watching presello house tours are so therapeutic,, all my worries go away for a while. It makes me feel like the rich cool young tita that’s deciding on which house to buy loll,, maybe in the future. Ngl I would probably not watch house tours if it wasn’t for ate Julia, Her charm and the way she talks is so professional but not intimidating and ofc Kuya John (The cameraman/s) the angles and smooth transitions are just perfect, I’ve watched other house tours but nothing beats the best !! pls keep up the good work ^^
I’ve seen this on another channel and I was thinking “if Julia did this house tour, she will make it more engaging and fun. This place is a stone's throw away from my house so I just want you to know that if you're super rich with a taste for the gourmet and ended up buying this house, don't worry about where to shop for provisions because there's a Rustans and a newly renovated Shopwise not too far from this village. They'll have you covered. LOL.
May similarities sa bahay ni Slater, but it has its own character. Presello is a happy pill before another start of the work week.
It's a bachelor's pad for me...... A place where I can relax during the weekends..... Not ideal for a family (personal opinion)..... 😊😊😊

yeah, but you can always turn to whatever you want it to be nmn if ever u will purchase it, i mean if i will buy this i will turn the koi pond to a kiddie pool and turn the theather room to a real bedroom and so on and so forth para maging family house/mansion tlga 🥰

Ganda! Mejo nakulangan lang ako sa rooms. I mean technically you can only use 3 rooms. 2 in the main house and 1 tiny guest room. Ang ganda ng movie room kakahinayang to convert it into a regular room. Id say pang bachelor type ang bahay na to. Anyway ang ganda! Maka taya na nga sa lotto. 🤣

this is an almost perfect house already but I wonder why they went for a genset rather than solar being that this is labeled as a smart home. The roof is perfect for solar installation, trees aren't close to the property, more quiet and eco-friendly than a gas powered genset (not to mention that with the current gas prices, that is going to cause some headaches). But then again, the owners can just do it after they purchase the house.
anyways...really REALLY lovely house. it's amazing how this didn't went beyond 80M.

Battery prices are still on the roof. A normal 10kWh battery adds a whopping 100k pesos on your bill of materials. Also the battery has an average lifespan of only 10 years. Not mentioning the fact that a 10kWh battery will extend the return of investment of your solar power system from 2-3 years to 4-5 years (not a pretty good idea if you are after for energy savings). If you are after the energy reliability, money wise, gen set is still the best option.

Just the aircon unit which is visible in the facade is a clue that this house isnt that well thought of. Good architects will make sure that thing is hidden from sight and not in front sticking out like a sore thumb.

I always love to watch house tours from different youtube channels, that I know in myself I couldn't afford (for now at least). It lights up my mood, makes me feel motivated to work harder and strive high, so that one day I can experience living in a house like those houses that I've watched. For now I'll just keep on watching videos like this and I'll make sure that someday, I will have my own dream house.

I noticed in most houses in the Philippines, their front yard is taking the space that is supposedly a side walk for pedestrian.
In this one, the house may have been located inside an exclusive subdivision or village where only few pedestrians are roaming. Considering that every residents in here were rich, let’s assume they never walk and only drive lol.
how is it supposed to be a pavement for people to walk on if they own that certain front yard??? the lot owner has the right to keep their share of land, donate it or sell it to the government
@@-...................- because it’s a Law. A lot of Filipinos doesn’t know, recognize or just doesn’t care, that you have to provide space for pedestrian. The National building code provide these guidelines, you cannot build anything at least 2 meters from your property line. Given this property’s modern design and its location, the architect and the owner should know better.
@@One_Cebu we had a fair share of pavement issues, donated 10x4m of our yard for the road and the government still wants us to donate another 2 metres of our yard. it's the law but a lot of people doesnt follow, why? because it's sometimes absurd similar to what happened to us.
especially in a narrow, walled up street, even if they've given an issue to wreck down their walls to give 1.5-2metres the people wont comply. another example is the 14x3m empty lot near the nat'l highway owned by a lawyer politician, if they give 14x2 or 14x1.5, they'll be left with a 14x1.5 m lot or less. it would be better if they just sell it or completely donate it but still insist on keeping it.

It's really too bad that they placed 4 air conditioning units in front of the house (one of them on the roof above the main entrance), and not tucked away on the sides or rear of the house. They look tacky. At the very least, maybe hide them behind/inside some sort of breathable enclosures. Otherwise, the house looks good.

If one room will have 4 AC units and more units will be around the rest of the house, having central air would be more energy efficient.

Layout seems nice but so many things executed badly.
I mean as early as that front door for example, why was it designed that way, it's like the digital door lock was added as an afterthought.
Outdoor AC unit can be seen through the glass as well at the top like why?
Also, what with all those furniture of clashing styles? Made the house like a forest.
Also, those LED strips in the wall, are diffusers meant to be added there? If not, that looks so badly done.
Also that indoor AC unit in the guest house, why is it positioned like that?
Seriously, is 76 million just not enough to avoid little things like these?

A great house tour with Julia as always. However, it would have been more engaging if there was even an actual room set up and not just with preset ones for some purpose. Lovely to see Julia again and you did a great job!
I like the foyer. Welcoming and big. The basketweave lights and powder room sink are nice touches. As a bachelor who hates clutter, bauhaus and minimalistic is right up my alley. One caveat, I would get rid of security cameras though inside the house.

A house like this where I live in California are multi million dollar homes. I’d sell my house and move back to the Philippines when the time comes.
