I think the answer is that the landlord needs to give 30 days notice to the tenant if the tenant has lived in the property for less than a year and 60 days if the tenant has lived there for more than a year? What about one year exactly? Do the same notices apply for rent increases after the lease ends? Thanks!
The tenant doesn't have to leave without notice from the landlord, the lease continues on monthly. More than a year = 60 day notice. 12 month lease means 30 day notice given on month 11. Generally speaking 30 days for rent increases, but there are exceptions.
Might be a dumb question but What is the purpose of parties initialing the bottom of the pages? Is it just acknowledgment of the page or is it considered “signing and agreeing to the terms” of that page?
Good question. It's an acknowledgement of each page. In theory, the last page could be signed, but there is no proof that each page was presented and/or whether a page was altered.
I'm renting a house out that I own ... I found this C.A.R. RLMM form online. Can I use it and the other forms for me & my renter? I'm not a real estate agent.
If you fill it out it will serve its purpose. The person that made it available is violating the use agreement by sharing it online with unauthorized users.
