As form of restitution for all of the over 1,200 Freedmen's townships that were burned down and bombed, native Blacks or Freedmen should not have to look for loans or apply for any, when the federal money already belongs to us by federal birthright and it is what we are OWED. Freedmen's reparations and no more of our federal funding going to black people or mixed race who are not descendants of United states abolition and are not focused on prioritization of LINEAGE, Freedmen's historic preservation, or building new Freedmen's districts like how there are stupid and now pointless Chinatowns all over the place... Freedmen have unique federal claims here and not all "black success" is the same. Foreign background having blacks or mixed race with families from abroad do not have the same federal claims and entitlements and their families don't have the same issues to deal with. If this man is not one of the Freedmen then he is not one of my people and if he is one of the Freedmen then he possibly had financing help. What irks me is how our people are not trying to raise the money ourselves. Screw a loan, that could take decades to pay off!!! We have enough debt!! We need to raise our own money!
I like the way you are managing risk etc. I'm at a point in my life where I want to be the first to generate generational wealth for my family but I can't risk being leveraged to the nuts. I'm planning to build a single family home or possibly twin-homes 1 at a time every few years as I can cash flow them. My income is up and I've been saving for a while. I could generate $2200 a month as long term rentals, or $50k a season as short term rentals. Once I get to a stable $12k a month after tax income I'll quit my 8-5. Just keep going. Build a new one every few years.

I got a question... When the appraisal doesnt meet purchase price(selling for 300k but valued at 280k) and you say you need to make up the difference, how do you make up the difference? Like, do you add more things to the property to increase its appraisal, or do you literally come out of pocket $20k? That part confused me(im a new investor), would appreciate it if someone could explain. Thank you!

What was the zoning for the land that he purchased? I'm atempting to do the same thing and looking for land, but my issue is I can only find land for single family housing in/near a subdivision. I cannot find lots that can be used for duplexes. Should I look into commercial lots? I'm in the metro Atlanta area.

Before starting new construction, you should ascertain an APPRAISAL PER PLANS AND BLUEPRINTS to avoid appraisal issues.

In this scenario, the buyer would have to come up with the $20K out of pocket if the house doesn’t appraise for $300K.

Fiverr has cheap blueprints. It's more to it than just going on there and buying blueprints but it'll get you going in the right direction

What was the zoning for the land that he purchased? I'm atempting to do the same thing and looking for land, but my issue is I can only find land for single family housing in/near a subdivision. I cannot find lots that can be used for duplexes. Should I look into commercial lots? I'm in the metro Atlanta area.
