      ~My owner pays $300 a month mortgage but charges 2000 dollars a month. Is this considered fair.

    LET'S THINK "EVIL" TO UNDERSTAND THE PLAN.1- ALL LAWS AND REGULATION ARE WRITTEN TO DESTROY THE INDUSTRY OF small landlords. 2-ONCE THE BIG CORPORATIONS ARE IN CHARGE, THEN THE LAWS WILL CHANGE TO PROTECT THE BIG LANDLORDS. 3- AS OF 2024 THE COMPETITION TO THE BIG CORPORATIONS ARE THE small landlords, these are the ones who offer AFFORDABLE HOUSING. ONCE BIG CORPORATION ARE IN CHARGE EVERY RENT WILL BE MARKET RENT. POLITICIAN ARE USING TENANTS TO DESTROY the small landlords, THEN CORPORATIONS WILL CONTROL THE TENANTS. Tell me that I'm wrong.

    Rent control mixed with section 8 = high crime . And in a state where crime is rarely punished that means property values go down, quality of life suffers.
    DO NOT VOTE IN FAVOR OF RENT CONTROL .
    Renters already have tons of legal advantages over landlords.

    So, if landlords serve a 3 days notice to pay or 30 days to quit notice on section 8 tenants, does that mean that landlords will lose an extra month of collecting rent in addition to the months lost while evicting the tenants?

      At the very least that’s how much they loose. It’s very likely higher because I think the landlord needs to pay the tenants an extra month, crazy huh.

    Towards the end, someone asked about adding a charge for water. What I did for the first time on my current tenant is that as part of my ad and the addendum, since it's an owner-occupied duplex, I put in that if the tenant has a washer and dryer (professionally) installed, there will be an additional $50 per month fee that will go towards the water bill. This is easier with just one rental.

      If it's an additional fee just to increase the rent, the court will see right through that.

    I am just realizing Ca law are FU... you wonder why they have high real estate prices... Your adding addition cost to the purchasers & paying attorneys just to read the law...im trying to sell a 3 plex my dad has owned for 40 years .will add up to 30k and pay the renters to vacate to sell... buyers want vacancy

    We live at apartment complex the manager is charging me for water again. Then he overcharged me for rent too. That's rent gouging. These guys are full of bs.

    Doesn't putting the triplex in a LLC to have less than four units, trigger a Tax Reassessment incurring raising property tax?
