of land that has the best view in the direction you'll get the best passive solar from.

    Love this design!! the balcony makes it feel bigger than it is and you could easily make the garage whatever you want!! ex. mancave, sheshed, gym or workshop! 💯

    I have semi-detached garage and I was thinking of remodeling and putting a master bedroom on top of it adding square footage to my home. This is close to what I was looking for!

    I think a better concept for this build is to extend the patio and lose the garage. Just make the bottom portion into a mirror of the upstairs and the patio acts as a car port. This allows to add accent pieces on the bottom with slot lighting and a place to hide the trashcans.

      Good idea. Some could build with garage, but prep concrete for future living quarters expansion for when financially capable.

      I'm looking at a similar floorplan and was considering keeping about half that as garage space underneath but using the other half for additional living space. An enclosed garage is essential.

    That is exactly the size of the master bathroom I want to build! Seriously though it's gorgeous, I wonder how well it would scale up. I love open floor plans and bright cheery spaces with copious amounts of windows. Even if it doesn't scale up well it would be a nice design for a rental to put on small piece of property across from the main house.

    I've often thought of a living area over a garage, but stairs would have to be inside. A two car garage with a loft overhead over one side would also allow me to have parking and a workshop down stairs. And the extra height over half the garage would allow taller vehicles.

      You could add a small lean-to roof, or even fully enclose, those outdoor stairs quite easily and inexpensively.

      I would certainly want the stairs inside in a cold climate. I'm not too worried about taking up space in the garage given that there will be storage space below.

    Love this concept , viable option as garage needed for Minnesota winters ! Affordable DYI with help ! Floor plan is great , option to improvise to suite own needs / I would go an extra 150 sq ft for a first level bedroom etc and modify a living room up above and cut the dining area some but it’s doable too at 650 sq ft ! We all have our preferences so tweak it to benefit your style !❤. Excellent idea !

      I live in an area with and 850 sq ft lane home limit so I like this idea. I'd add all that sq footage to the bedroom/living room, bring the staircase inside so you have added wall dimensions without impacting sq ft, and this would leave some extra sq ft area on the garage level to potentially build out as living space after inspections.

    Love this plan so much! This is what we're looking for for an area that cannot have the living on the main floor due to flood zones. Affordable, efficient and stylish!

      For flood area, could skip the enclosed garage and just have house on stilts and park under it. No flood damage except to vehicle. If flooding is not too high, could build a loft underneath for extra storage that hangs from top level versus held up from bottom.

    Love this plan add 4ft to the left of garage door for a row of storage shelves and a little more space inside. Then add 4ftx2ft more to the deck and it would be perfect.

    Great design and would love to have it. My only concern would be living anywhere cold and having to go outside to get to the garage. A possible way to put a cover over the stairs would make it a great house for the Northern part of the US states

    Also, I would recommend building it with SIPs. Virtually no lumber waste, a perfectly insulated shell, 2 day build, and by virtue of the walls and roof being SIP, no need for additional cost for labor installing exterior sheathing and insulation.

      @@dlareglobas3679 It's a Structural Insulated Panel. Instead of building a house's exterior walls and roofing out of lumber, SIPs use rigid foam sandwiched between two sheets of OSB to make a continuous insulated barrier between the outside and inside. They are manufactured in a factory, and the panels ship to the site all numbered and precut (doors and windows too) and a small crew with a crane can put the wall and roof panels together in a couple days.

    I built something very similar to this on my property in Captain Cook, HI. I call mine the "Bungalow" and its 528sqft, its actually the perfect size for me. I'm now in the main house (1200sqft) and rent out the bungalow. The garage bungalow did not cost much more to up another level as you stated in you video.

      FYI; just to clarify, my home design is verry different from the post, its only similar due to the face that I have a separate garage with suite above. this design would not do well in Hawaii, it rains a lot there and the sun is heavy during the day, thus at lease 3' over hang for your eves is a must, not to mention a very large lanai is also a must :)

    Very nice. But not for the crazy weather states. For those, I would extend the exterior wall another 5ft to enclose the staircase, and move the laundry down to the garage level. Also, looking at the deck...I would extend it out another car length and enclose the exterior entry door/stairway. lastly, a retractable awning would be nice above the sliding glass doors.

    Barring a huge family, who in the world needs bigger than this beautiful small home? Well done. I LOVE my own cute 1,080 sq foot home. Much easier to maintain, clean, insure, and pay taxes on. Plus money left over for your own solar and well.

    This could easily be the first phase in a 2 or 3 phase build. If planned well, this could be a single structural module or bay, and you add on more modules as expansion becomes practical or possible.

      @@teach1644 not really. if your that worried, don't build it in an area where it snows lots or add a heating element underneath the stairs so they are safe. similar to a modern car and the heating mechanism. fairly simply and it shouldn't cost as much as you'd think

    I just finished designing a version of this style of home. I need storage, more than anything, so I designed the new home with a large (2300 s.f.) garage with an 100 s.f., 2 bedroom, 2 bath over, with internal stairs and a garage space for the folks that I rent the upstairs to. I get my shop and storage area and a rental suite to boot. I am a designer by trade, so it has been fun creating something for myself for a change.

      @@Jkaravokiros This one is in Canada, where building prices are significantly higher than most areas of the US. It is also in a very cold climate, so additional footing and foundation costs will be necessary. The build will likely be over $300K by the time it is finished.

    There's a similar home design called the Bozeman by Zip Kit Homes that has the stairs on the inside..perfect in my opinion, but they only currently build in groups of ten or more.

    We need more houses like this . People should make houses just as they need so more land can used for growing trees making the use of precious soil as well as minimizing use of ACs and lessening Global warming.
    Growing trees around these houses will increase its beauty as well as the temperature will be regulated naturally.
    These types of houses are dream houses

      Everyone alive on Earth will be in the ground before ANY life altering climate change affects humans in a dramatic way… so get over it and stop with the bleeding heart bullshit. If you’re concerned about people not even alive right now then you don’t know what a REAL problem is. Try living on the street for a year and eating food out of a dump, or talk with someone diagnosed with cancer… those are real problems.

    For this design, is there an internal stair approach to the upper? Can that be made? I’m looking for a plan 2 plus 2 about 1,100 to 1,200? Do you have that?

    Just found out my waterfront cottage rebuild has to be 4.5' above grade for 'flood protection'. Looking like this would fit the bill nicely, I figure go another 3.5' and have a full garage, heck ya!

    I like it. A thought is to leave the outside staircase the way it is to bring big items in but add a spiral staircase inside the garage being in a cold winter zone and just easier access if raining. Plus you have two exit points.

    it is interesting you posted this now, as I had just arrived at the conclusion that a carriage house makes the most sense and best use of materials for a cottage I want to build in northern Maine. very efficient designs.
